What kind of city Miami Gardens is
Miami Gardens incorporated in 2003, which makes it one of Miami-Dade's newer cities, though most of its neighborhoods are much older. With about 113,177 residents per Census data, it is one of the largest cities in the county. It sits in the north of Miami-Dade along the Broward County line.
The housing is mostly single-family. Census data shows 66.9% of homes are detached houses and only 18.3% are in buildings of 10 or more units, the reverse of the coastal cities. The median home was built in 1970, and much of the city was developed as subdivisions in the 1950s through the 1970s, with names you will still see on listings: Carol City, Norland, Scott Lake, Myrtle Grove, Andover, Rolling Oaks.
Only 1.2% of homes are seasonal, and the median age is 39.4. Neighbors here are mostly full-time, working-age households, and the city feels the same in August as in February.

What housing costs now
Zillow's typical single-family home in Miami Gardens is about $484,380, nearly the same as the all-homes figure, because houses make up most of the market. By size:
- 3 bedrooms: about $476,410
- 4 bedrooms: about $519,249
- 5 or more bedrooms: about $640,793
The gap between a three- and four-bedroom is only about $43,000, which is small by South Florida standards. The lower third of the market sits under about $363,134 and the upper third starts around $551,603, so most houses fall in a fairly narrow band.
Condos are a small part of the market, with a typical value of about $173,553, down 6.1% over the past year.
To put the house figure in cash terms: on a $484,380 purchase, a 3.5% FHA down payment is about $16,953 and a conventional 20% down payment is about $96,876, before closing costs. In Miami-Dade the buyer usually pays the owner's title policy, plus note stamps of $0.35 per $100 and a 0.2% intangible tax on the mortgage. On an 80% loan of about $387,504, those two taxes come to roughly $1,356 and $775. The seller usually pays the deed stamps.

How it compares with nearby cities
Zillow's typical all-homes values for neighboring markets:
- Hialeah: about $443,765
- North Miami Beach: about $452,705
- North Miami: about $421,601
- Miami Gardens: about $474,495
- Doral: about $548,839
- Miami: about $583,705
Those comparisons need care. Hialeah, North Miami and North Miami Beach have more condos in their mix, which lowers their averages. For a detached house specifically, Miami Gardens is often one of the less expensive options in this part of the county. If a detached house is the goal and Miami or Doral prices are out of reach, this is a logical city to compare.
Getting around and what is in the city
Miami Gardens has strong highway access. Florida's Turnpike, I-95 and the Palmetto Expressway (SR 826) all run through or along the city, and I-75 is close to the west. That makes commuting to Fort Lauderdale as practical as commuting to downtown Miami, depending on where you work. Fort Lauderdale-Hollywood International and Miami International are both within driving range.
Hard Rock Stadium, home of the Miami Dolphins and the Miami Hurricanes football team, is in Miami Gardens and hosts concerts and major events. Two universities are in the city: Florida Memorial University and St. Thomas University. There are no beaches; the coast is a drive east.
Pros and cons from a buyer's point of view
What works:
- A detached house with a yard at a price that is hard to find closer to the coast
- Highway access north and south
- A year-round community with few seasonal owners
What to weigh:
- Older housing, which means roofs, plumbing, electrical and windows need a close look
- Event traffic around Hard Rock Stadium on game and concert days, if you buy nearby
- Insurance costs that can be high on older houses without wind mitigation upgrades
- Price growth that has slowed sharply after the five-year run
What newcomers get wrong
The first mistake is budgeting from the listing's tax bill. Property tax resets to market value after a sale. If the seller has owned for years with homestead and the 3% Save Our Homes cap, your first full bill may be much higher. If Miami Gardens will be your permanent home, file for homestead, which takes up to $51,411 off assessed value in 2026. Florida has no state income tax, which offsets some of the property tax for buyers coming from high-tax states.
The second is underestimating insurance on a 1960s or 1970s house. Insurers will usually ask for a 4-point inspection and a wind mitigation report. A house with an older roof, original electrical panel or galvanized plumbing may be hard to insure, or costly, until those are updated. Get quotes before your inspection period ends.
The third is skipping the permit history. Enclosed garages, added bedrooms and converted porches are common in older South Florida houses, and some were done without permits. Ask the city for the permit record, compare it with what you see, and ask your inspector to flag additions.
Flood risk varies street by street. Check the FEMA zone for the exact address and ask whether the house has ever had water inside. If you know which part of the city suits your commute, a shortlist built around that is the practical next step.
