Where Harbor Beach sits and what gets built there
Harbor Beach occupies the southern part of Fort Lauderdale's barrier island, between the Atlantic and the Intracoastal Waterway, with the water of Lake Mabel and Port Everglades close by to the south. Most streets are lined with canal-front lots, and the housing is almost entirely detached single-family homes, many of them large rebuilt or newer houses in Mediterranean and modern styles.
That mix matters for the data. Fort Lauderdale as a whole is 43.6% units in buildings of 10 or more and only 34.0% detached houses, according to Census data. Harbor Beach runs the other way. When you compare its value to the city figure, you are comparing waterfront estates to a city average pulled down by condos.
What $2.1 million buys here compared with the rest of the city
Zillow's typical Harbor Beach value of about $2,120,480 sits above every other neighborhood on the city list in this brief, including Rio Vista at about $2,015,117 and Coral Ridge at about $1,131,350. It is about 1.8 times the price at which the city's upper third begins, roughly $1,189,004.
- Citywide, a typical four-bedroom is about $1,050,246.
- A typical five-bedroom or larger home is about $2,972,475.
- So the Harbor Beach index lands between those two, which fits a neighborhood of big houses on smaller-than-estate lots.
In practice the spread inside Harbor Beach is wide. An older house on a narrow canal and a rebuilt home on a wide canal near the ocean can differ by several million dollars. The index is a midpoint, and almost no listing will look like it.

A strong five years and a firmer year than the city
Harbor Beach values are up 6.4% over the past year and 39.2% over five years. Over the same periods, Fort Lauderdale overall is down 0.6% and up 22.8%. Working backward, the typical value was near $1.99 million a year ago and near $1.52 million five years ago.
Two things explain most of that gap. Waterfront single-family homes have held up better across South Florida than older condos, and buyers at this price are less sensitive to mortgage rates because many pay cash or put large amounts down. The data describes what happened. It does not promise the next five years will repeat it.
Water access, docks and seawalls
Many Harbor Beach buyers are boaters, and the canal in front of the house is part of what you are paying for. Before you write an offer, I look at four things with a buyer:
- Route to the ocean. Port Everglades is the nearby inlet. Check the depth of your canal at low tide and whether any bridge sits between the dock and open water.
- Canal width. Wider canals let larger boats turn and dock.
- Seawall. Ask for the year it was built or capped, look for cracks and leaning panels, and check whether city seawall height rules will require work.
- Dock and lift permits. Confirm that existing docks, lifts and boat davits were permitted and that any dock extension you plan would be allowed.
Flood zone, elevation and insurance on a Harbor Beach house
Low-lying barrier island streets are exposed to storm surge and to high tides. Pull the FEMA flood zone for the exact address and ask the seller for an elevation certificate. A house built to current code, with its floor raised above base flood elevation, can insure very differently from an older house on the same street.
Get homeowners, wind and flood quotes during the inspection period, before your deposit is at risk. Ask about roof age, impact windows and a wind mitigation report. At this price, private flood coverage above the federal program limits is common, and the hurricane deductible, set as a percentage of dwelling coverage, can be a large number in dollars.
Taxes and carrying costs after you buy
Florida has no state income tax, which is part of why many buyers at this level relocate. Property tax is the bigger line. After a sale, the assessed value resets to market value, so the seller's tax bill tells you little. Budget from the purchase price.
If the house will be your permanent Florida residence, homestead takes up to $51,411 off assessed value in 2026 and caps later assessment increases at 3% or CPI. Second-home owners get no homestead and a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot could change parts of this, and the outcome is unknown as I write.
Who Harbor Beach fits, and who should look elsewhere
Harbor Beach makes sense for a buyer who keeps a sizable boat, wants a detached house with a dock, and values a short drive to downtown, Las Olas, the port and the airport. It also fits buyers relocating from high-tax states who plan to claim homestead and keep the house for many years, since the 3% cap does most of its work over time.
It is a harder fit if you want a lower-maintenance home. A waterfront house here carries a seawall, a dock, salt air on every exterior surface and a large insurance bill. Buyers who want the beach without that upkeep often compare Harbor Beach with condos on the barrier island; the city's typical condo value is about $403,495, though oceanfront towers sell far above it. Buyers who want deep water at a lower price usually also look at Rio Vista and Coral Ridge. If you want to see which Harbor Beach houses fit your boat and budget, the shortlist is the place to start.
What buyers ask me
Is Harbor Beach a good place to live?
For buyers who want a single-family home on deep water near downtown Fort Lauderdale and the airport, yes. It is expensive, with a typical value around $2.1 million, and the main costs to plan for are insurance, flood exposure and seawall upkeep.
How much are homes in Harbor Beach, Fort Lauderdale?
Zillow's typical value is about $2,120,480, up 6.4% over the past year and 39.2% over five years. Individual homes range far above and below that depending on lot, canal width and the age of the house.
Are Harbor Beach homes in a flood zone?
Many are, since the neighborhood sits on low ground between the ocean and the Intracoastal. Check the FEMA zone for the exact address and request the elevation certificate before you commit.
Can I get a big boat to the ocean from Harbor Beach?
Port Everglades is the nearby inlet, and many lots have direct access. Confirm canal depth at low tide, canal width and any bridge on the route for the specific house.
