Under $350,000: entry-level areas, mostly attached homes
- Golden Lakes at $140,065 is the lowest value in the list, down 9.1% last year and up only 3.7% over five years. At that price expect mainly condos and villas.
- Palm Club Village ($190,250, down 5.2%) and Villages of Palm Beach Lakes ($262,102, down 5.0%) follow the same pattern of softer condo values.
- Northwood ($307,783) is flat for the year and up 31.6% over five.
- North Tamarind ($317,893) gained 3.0% last year and 49.7% over five years, one of the better runs at this price.
- Spencer Lakes ($330,133), Pinewood Park ($333,290) and Progressive North West ($334,103, down 9.2%) round out the group.
For buyers here, the building or the house's condition matters more than the neighborhood name. Read association budgets and reserve studies closely in the condo-heavy areas.
$350,000 to $500,000: the single-family middle
This is where most West Palm Beach house buyers end up, and the neighborhoods are tightly bunched on price.
- Northwood Pines ($347,983, up 44.6% over five years) and Northwood Hills Historic District ($355,088)
- Roosevelt Estates ($384,139) and Southwest ($403,924)
- Lake Mangonia ($415,382), up 7.3% last year
- Water Catchment Area ($416,603), the city's western area, down 2.2%
- Northwood Harbor ($420,820), up 8.0%
- Palm Beach Lakes ($425,055), Parker Ridge ($429,180) and Poinciana Park ($436,292, up 5.4%)
- North Shore ($458,987), Echo Lake ($474,825), River Walk ($481,476) and Vedado ($494,046)
The Northwood-area neighborhoods north of downtown show steady gains in both time frames. Because many homes here are older, plan for a 4-point inspection and wind mitigation report on most purchases.

$500,000 to $1 million: close to downtown and still moving
- Northwood Gardens ($547,093) rose 13.8% last year and 63.2% over five.
- Downtown ($605,509), around Clematis Street and the waterfront, gained 9.7% last year. Much of it is condos and townhomes near the Brightline station.
- Northwood Shores ($637,541) posted the biggest numbers in the data: up 29.1% in a year and 101.7% over five.
- Pineapple Park ($663,498) is up 17.4% for the year.
- Central Park ($762,515) is up 9.7%.
- Grandview Heights ($962,895), a historic district, is down 2.4% for the year but up 36.5% over five.
- Old Northwood ($963,553), another historic district, is up 85.9% over five years.
- Providencia Park ($976,330) and Pineapple Park - Ibis ($995,111) sit just under $1 million.
Over $1 million: the historic south end and the Intracoastal
Four neighborhoods in the data top $1 million, all south of downtown or near the water. Flamingo Park ($1,195,657) is a historic district with houses from the 1920s and 1930s, up 71.5% over five years. South Side ($1,396,944) jumped 25.4% last year and 94.2% over five. Prospect-Southland Park ($2,310,338) rose 18.3% last year. El Cid ($3,562,135), a historic district along Flagler Drive facing the Intracoastal and Palm Beach, gained 14.1% last year and 88.3% over five.
Historic district status protects the streetscape, which buyers here pay for, and it also means exterior changes need city review. Waterfront homes in El Cid and the south end should get a flood zone check, an elevation certificate and a flood insurance quote before you commit.
Trend numbers and carrying costs across the city
City-wide, all homes rose 2.4% last year and 33.4% over five years. Neighborhoods well above that five-year mark, such as Northwood Shores, South Side, El Cid, Prospect-Southland Park and Old Northwood, share two things: older single-family housing and short drives to downtown or the water. The areas below it, such as Golden Lakes and Villages of Palm Beach Lakes, are heavier in condos, which fell 4.3% citywide last year while single-family homes rose 2.0%.
Index numbers mix home types, so a neighborhood's figure can move because the mix of sales changed. I use them to narrow the map, then compare recent sales of the specific type of home a client wants.
Price is only the first number. In the historic districts, older roofs, original windows and old wiring can push insurance up or limit which carriers will quote, and permitted upgrades take longer. In the condo-heavy western areas, the association budget, reserve funding and any approved special assessment matter more than the purchase price. Downtown condos and townhomes often have higher monthly fees in exchange for staff, parking and newer construction.
Property taxes follow the purchase price, since the assessed value resets after a sale. A permanent resident can take the homestead exemption, worth up to $51,411 off assessed value in 2026, and because it is a fixed dollar amount it trims a larger share of the bill on a $400,000 house than on a $600,000 one. Seasonal owners get no exemption. I run these numbers for every neighborhood on a client's list before we tour, because they often reorder it.
Choosing between the north end, the south end and the west
Buyers who want older houses with character and can live with renovation work usually look at the Northwood neighborhoods or the historic districts south of downtown, depending on budget. Buyers who want newer construction and more space often look west in the city or compare against suburbs such as Royal Palm Beach ($488,691) or Wellington ($661,404). Seasonal buyers looking for a lock-and-leave unit tend to start downtown. If you send me your price range and what you want to walk to, I will match you to two or three neighborhoods and pull the recent sales for each.
