Where Tarpon River is and what the houses look like
The City of Fort Lauderdale's historic resources survey places Tarpon River south of the New River, with the river's South Fork on the west, South Andrews Avenue on the east and Davie Boulevard on the south. Zillow's map can draw the edges a little differently, so confirm which boundary a listing uses.
The survey describes the area as a set of small subdivisions with a higher concentration of early buildings than most of central Fort Lauderdale. It identified one potential historic district, Elva A. Truax, with homes from 1911 to 1950, and dozens of potential individual landmarks. It also noted that many houses have been heavily altered over the years. On the ground that means small lots, older bungalows and cottages, mid-century houses, scattered townhomes and small apartment buildings, and some new construction on cleared lots.
How the price compares with nearby neighborhoods
On Zillow's list of city neighborhoods, Tarpon River sits in the middle of the close-in options:
- Sailboat Bend, west across the river fork: about $510,523
- Riverside Park: about $547,944
- Tarpon River: about $559,370
- River Oaks: about $574,206
- Downtown: about $608,798
- Rio Vista: about $2,015,117
Against the city's bedroom figures, Tarpon River's value is above the typical two-bedroom at $445,144 and below the typical three-bedroom at $647,275. That fits a neighborhood where many houses are smaller two- and three-bedroom homes on small lots. A renovated three-bedroom will usually trade above the index and a dated two-bedroom below it.

A strong five-year record and a flat year
Tarpon River values are up 1.3% over the past year and 30.8% over five. The citywide figures are down 0.6% and up 22.8%. Five years ago the neighborhood's typical value was near $428,000.
Among the close-in neighborhoods, that five-year gain beats Sailboat Bend at 15.0%, Riverside Park at 15.8% and Downtown at 24.8%. Some of that reflects the starting point: the area was cheaper relative to its location, and buyers priced out of Rio Vista and Victoria Park moved toward it. Nothing in the data says the same gap will close again.
Everyday life south of the river
The appeal is distance. Downtown Fort Lauderdale and the Riverwalk along the New River are close, Las Olas Boulevard is a short drive or bike ride, and the Brightline station downtown connects to Miami and beyond. Broward Health Medical Center is on South Andrews Avenue, south of Davie Boulevard. Fort Lauderdale-Hollywood International Airport and I-595 are a few miles south.
The neighborhood sits between downtown towers and busy roads such as Andrews Avenue and Davie Boulevard, so street-by-street differences are real. A quiet interior block near the river feels nothing like a lot facing a main road. Visit at rush hour and in the evening.
For buyers coming from other states, the scale is worth adjusting to. Fort Lauderdale has about 185,604 residents by Census count, a median age of 42.8, and 12.5% of its homes are seasonal or occasional-use homes. Census does not publish those figures for Zillow's neighborhood boundaries, so I can't tell you how Tarpon River itself compares on age or seasonal use.
Inspection list for an older Tarpon River home
The median home in Fort Lauderdale was built in 1973 according to Census data, and much of Tarpon River is older still. The inspection decides the deal more often than the price does:
- 4-point inspection. Most insurers ask for one on older homes, covering roof, electrical, plumbing and HVAC. An old panel or original galvanized pipes can mean a higher premium or a refusal until they are replaced.
- Roof and wind mitigation. Ask for the roof permit year and a wind mitigation report. Shutters or impact windows and roof straps lower the premium.
- Sewer line. A camera inspection of the line to the street is cheap compared with replacing it.
- Permits. Converted garages and added rooms are common in older neighborhoods. Unpermitted work can complicate insurance and resale.
- Lot use. If you plan to rebuild or add a unit, check zoning, setbacks and any historic review that applies to the address.
Flood risk near the New River
Riverfront and low-lying streets here can sit in FEMA high-risk flood zones, while blocks a little higher may not. Look up the zone for the exact address, ask for an elevation certificate, and get a flood quote during the inspection period even if the lender does not require it. If the house is in an A or V zone and you finance it, the lender will make flood coverage a condition of the loan. On river lots, add the seawall's age and condition and the permit history for the dock.
Taxes and the real monthly cost
Florida has no state income tax, but the property tax bill will be recalculated at your purchase price. If you make this your permanent Florida home, homestead removes up to $51,411 of assessed value in 2026 and caps future increases at 3% or CPI. Without homestead, budget for a higher bill and a 10% cap on non-school levies. Add insurance, flood coverage where needed and maintenance on an older house, and you have the number to compare with Sailboat Bend or River Oaks. The shortlist can show you current Tarpon River listings with roof and flood details filled in.
