Living in Coconut Grove, Miami

Bayfront, tree-covered and the fastest-rising area in Miami's data

Coconut Grove is a good place to live for buyers who want an older, leafy neighborhood on Biscayne Bay and can spend well above the Miami average: Zillow's typical value is about $1,532,653, up 11.4% in the past year and 63.0% in five years. That is roughly 2.6 times the citywide figure of $583,705. Zillow tracks this area as "North-East Coconut Grove", and its boundary may not match what locals call the Grove, so treat the number as a guide to the bayside core.

What the Grove looks like on the ground

Coconut Grove is one of Miami's oldest neighborhoods, sitting on the bay south of Brickell. Its center is the village area around CocoWalk and Main Highway, with Peacock Park and The Barnacle Historic State Park near the water. Dinner Key, home to a large marina and Miami City Hall, is on the bayfront. Vizcaya Museum and Gardens sits at the northern edge.

The housing is a mix. Single-family houses on large, heavily shaded lots make up much of the residential streets, with townhouses on smaller parcels and condo towers along South Bayshore Drive. Many houses are decades old, and some lots have been rebuilt with modern homes. That mix is why the typical value can move fast: a few new-build sales pull the index up.

The Grove against the rest of Miami

In the brief's Zillow list, Coconut Grove has the highest value and the strongest one-year and five-year gains. A few comparisons:

The house-heavy areas around the Grove all rose last year, while condo-heavy Brickell dipped. Citywide, single-family values rose 2.3% and condos fell 1.6%. The Grove's 11.4% sits far above both, which tells you buyers are competing for land near the bay. Miami's 5-bedroom-plus homes average about $1,268,859, and a typical Grove property costs more than that.

Old houses, big trees and permits

Older Grove houses need the full inspection list: roof age, electrical panel, plumbing material, and a 4-point inspection that insurers ask for on older homes. Wind mitigation features such as impact windows, roof straps and secondary water barriers can lower premiums, so get the wind mitigation report or order one.

The tree canopy that makes the Grove pleasant also creates work. Large trees drop limbs in storms, lift driveways and crowd roofs, and removing a protected tree in Miami generally requires a city permit. If you plan to renovate or rebuild, check zoning, any historic or overlay district rules for the lot, and setbacks before you count on adding square footage. A lot's value often depends on what the city will let you build.

Elevation and flood risk vary street by street

Lots close to the bay sit low and some fall in high-risk flood zones, while streets further inland can sit noticeably higher. Two houses a few blocks apart can carry very different flood insurance costs. Ask for the elevation certificate, check the FEMA zone, and get a flood and wind quote during the inspection period.

Hurricane deductibles are a percentage of dwelling coverage, typically 2% to 10%. On a Grove house insured for over a million dollars, a 5% deductible is a large out-of-pocket figure, so set aside cash for it. For bayfront condo towers, also read the association's master policy and its deductible.

Getting around and daily life

The Grove is walkable around its village center, with shops, restaurants and the waterfront parks close together. Most residents still drive for errands. US-1 runs along the western edge, with Metrorail stations at Coconut Grove and Douglas Road connecting to Brickell, Downtown and Dadeland. Brickell is a short drive north, and Coral Gables sits to the west. Miami International Airport is reachable by car or by Metrorail from the Grove's stations, which matters if you travel for work.

Sailing and boating are part of local life because of Dinner Key and the bay. If boat access matters, confirm whether a property has water frontage, dock rights or only proximity to a marina.

For condo buyers, the towers along South Bayshore Drive are the Grove's lower entry point. Treat each one as a separate purchase decision: ask for the milestone inspection, the Structural Integrity Reserve Study, the reserve balance and any planned assessments. A bay view from a building that faces a large concrete repair bill can end up costing more over five years than a house a few blocks inland. Townhouses are a middle option, often with a small association that covers the roof and grounds, so read those documents as carefully as a tower's.

Who fits the Grove and what it costs to stay

The Grove suits buyers who want a house with mature trees, walkable streets and the bay nearby, and who can carry insurance and maintenance costs on an older or high-value home. It suits families less well if the budget sits under $1 million for a house; South Miami, Shenandoah or Coral Way offer houses at lower typical values.

Property tax resets on purchase. With homestead you get up to $51,411 off assessed value in 2026 and a 3% cap on future increases. Without it, as on a second home, you get only the 10% cap on non-school levies. If the Grove is on your list, a shortlist built around elevation, lot rules and insurance quotes saves a lot of wasted showings.

What buyers ask me

Is Coconut Grove a good place to live?

For buyers who want an older, tree-covered bayfront neighborhood with a walkable village center, yes. The costs are high prices, insurance on older or high-value homes, and flood exposure near the water.

How much are homes in Coconut Grove, Miami?

Zillow's typical value for North-East Coconut Grove is about $1,532,653. Condos along South Bayshore Drive cost less than houses on large lots.

Are Coconut Grove home prices still rising?

Zillow shows an 11.4% gain over the last year and 63.0% over five years, the strongest in Miami's neighborhood list. Past gains do not predict future ones.

Is Coconut Grove in a flood zone?

Parts are, especially lots near the bay. Elevation varies within the neighborhood, so check the FEMA zone and elevation certificate for each address.
