Living in Las Olas Isles, Fort Lauderdale
Finger isles off Las Olas Boulevard, built around the boat
Las Olas Isles is priced far above every neighborhood on Zillow's main Fort Lauderdale list: the typical home is worth $3,503,583 on Zillow's home value index, about 6.9 times the city's $509,743. Buyers here are paying for a deepwater lot between downtown and the beach, so the seawall, dock and elevation matter as much as the house.

Where the isles are and what they are
Las Olas Isles is the group of narrow residential isles and canals along Las Olas Boulevard, on the mainland side of the Intracoastal Waterway between downtown and the beach. The isles were dredged and laid out during the 1920s land boom. Each finger of land has a street down the middle and waterfront lots on both sides, so a large share of the homes have their own dock.
Locally the area is often described by its smaller sections, such as Nurmi Isles, Seven Isles, Idlewyld, Venice Isles and others. Zillow combines them into one Las Olas Isles figure, and it can't show differences between them. When you compare sales, compare within the same isle and the same canal width.
The numbers against the rest of Fort Lauderdale
Las Olas Isles' typical value rose 6.1% over the past year and 46.3% over five years. Over the same periods, Fort Lauderdale's all-homes index fell 0.6% and rose 22.8%. The neighborhood has roughly doubled the city's five-year gain.
Among the neighborhoods Zillow tracks citywide, the closest in price are Rio Vista at $2,015,117 (up 5.8% over the year, 49.2% over five years) and Coral Ridge at $1,131,350 (up 4.3%, 40.5%). The pattern across all three is the same: the most expensive waterfront neighborhoods in the city have outperformed it. Fort Lauderdale's five-bedroom average of $2,972,475 is the closest city-level figure to a typical Las Olas Isles home.

The housing: older homes and new construction
Las Olas Isles has a mix of mid-century houses, renovated older homes and large new construction. Many older houses on the isles sit lower than current flood rules require, so some sell largely on the value of the lot. New homes are typically built higher, with impact glass, modern roofs and larger docks.
That gives buyers three paths: an older home to live in as is, an older home to renovate, or a lot to build on. The renovation path has a trap. Under FEMA's substantial improvement rule, enforced by the city, if the cost of work exceeds 50% of the structure's market value, the house generally must be brought up to current flood elevation requirements. For a low older house, that can make a major renovation impractical. Ask the city's building department about the rule before you plan your budget.
Boat access, seawalls and docks
Most of the isles open directly onto the Intracoastal Waterway, with ocean access through Port Everglades. Many lots have no fixed bridge between the dock and the inlet, which is the main reason the isles draw yacht owners. Verify that for the specific lot rather than assuming it. Also check:
- Water depth at the dock at low tide, and the canal width for turning a long boat.
- Seawall condition and cap height: Fort Lauderdale has adopted minimum seawall elevation standards, and older walls may need raising when they're rebuilt. Get a marine contractor to inspect it.
- Dock and lift permits: confirm existing docks, lifts and pilings were permitted, and ask what the city and county allow for extensions.
A seawall replacement on a long waterfront lot is a six-figure job, so it belongs in the price negotiation if the wall is near the end of its life.
Flood zone, elevation and insurance
The isles are low and surrounded by water, and most lots sit in high-risk FEMA flood zones. Ask for the elevation certificate, which shows the lowest floor relative to the base flood elevation, and get flood quotes from NFIP and private carriers. On a high-value home, NFIP limits are often too low, so buyers usually add excess flood coverage.
For wind, the hurricane deductible is a percentage of dwelling coverage, so on a home insured for $3 million, a 2% deductible is $60,000 and 5% is $150,000. A wind mitigation report and impact-rated openings lower the premium. Salt air also wears on HVAC equipment, metal railings and boat lifts, so budget for more frequent replacements than an inland house would need.
Day-to-day life on the isles
Las Olas Boulevard's restaurants and shops are a short drive or bike ride west, and the beach is just across the Intracoastal to the east. The Las Olas Boulevard bridge over the Intracoastal is a drawbridge, so expect occasional waits. Traffic on Las Olas gets heavy on weekends and in winter, when the city's 12.5% seasonal share shows up on the roads.
Some isles have private security patrols or gated entries. Ask about any association dues and rules, which vary by isle.
Property tax and homestead at this price
At this value, property tax is a large annual cost, and it resets to market value after you buy. If the home becomes your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. On a $3.5 million home, the exemption is small next to the cap, which matters more over time. For a second home, there is no exemption, and only non-school levies are capped, at 10% a year.
If you want to compare lots on different isles by dock length, bridge clearance and seawall age, the shortlist below is set up for that.
