Living in Brickell, Miami
Miami's financial district, where the building matters more than the block
Brickell is a good place to live for buyers who want a walkable, high-rise life close to offices, and its typical home value on Zillow is about $597,713, down 1.3% over the past year and up 31.7% over five. That five-year gain trails Miami as a whole, which rose 40.1%. Since almost everything here is a condo, the useful questions are about towers, fees and reserves, and less about streets.

Where Brickell sits and what it is made of
Brickell lies just south of the Miami River and Downtown, along Biscayne Bay. Brickell Avenue runs through it, lined with office and residential towers. Brickell Key, a small island reached by a short bridge, is part of the area. Brickell City Centre and Mary Brickell Village hold much of the shopping and dining, and Simpson Park keeps a patch of native hammock in the middle of it all.
The housing is almost entirely condominium towers, from older buildings along Brickell Avenue to the glass towers built in the 2000s boom and after. Houses are rare enough that they barely affect Zillow's index. When you read the $597,713 figure, read it as a condo number.
How Brickell's numbers compare across Miami
Miami's citywide condo index is about $383,531, so Brickell's typical value runs roughly 56% above the average Miami condo. Buyers pay for newer buildings, larger units and location. Brickell is also slightly above the city's all-homes value of $583,705.
Neighbors tell the rest of the story:
- Downtown: about $529,291 (1y -1.5%, 5y 22.9%)
- Wynwood - Edgewater: about $587,320 (1y 1.2%, 5y 28.1%)
- Coral Way: about $715,126 (1y 6.0%, 5y 42.9%)
- Little Havana: about $364,520 (1y -0.5%, 5y 23.4%)
The pattern is consistent. The tower districts were flat to slightly down over the year, while Coral Way, a house neighborhood next door, gained 6.0%. Brickell's softness matches what the condo market is doing statewide as older buildings absorb reserve and inspection costs.

Reading a Brickell tower before you make an offer
Two units with the same view and square footage can carry very different costs depending on the association. For every building on a shortlist I want to see:
- Milestone inspection: buildings of three or more stories need one by the end of the year they turn 30, then every 10 years. Ask for the report and any repairs it called for.
- Structural Integrity Reserve Study (SIRS): required every 10 years. For budgets adopted on or after December 31, 2024, owners cannot waive these reserves, so underfunded buildings are raising fees.
- Special assessments: current, approved and discussed. Board minutes from the last year often show what is coming.
- Master insurance: the policy, the hurricane deductible and how a claim would be split among owners.
Florida gives resale condo buyers a 7-day cancellation window, not counting weekends and legal holidays, that starts once the association documents arrive. In Brickell, where a single tower's paperwork can run hundreds of pages, I ask for the documents the day the contract is signed so the window is spent reading, not waiting.
Also look at the rules that shape daily life and resale: pet limits, minimum lease terms set by the association, move-in fees and renovation hours. A strict pet rule can shrink your pool of future buyers, and a building that allows only short approved contractor windows makes a kitchen remodel slower and more expensive. None of this shows up in the asking price, but all of it shows up when you live there or sell.
Financing a Brickell condo
Lenders look at the building as closely as at you. A building with heavy investor ownership, ongoing litigation, a large commercial share or a pending structural repair may be non-warrantable, which rules out many conventional loans. Non-warrantable loans exist, but they usually need a bigger down payment and cost more. Ask your lender for a condo questionnaire review early in the process, before the inspection period runs out.
Foreign buyers are common in Brickell. Buying requires no citizenship or residency, foreign national loans typically need 30% to 40% down, and Florida's SB 264 restricts buyers domiciled in certain countries near sensitive sites, so check eligibility before signing.
Daily life, water and getting around
Brickell is one of the few places in Miami where you can live without driving much. The free Metromover loops through Brickell into Downtown, and the Brickell Metrorail station connects south toward Coconut Grove and Dadeland and north to the airport. Traffic on Brickell Avenue at rush hour is heavy, and parking is usually assigned per unit, so confirm how many spaces come with the condo.
Brickell sits on the bay at low elevation, and storm surge from Hurricane Irma in 2017 flooded parts of Brickell Avenue. Check the FEMA zone of the building, how it protects its garage and mechanical rooms, and whether it has generators for elevators and pumps. A unit on the 30th floor still depends on what happens at street level.
Who Brickell suits
Brickell fits buyers who work nearby or travel often, want amenities and a doorman, and accept a monthly association fee as part of the cost of living. It suits second-home buyers who prefer locking a door and leaving. It fits families less well if they want a yard; for the price of a typical Brickell condo you can reach houses in Kendall or Westchester with a longer commute.
If you tell me the size, budget and building age you can live with, I can narrow Brickell's towers to a shortlist with the association documents already reviewed.
Common questions
Is Brickell a good place to live?
For buyers who want a walkable high-rise neighborhood near offices, restaurants and transit, yes. The main risks are condo-specific: rising fees in older buildings, special assessments and flood exposure at street level.
How much does a condo in Brickell cost?
Zillow's typical value for Brickell is about $597,713, and nearly all of that stock is condos. Prices vary widely by tower age, floor and view.
Are Brickell condo prices going down?
Zillow shows Brickell down 1.3% over the past year after a 31.7% gain over five years. That is a mild dip, in line with the citywide condo index, which fell 1.6%.
What are HOA fees like in Brickell?
They depend on the building's amenities, age, insurance and reserve funding. Ask for the current budget, the SIRS and any assessments for each tower you consider.
