Where Coral Ridge is
Coral Ridge lies on the mainland side of the Intracoastal Waterway in northeast Fort Lauderdale, roughly between Sunrise Boulevard to the south and Oakland Park Boulevard to the north. The Galleria Fort Lauderdale shopping center sits on Sunrise Boulevard at the southern edge. Across the Intracoastal are the beach and Hugh Taylor Birch State Park.
Zillow treats nearby Coral Ridge Isles ($656,602) and Coral Ridge Country Club ($611,465) as separate neighborhoods, and local usage of the name Coral Ridge can be looser than Zillow's lines. If a listing says Coral Ridge, check which of the three it falls in, since the values differ by roughly $475,000 to $520,000.
Canal lots and the housing stock
Much of Coral Ridge was built out in the decades after World War II, with finger canals running off the Intracoastal between residential streets. Many lots back onto those canals, and the original houses were mostly one-story ranch homes. Over time a large share have been renovated or replaced with larger two-story homes, so a single street can show 1950s houses next to new construction.
Because the canals connect to the Intracoastal, many Coral Ridge homes have a straight run to Port Everglades and the ocean. Bridge clearance, canal width and depth still vary, so check them for the specific lot before you assume a large boat will fit. The Coral Ridge Yacht Club, a private club with a marina, is in the neighborhood.
For a buyer, that history creates three common choices. An original ranch house on a canal is usually the lowest-priced way in, and it often needs a roof, windows, plumbing and electrical work. A renovated house keeps the original footprint and elevation but has updated systems. A newer two-story home is built to current wind code and flood elevation, which usually lowers insurance and limits surprises, at a higher price. Salt air shortens the life of air conditioning units, railings and boat lifts on all three, so ask how old each one is.

Coral Ridge's numbers against the city
The typical Coral Ridge value rose 40.5% over five years, against 22.8% for Fort Lauderdale as a whole. Only Rio Vista ($2,015,117, 49.2%) and Durrs Homeowners ($336,500, 52.9%) rose faster on Zillow's city list. Over the past year, Coral Ridge's 4.3% gain trails only Rio Vista's 5.8%.
Compared with neighbors:
- Coral Ridge Isles: $656,602, up 1.2% over the year.
- Coral Ridge Country Club: $611,465, down 0.4%.
- Lake Ridge: $677,455, down 1.5%.
- Galt Mile, the condo tower strip on the beach to the north and east: $509,603, up 1.9%.
The gap between Coral Ridge and these areas is mostly the water. Zillow's index covers all homes and has no separate waterfront figure, so expect canal homes to sell above the neighborhood average and interior homes below it.
Seawall, dock and boat checks
A canal lot is only as good as its seawall. Have a marine contractor inspect it for cracks, leaning, soil loss behind the cap and the cap height. Fort Lauderdale has set minimum seawall elevations that apply when walls are rebuilt or substantially repaired, so an older low wall may need to be raised when it's replaced. Confirm that docks, lifts and pilings were permitted, and measure water depth at the dock at low tide.
A seawall replacement is a large cost, often six figures on a long frontage. If the wall is near the end of its life, it belongs in the price discussion during the inspection period.
Flood zones and older-home rules
Coral Ridge is low and surrounded by water, and most lots sit in FEMA flood zones that require flood insurance with a mortgage. Get the elevation certificate, quote NFIP and private flood policies, and ask the seller about any past water intrusion.
For a mid-century house, the FEMA substantial improvement rule matters. If renovation costs exceed 50% of the structure's market value, the city generally requires the house to meet current flood elevation. That can turn a planned remodel into a rebuild, so check with the city's building department before you commit to a budget. Insurers will also want a 4-point inspection and a wind mitigation report on older houses.
Insurance, deductibles and taxes
Budget for wind and flood together. On a house insured for $1.1 million, a 2% hurricane deductible is $22,000 and a 5% deductible is $55,000, applied once per calendar year in Florida. Impact windows, a newer roof and documented roof-to-wall connections can reduce the wind premium.
Property tax restarts at market value when you close. If Coral Ridge is your permanent home, homestead removes up to $51,411 from assessed value in 2026 and limits increases to 3% or CPI, a limit that matters in a neighborhood whose values rose 40.5% in five years. Amendment 3 on the November 3, 2026 ballot could change these rules.
Who Coral Ridge suits
Coral Ridge suits buyers who want a single-family home on the water, close to the beach and the Galleria, without Las Olas Isles or Rio Vista prices. It suits less well if you need low insurance costs, a new home under $1 million, or a large lot. Holy Cross Hospital is on Federal Highway a short drive north. If you want to compare canal homes by seawall age and boat access, the shortlist below can sort them that way.
