A small condo market inside a house city
Miami Gardens is mostly houses. Census data shows 66.9% of its homes are detached single-family, and only 18.3% are in buildings of 10 or more units. The condo stock that does exist is mostly older garden-style and low-rise complexes, plus townhouse-style communities. The city's median year built is 1970, and few condo complexes here are new.
That shapes your search in two ways. First, there are fewer listings, so the right unit may take longer to find. Second, many complexes are self-managed or small, which affects how well they are run and how lenders see them.
Some townhouse communities are legally condominiums, governed by a condo declaration, even though the units look like houses. Check the title and the declaration, because condo rules and condo financing reviews apply to them.

Why condo values are falling while houses hold
The 6.1% one-year drop is part of a wider pattern in older Florida condos. After the 2022 condo safety law, associations have had to fund reserves properly, commission studies and pay for deferred repairs. Association insurance costs rose at the same time. Those costs end up in the monthly fee or in special assessments, and buyers price them in.
Single-family homes do not carry those shared costs, which is one reason the house index here held steady. For you as a buyer, the falling price can be an opportunity, but only if you know what the building still has to pay for. A unit that looks cheap because the fee doubled last year may be fairly priced. A unit that looks cheap because a large assessment is about to be voted may not be.

What the bedroom numbers tell you
Zillow puts the typical one-bedroom in Miami Gardens at about $117,282. The typical two-bedroom figure, about $331,422, is much higher because it blends condos with small houses; most two-bedroom condos sit well below it.
When I compare condos here for a buyer, I look at the total monthly cost: mortgage, association fee, HO-6 insurance and property tax together. In a building with a low price and a high fee, that total can be close to the cost of a small house, which is worth checking before you decide a condo is the cheaper option.
Rules that apply to older Miami Gardens buildings
The state's two big post-Surfside requirements, the milestone inspection and the Structural Integrity Reserve Study (SIRS), only reach condo buildings with three or more habitable stories. Plenty of Miami Gardens complexes are one or two stories, so those specific requirements may not apply. The association still has to keep a budget and reserves, carry insurance and maintain the roofs, plumbing and common areas.
For a three-story or taller building, the milestone inspection is due by December 31 of the year the building turns 30, or 25 if the local building official requires, and every 10 years after; the SIRS is also every 10 years. For budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce the required SIRS reserves.
Whatever the height, ask the association for these before your cancellation window closes:
- The current budget, reserve balance and the last year's financial statements
- Any approved or discussed special assessments
- Board minutes for the past 12 months
- The master insurance policy, including the wind deductible
- Roof ages for each building
- Any pending lawsuits involving the association
As a resale buyer, you have 7 days, excluding weekends and legal holidays, to cancel after you receive the association documents.
Financing a low-priced condo
Many buyers in this price range plan to use FHA or conventional loans, and that is where older complexes can cause trouble. Lenders review the whole project. A building can be non-warrantable if it has low reserves, too many units owned by one investor, a high share of owners behind on dues, pending litigation, or unfinished structural repairs. FHA loans require the project to be on FHA's approved list or to qualify for a single-unit approval.
Before you make an offer, ask your lender to review the condo questionnaire. If the building does not qualify, your options narrow to cash or a portfolio loan with a larger down payment.
Taxes and closing costs
If you will live in the condo full time, file for homestead. It removes up to $51,411 of assessed value in 2026, which on a $173,553 condo is a large share of the taxable value, and future increases are capped at 3% or CPI. Without homestead, the assessment resets to market value and the non-school portion can rise up to 10% a year.
In Miami-Dade, the seller customarily pays the deed stamps on a condo, $0.60 per $100 plus a $0.45 surtax. The buyer customarily pays the owner's title policy at the state-promulgated rate. If you finance, add note stamps of $0.35 per $100 and the 0.2% intangible tax on the loan. On a $138,842 loan, 80% of the typical condo value, those come to about $486 and $278.
If you find two or three buildings in your price range, comparing their fees, reserves and insurance side by side is usually where the decision gets made.
