What makes Sailboat Bend different
Sailboat Bend is one of the oldest parts of Fort Lauderdale, set on a bend of the New River west of the downtown towers. Much of it falls inside the city's Sailboat Bend Historic District, with a mix of early twentieth-century homes, mid-century houses, small apartment buildings, townhomes and newer infill. The Riverwalk along the New River connects it east toward downtown and Las Olas.
The historic district matters to anyone buying here. Exterior changes, additions and demolitions on properties inside the district generally go through the city's historic preservation review. That protects the character of the streets, and it also adds time and cost to a renovation. Before you buy a house you plan to change, ask the city what approvals the specific address needs.
Price compared with the rest of Fort Lauderdale
At about $510,523, Sailboat Bend sits right at the city level and near its neighbors on Zillow's list:
- Tarpon River, east across the South Fork: about $559,370
- Riverside Park: about $547,944
- Downtown: about $608,798
- Victoria Park: about $790,211
The index falls between the city's typical two-bedroom value of $445,144 and three-bedroom value of $647,275. Sailboat Bend includes condos and townhomes as well as houses, which pulls the figure down. A detached historic home on a good street usually trades well above the index.

Why the numbers have been soft
Sailboat Bend is down 4.4% over the past year and up 15.0% over five years. The city is down 0.6% and up 22.8%. Working back, the typical value was near $534,000 a year ago and near $444,000 five years ago.
On Zillow's city list, only Flagler Heights and Middle River Terrace fell more over the year. I can think of a few reasons without being able to prove any one of them: a larger share of condos and townhomes than nearby single-family areas, older buildings carrying higher insurance, and the cost and time of renovating under historic rules. For a buyer, the soft numbers are an opening. Look at days on market and price cuts for the specific property type you want.
Living west of downtown
Downtown Fort Lauderdale, the courthouse area and the Riverwalk are close. Las Olas Boulevard is a short drive east, and the Brightline station downtown is within easy reach. Broward Boulevard and Andrews Avenue carry traffic toward I-95, and Fort Lauderdale-Hollywood International Airport is a short drive south.
The river is part of daily life. Boats move up and down the New River, and the railroad bridge just east of the neighborhood raises and lowers for trains and boats. Homes near the tracks and busier streets hear more. Spend an evening on the block before you write an offer.
The neighborhood is also close to the county government buildings and the courthouse, so weekday parking and traffic near the eastern edge are heavier than on the western streets. Many owners like that they can walk or bike to work downtown and to the river events. Others find the city noise closer than they expected. Both reactions are common, which is why I suggest seeing it on a weekday and a weekend.
Buying an older home in a historic district
Older homes here need a thorough inspection, and the historic district adds its own items to the list:
- 4-point inspection of roof, electrical, plumbing and HVAC, which most insurers ask for on older homes
- Roof age and wind mitigation. Replacing a roof or windows in a historic district may need approval of materials and style.
- Wood structure. Check for termite damage and wood rot in older frame houses.
- Permit history. Unpermitted additions are harder to fix when historic review applies.
- Flood zone. Streets near the river can sit in high-risk zones. Request an elevation certificate and a flood quote during the inspection period.
If the property is on the river, add the seawall, the dock permits, and the clearance of bridges between you and the Intracoastal.
Condos and townhomes in Sailboat Bend
The lower-priced options here are often units in small condo buildings or townhome associations. Ask for the budget, the reserve balance, any special assessments and, for buildings of three or more habitable stories, the milestone inspection and Structural Integrity Reserve Study. Smaller associations with few owners can struggle to fund large repairs, and lenders look closely at reserves and delinquencies before they finance a unit.
Townhomes outside a condo association are often the middle path. You get your own entry and sometimes a small yard, and the association fee is lower, but you usually carry insurance on the whole structure. Ask who insures the roof and exterior walls; the answer changes your monthly cost more than the fee does.
Taxes and who this neighborhood fits
Your property tax resets to the purchase price after closing. Homestead takes up to $51,411 off assessed value in 2026 for a permanent Florida residence and limits later increases to 3% or CPI. Sailboat Bend fits buyers who want an older home with character near downtown and who accept slower renovations and river-area flood checks. Buyers who want a newer, low-maintenance house usually do better elsewhere. A shortlist of current listings with flood zones marked is a useful next step if Sailboat Bend is in the running.
