Living in Grandview Heights, West Palm Beach
Bungalows and small Mediterranean houses between downtown and Flamingo Park
Grandview Heights has a typical home value of $962,895 on Zillow's index, down 2.4% over the past year after a 36.5% rise over five years, which is about 2.4 times the West Palm Beach typical value. It is one of the city's oldest residential districts, a compact grid of bungalows and modest Spanish-style houses just south of downtown, and its one-year dip is the main thing that sets it apart from its neighbors right now.

Location and the houses you will find
Grandview Heights sits directly north of Flamingo Park, with Park Place as the shared edge, and close enough to downtown to walk or bike to Clematis Street and the surrounding blocks. It was listed on the National Register of Historic Places in 1999, with 268 buildings counted as historic.
The housing is older and smaller than in El Cid or much of Flamingo Park. Early Craftsman-style bungalows are the backbone, mixed with modest Mediterranean Revival houses and examples of Colonial Revival, Mission and American Foursquare design. The 1939 Armory building on Park Place, now the Armory Art Center, is the best-known landmark in the district. Lots are narrow, many houses have porches facing the street, and the scale is human: one or two stories, set close together.
Why the index dipped while neighbors climbed
Most of the city's older districts rose over the past year on Zillow's index. Flamingo Park gained 14.0%, Old Northwood 14.9% and El Cid 14.1%. Grandview Heights went the other way, down 2.4%. Its five-year gain of 36.5% is close to the citywide 33.4% and about half the pace of Flamingo Park's 71.5%.
I would not read too much into a single year. A district of a few hundred homes has only a handful of sales, and two or three unrenovated houses closing in the same quarter can pull the index down. What the numbers do suggest is that Grandview Heights has not run as far as its neighbors, and that sellers here have less room to push price than they did a few years ago. For a buyer, that can mean more negotiating room on houses that need work.
The gap is worth putting in dollars. A typical Grandview Heights home costs about $232,000 less than a typical Flamingo Park home a block or two south, on Zillow's numbers. Some of that reflects smaller houses and lots. Some of it may be timing.

What a bungalow purchase involves
Craftsman bungalows from this era were built with wood framing, raised floors and crawl spaces, which brings a different checklist from the concrete block houses common elsewhere in Florida:
- Termites and wood rot. Ask for the termite history and any treatment contracts. Have the inspector probe sills, porch columns and the framing under bathrooms.
- Foundation and crawl space. Piers can settle. Look under the house, and check for moisture and proper ventilation.
- Plumbing and drains. Original lines are common. A sewer scope costs little compared with the repair.
- Electrical. Older wiring and undersized panels come up often on 4-point inspections, which most carriers require for homes this age.
- Roof and openings. A wind mitigation report shows what the roof connections and window protection are worth on the premium.
Frame houses can be harder to insure than block houses, and some carriers price them higher. Get a real quote before your inspection period ends.
Design review and additions
Grandview Heights is a historic district, and the city generally reviews exterior changes visible from the street. Small bungalows on narrow lots are exactly where buyers want to add space, so this matters more here than in districts with larger houses. Second-story additions, rear wings, window replacement and new porches can all fall under review.
If you are buying a two-bedroom bungalow with plans to make it a four-bedroom house, confirm what is realistic before you are committed. Citywide, a four-bedroom is valued around $674,736 against $470,695 for a three-bedroom, so the payoff from added bedrooms is real, but only if the city approves the plan and the cost of building on a narrow lot makes sense.
Taxes, insurance and the full monthly cost
Your property tax will be based on what you pay, so a long-time owner's bill tells you little. For a primary residence, homestead in 2026 removes up to $51,411 of assessed value, and the Save Our Homes cap keeps future increases to 3% or CPI. A seasonal owner pays on the full assessed value, with a 10% cap on non-school levies.
Check the FEMA flood zone for the specific lot. Then add homeowners insurance, any flood policy, and a maintenance reserve for an older frame house to the mortgage payment. That full number is what you should compare against a newer house elsewhere in the city. Zillow's figures here come from its home value index; Census figures on the city come from the American Community Survey.
Who Grandview Heights fits
It fits buyers who want a walkable old neighborhood near downtown, like the bungalow scale, and are comfortable with the upkeep of a 1920s frame house. The current softness in the index may give patient buyers a better entry point than Flamingo Park. It fits less well if you need a large house, a big yard, or freedom to change the exterior. If you want to compare Grandview Heights listings against Flamingo Park and Central Park at the same budget, ask for a shortlist and I will lay them out side by side.
