Why the neighborhoods look so similar on paper
Miami Gardens grew as a set of subdivisions built mostly in the same decades; Census data puts the city's median year built at 1970, and 66.9% of homes are detached houses. Because the housing is similar from one area to the next, the Zillow values are similar too. Of the 28 neighborhoods, 16 have typical values between $460,000 and $530,000.
The five-year gains are also bunched: almost every neighborhood rose between 34% and 48%, close to the citywide 42.4%. The one-year changes are mostly between -1% and +2%. In a market like this, a well-kept house on a quiet street can be a better buy than the same money spent in a neighborhood with a slightly higher average.
Zillow's lines are also not official city boundaries. Locals still use older subdivision names such as Carol City, and one street can be called different things by different listings. Before you rule an area in or out, look at the map of the specific address rather than the neighborhood label on a listing.
Neighborhood names below follow Zillow's spelling, which sometimes differs from street signs and listings.
Under $300,000: mostly attached homes
- Andover Lakes: about $182,385 (1y -5.2%, 5y 29.2%)
- Golden Glades: about $250,614 (1y 4.8%, 5y 37.6%)
Values this far below the city's typical single-family home of $484,380 usually mean the area's sales are mostly condos, townhouses or small units. Andover Lakes' 5.2% drop over the past year matches the citywide condo trend, where values fell 6.1%. If you buy here, treat it as a condo purchase: read the association's budget, reserves, insurance and minutes. Golden Glades moved the other way, up 4.8%, one of the stronger one-year changes in the city.

$340,000 to $420,000: the starter-house band
- Lesile Estates: about $342,903 (1y 1.0%, 5y 47.7%)
- Walden: about $348,816 (1y -2.8%, 5y 34.8%)
- Lejenue Gardens: about $357,360 (1y -0.2%, 5y 48.3%)
- Vista Verde: about $360,537 (1y 0.7%, 5y 39.4%)
- King Gardens: about $388,367 (1y 0.6%, 5y 39.8%)
- Rainbow Park: about $414,060 (1y 0.5%, 5y 38.8%)
- Bunche Park: about $419,107 (1y 1.0%, 5y 39.8%)
This is where first-time buyers with FHA or down payment assistance usually focus. Lejenue Gardens and Lesile Estates posted the two largest five-year gains in the city, both near 48%, starting from a lower base. Walden is the only area in this band that fell more than 1% last year.
Houses here tend to be smaller, and some need updates. Budget for a roof, plumbing or electrical item in your first few years unless the inspection says otherwise.
$420,000 to $500,000: the middle of the city
- Cloverleaf Estates: about $420,800 (1y 0.9%, 5y 44.1%)
- Pine Tree Park/ Golden Highlands: about $469,407 (1y 4.3%, 5y 44.2%)
- Riverview Estates: about $475,500 (1y -1.5%, 5y 40.3%)
- Lake Lucerne: about $475,740 (1y -0.2%, 5y 43.4%)
- North County- Riverdale: about $484,168 (1y 0.4%, 5y 41.2%)
- Andover: about $484,418 (1y -0.4%, 5y 40.3%)
- Parkview: about $490,950 (1y 0.7%, 5y 39.0%)
- Norwood: about $492,010 (1y 1.0%, 5y 38.0%)
- Myrtle Grove: about $493,355 (1y 1.4%, 5y 40.5%)
- Carol City North: about $493,546 (1y 0.3%, 5y 45.5%)
- Norland: about $493,584 (1y 0.4%, 5y 38.5%)
Eleven neighborhoods within about $73,000 of each other. Pine Tree Park/Golden Highlands stands out with a 4.3% one-year gain, and Carol City North had the strongest five-year rise in this group at 45.5%. Here I would choose by commute, street and the specific house rather than by the neighborhood average. A $20,000 difference between two of these averages can disappear into a single roof or plumbing repair.
Above $500,000: larger houses and the top of the market
- Scott Lake: about $501,765 (1y 1.1%, 5y 38.2%)
- Brentwood: about $506,499 (1y -0.1%, 5y 41.1%)
- Crestview: about $514,668 (1y 1.1%, 5y 42.8%)
- Skyway: about $517,167 (1y 0.3%, 5y 39.3%)
- Carol City South: about $519,531 (1y -0.4%, 5y 40.0%)
- Venitian Gardens: about $524,119 (1y 1.8%, 5y 42.0%)
- Rolling Oaks: about $629,082 (1y 0.3%, 5y 42.6%)
- Country Club Estates: about $637,135 (1y 1.9%, 5y 34.3%)
Rolling Oaks and Country Club Estates are the two areas clearly above the rest, each more than $100,000 over the next neighborhood. Both sit above the city's upper-third threshold of about $551,603. Country Club Estates had one of the smaller five-year gains in the city, which suggests its premium has held but not widened.

What to check in any Miami Gardens neighborhood
- Permits. Additions and garage conversions are common. Compare the permit record with the house.
- Flood zone. It varies by street, especially near canals and lakes. Check the FEMA map for the address.
- Roof and wind mitigation. Roof age and opening protection drive the insurance premium.
- Distance from Hard Rock Stadium. Event-day traffic matters if you are close to it.
- HOA or none. Most older areas have no HOA; newer pockets and townhouse communities may.
If your price range lands in that crowded $420,000 to $520,000 band, a shortlist of specific houses across several neighborhoods is more useful than picking one area first.
