Single-family prices, older-home inspections and the towns around the city
A typical single-family house in West Palm Beach is valued at $471,470 on Zillow's home value index, up 2.0% from a year ago. Houses here are still rising slowly while condos fall, and all homes in the city are up 33.4% over five years, so sellers of well-kept houses are not in a hurry.

House prices in West Palm Beach by bedroom count
The three-bedroom house is the center of this market, valued around $470,695, almost exactly the single-family median. A four-bedroom runs about $674,736, which is roughly $204,000 more, and five-bedroom homes are around $917,857. Two-bedroom homes, at about $251,333, are mostly condos and small older cottages.
The top third of the market starts near $777,649. Above that you are mostly looking at the historic districts near downtown, waterfront streets along the Intracoastal, and the South End. Is now a reasonable time to buy a house here
The data shows a market that is steady for houses and soft for condos. Single-family values gained 2.0% over twelve months, all homes 2.4%, and condos lost 4.3%. That split tells me demand for detached homes with yards is holding even as condo buyers pull back. For a house buyer, it means less of a discount than in some Gulf Coast cities, but also less risk of buying into a falling segment.
Where I do see room to negotiate is on older houses with insurance problems: original roofs, old electrical panels, or plumbing that a carrier will not accept. Sellers of those homes are often willing to credit repairs, because many of their other buyers cannot get coverage either.
West Palm Beach behaves more like a working city than a seasonal resort. Census data shows only 6.8% of housing units held as seasonal homes and a median resident age of 41.1. Single-family detached houses are 38.4% of all units, about the same share as homes in buildings of ten or more units. That mix keeps competition for decent three- and four-bedroom houses steady through the year, without the winter rush you see in more seasonal towns.
For buyers it means two practical things. Good houses near downtown and the water do not sit long in any month, so have your financing approved before you tour. And because so many owners live here full time, many houses have been updated in pieces over decades, which is exactly why the permit history matters.

Inspections for older West Palm Beach houses
The city's housing has a median build year of 1988 in Census data, but the single-family neighborhoods near downtown are much older, with many houses from the 1920s through the 1950s. On those homes I plan for more than a standard inspection.
- 4-point inspection for the insurer, covering roof, electrical, plumbing and HVAC.
- Wind mitigation report to document roof shape, roof-to-wall connections, and impact windows or shutters. Credits here can change the premium a lot.
- Sewer line camera on older homes with clay or cast iron pipes.
- Permit history for additions and enclosed porches, which are common in older houses and sometimes unpermitted.
In the city's historic districts, exterior changes such as windows, roofs and additions usually need approval from the historic preservation office. Budget time for that if you plan to renovate.
Flood zones, insurance and hurricane deductibles
Houses along the Intracoastal Waterway and near the lakes and canals can sit in higher-risk FEMA zones. Look up the zone for the exact address and get a flood quote during your inspection period. Lenders require flood coverage in A and V zones, and it is always a separate policy. Ask the seller for an elevation certificate if one exists.
Homeowners policies in Florida carry a hurricane deductible of 2%, 5% or 10% of dwelling coverage, applied once per calendar year. On a $471,470 house, a 2% deductible is about $9,429 out of pocket before coverage starts. If private carriers decline the house, Citizens Property Insurance is the state-backed fallback, and that alone can change what a house is worth to you.
Taxes, homestead and closing costs
Expect the tax bill to change after you buy, since the assessed value resets to market. If the house is your permanent residence, homestead reduces assessed value by up to $51,411 in 2026 and Save Our Homes holds yearly assessment increases to 3% or CPI. Second-home owners and Canadians who are not permanent residents do not get the exemption, and their non-school assessments can rise up to 10% a year. Amendment 3 on the Nov 3, 2026 ballot needs 60% to pass, and its result is not known yet.
On a $471,470 purchase with 20% down, a financed buyer pays about $1,320 in note stamps and about $754 in intangible tax, plus lender fees, title charges, inspections and prepaid insurance. Deed stamps of $0.70 per $100 are customarily paid by the seller.
Nearby cities that cost less or more
The typical home across all types in West Palm Beach is $404,711. Within a short drive, Greenacres ($280,329) and Palm Springs ($268,845) are the lower-cost options, while Boynton Beach ($404,476) and Riviera Beach ($409,986) price close to the city. Royal Palm Beach ($488,691) and Boca Raton ($580,267) are higher, and Wellington ($661,404), Palm Beach Gardens ($696,122) and Jupiter ($704,524) are the expensive end of the county's mainland.
Buyers often start in West Palm Beach for the downtown, the Brightline train and the airport, then compare a newer house in a western suburb at a similar price. That comparison is usually about lot size and HOA rules versus location and older construction. If you tell me which of those matters more, I can pull a shortlist from both sides.
