Living in Victoria Park, Fort Lauderdale

Old bungalows, new townhomes and a short walk to Las Olas

Victoria Park is a strong choice for buyers who want to live close to downtown in a house or townhome, and its prices have held up better than the city's: Zillow's home value index puts the typical home at $790,211, up 2.7% over the past year while the city as a whole slipped 0.6%. You pay about 55% more than the city's $509,743 average for a location just east of downtown and within reach of Las Olas Boulevard.

Where Victoria Park sits

Victoria Park lies east of Federal Highway and north of Broward Boulevard, between downtown Fort Lauderdale and the Intracoastal side of the city. The city's architectural survey uses Federal Highway as its western edge, Broward Boulevard as its southern edge and the Karen Canal on the east. Las Olas Boulevard's shops and restaurants are a short walk or bike ride south, and downtown offices and the Brightline station are a few minutes west.

That position is the main reason people buy here. You get a residential street grid with trees and sidewalks, close to downtown, without living in a high-rise. The trade-off is traffic on Federal Highway and Broward Boulevard at rush hour, and more cut-through cars on some streets.

The Census profile for the whole city gives some context: Fort Lauderdale's median age is 42.8, and 12.5% of its homes are seasonal. Census doesn't break those figures out for Victoria Park, so if a year-round street matters to you, walk it in the evening and ask neighbors how many homes sit empty in summer.

What the housing looks like

Victoria Park is a mix of eras on the same block. Some homes date from the 1920s and 1930s. The city has a potential historic district called Victoria Courts, along NE 17th Avenue and 17th Road between NE 7th and 8th Streets, with a period of significance from 1924 to 1937, and several properties there are individual city historic landmarks. Other streets have mid-century houses and small apartment buildings.

In recent decades, many older houses have been torn down and replaced with modern single-family homes and two- to four-unit townhome projects. So a buyer here chooses between three products: an older house to renovate, a new single-family home, or a townhome. Each comes with its own checks, covered below.

Victoria Park's numbers against the city

Victoria Park's typical value of $790,211 is up 27.7% over five years, a bit ahead of the city's 22.8%. Over the past year it gained 2.7% while Fort Lauderdale's all-homes index fell 0.6% and its condo index fell 1.5%. Zillow's neighborhood figure covers all home types and isn't split by houses and townhomes, so treat it as an average of very different properties.

For context, Fort Lauderdale's single-family homes average $586,503, three-bedroom homes $647,275 and four-bedroom homes $1,050,246. A renovated older three-bedroom in Victoria Park tends to sit above the city's three-bedroom figure, and new construction with four bedrooms can approach or exceed the city's four-bedroom figure. Compare individual sales on your street rather than relying on the neighborhood average.

Nearby neighborhoods at different prices

Zillow's Fort Lauderdale list puts Victoria Park in the upper middle of the city:

Flagler Heights is worth a look for contrast: it's close to downtown too, but its index is down 14.0% over the year and 8.0% over five years. Close-in location alone hasn't produced the same results everywhere.

Buying an older house or a teardown

For a 1920s to 1960s house, insurers will almost always want a 4-point inspection and a wind mitigation report. Check the roof age, the electrical panel, the plumbing material and whether windows and doors are impact-rated. A sewer line scope is worth the cost on houses this old.

If the house is in the Victoria Courts area or is a designated landmark, ask the city what review applies before you plan exterior changes or demolition. For a teardown, the lot value is what you're buying: confirm zoning, setbacks and how many units the lot allows, and check whether neighboring lots have recently been rebuilt, since that affects what you can sell later.

Buying a newer townhome or single-family home

Some Victoria Park townhomes are fee-simple units with a small HOA or a shared-wall agreement, and others are legally condominiums. That difference controls insurance. With fee-simple ownership you insure the whole structure, roof included. Read the declaration or the party-wall agreement to see who maintains the roof, the walls between units and the driveway.

For newer construction, ask for permits, the certificate of occupancy, the builder's warranty terms and the elevation certificate. A home built to current code with impact glass usually insures for less than an older house, and the wind mitigation report documents that.

Flood zone, insurance and taxes

Parts of Victoria Park are low-lying and close to canals. Look up the FEMA flood zone for the specific lot, get a flood quote along with the homeowner's quote during the inspection period, and ask whether the street floods in king tides or heavy rain. If the home will be your permanent residence, file for homestead, worth up to $51,411 off assessed value in 2026. The assessment resets to market value at purchase, so plan on taxes based on your price.

If you want to compare a Victoria Park townhome with an older house a few streets away, the shortlist below is the way to see them side by side.
