Living in Kendall, Miami

Suburban Miami-Dade with Dadeland at the center and a wide mix of homes

Kendall is a good place to live for buyers who want suburban space, a broad choice of houses, townhouses and condos, and a Metrorail link to the city, with Zillow's typical value at about $534,853. That is about $49,000 below Miami's citywide $583,705, and the index has been almost flat over the past year at 0.4%, after a 32.8% rise over five years. Kendall is unincorporated Miami-Dade with a Miami mailing address, which changes who runs local services and how your tax bill is built.

What and where Kendall is

Kendall sits southwest of Coral Gables and South Miami, in the suburban belt of Miami-Dade. Its commercial heart is Dadeland Mall and the offices and apartments around the Dadeland North and Dadeland South Metrorail stations, where US-1 meets the Snapper Creek and Don Shula expressways. Kendall Drive (SW 88th Street) runs east to west through the area. Baptist Hospital of Miami and Miami Dade College's Kendall Campus are both here.

Housing is mostly postwar and late-20th-century: single-story ranch houses on suburban lots, townhouse communities, and garden-style and mid-rise condos, with taller buildings clustered near Dadeland. That variety is Kendall's main selling point, since one area can serve a first-time condo buyer and a family wanting four bedrooms.

Unincorporated means county government

Most of Kendall is outside any city. Miami-Dade County handles zoning, permits, police and most services, and your property tax bill reflects county and unincorporated-area levies instead of a city millage. When comparing a Kendall house with one in South Miami or Coral Gables, compare the actual millage as well as the price.

Homestead works the same way here as anywhere in Florida. A permanent resident can take up to $51,411 off assessed value in 2026, and Save Our Homes holds yearly assessment increases to 3% or CPI. Because the assessment resets on purchase, ask the property appraiser's estimator for a figure at your price, since a seller who bought in the 1990s may pay a fraction of what you will. Also check for special taxing districts on the bill; some Miami-Dade subdivisions carry separate assessments for street lighting, security guard gates or landscape maintenance, and those appear as non-ad valorem lines that the homestead exemption does not reduce.

Many Kendall subdivisions have homeowner associations and some townhouse and condo communities have substantial monthly fees. Ask for the HOA budget, rules on fences, roofs, paint and parking, and whether any assessment is planned. A few minutes of reading prevents surprises like a roof-color rule or a ban on parking work trucks in the driveway.

Kendall against nearby Zillow neighborhoods

Zillow splits greater Kendall into several areas, and the names locals use often cover more ground than Zillow's "Kendall". Comparing the pieces is useful:

Values rise as you move east toward Dadeland, South Miami and Coral Gables and fall as you go west toward the Turnpike. The areas west of Kendall carry more townhouses and condos, which explains part of the lower index. The best-performing pieces over five years, like Sunset, are the ones dominated by detached houses on larger lots.

Prices by home size

Kendall's typical value lands between Miami's citywide 2-bedroom figure of $450,924 and its 3-bedroom figure of $620,623. In practice, the $450,000 to $550,000 range in Kendall buys a well-kept townhouse or a larger condo, while detached 3- and 4-bedroom houses usually sit above the neighborhood index. Miami's citywide 4-bedroom figure is about $784,938 for reference.

Flat one-year numbers give buyers some room. In a market that moved 0.4% in a year, sellers who priced on 2022 expectations tend to sit, and inspection findings carry more weight in negotiations.

What to inspect on a Kendall house

Many Kendall houses date from the 1960s through the 1980s, so roof age, electrical panels, plumbing and HVAC are the first questions. Insurers often require a 4-point inspection on older homes, and a wind mitigation report showing roof-to-wall connections, shutters or impact glass can lower premiums. Hurricane Andrew in 1992 hit parts of south Miami-Dade hard, and many homes were repaired or rebuilt afterward; the permit history will show what was done and when.

Kendall is inland, but the area is flat and laced with canals and lakes. Some streets hold water after heavy rain. Check the FEMA zone, ask the seller about past flooding, and get a flood quote even outside the zones where lenders require one. Look at the lot's grade and how the driveway and yard drain.

Commuting and daily life

The Dadeland stations give Kendall a direct Metrorail line north through Coconut Grove and Brickell into Downtown, which is one of the better transit options in suburban Miami-Dade. Most residents still drive. US-1, the Palmetto Expressway and the Turnpike carry traffic, and Kendall Drive is busy at peak hours. Living closer to Dadeland cuts commute time for anyone working in the city.

Shopping, healthcare and parks are spread throughout the area, so daily errands rarely need a long trip. If you want a house with a yard and a reasonable path into the city without Coral Gables prices, Kendall belongs on the list, and a shortlist sorted by commute and lot size is where I would start.

What buyers ask me

Is Kendall a good place to live?

For buyers who want suburban housing, a wide range of home types and Metrorail access at Dadeland, yes. Traffic on main roads and flood-prone low spots are the main drawbacks.

How much are homes in Kendall, Miami?

Zillow's typical value is about $534,853. Townhouses and condos sit below that; detached 3- and 4-bedroom houses usually sit above it.

Is Kendall part of the City of Miami?

No. Most of Kendall is unincorporated Miami-Dade County with a Miami mailing address, so the county handles zoning, permits and services.

Are Kendall home prices dropping?

Zillow shows Kendall up 0.4% over the past year and 32.8% over five years, so values are roughly flat right now.
