Buying a House in Jupiter
Waterfront lots, club communities and acreage, each with its own costs
The typical single-family house in Jupiter is worth about $796,241 on Zillow's home value index, up 4.0% over the past year, and a three-bedroom runs about $733,214. Prices here held up better than most of Florida, with all homes up 30.5% over five years, so the work for a buyer is less about finding a discount and more about choosing which kind of Jupiter house fits.

Jupiter house prices by size
A two-bedroom in Jupiter is about $445,324, a three-bedroom about $733,214, a four-bedroom about $1,138,749 and five bedrooms and up about $1,935,409. The jump from three to four bedrooms, about $405,000, is large because four-bedroom homes cluster in gated communities, on the water or on big lots out west.
Zillow's lower third ends near $432,175, mostly condos, townhomes and smaller older houses. The upper third starts around $1,481,582. Unlike much of the state, Jupiter's single-family values are still rising, and condos also gained 2.2% over the year to about $485,200. Well-located houses in good condition rarely sit long, so pre-approval and a quick inspection schedule help.

Three different housing markets in one town
Jupiter buyers usually end up in one of three places, and each changes the checklist.
- Waterfront and near-water homes along the Loxahatchee River, the Intracoastal and the canals off them. Check dock permits, seawall condition, bridge clearance if you have a boat, and flood zone.
- Planned and gated communities, including Abacoa near Roger Dean Chevrolet Stadium, where the Cardinals and Marlins train in spring, plus many golf and club communities. Check HOA, any club membership requirement and assessments.
- Larger lots in Jupiter Farms, an unincorporated area west of the town with acreage, horses and fewer rules. Check well and septic, drainage and road maintenance.
Most buyers know which of these they want after one day of tours. It is worth deciding early, because the comparable sales, inspections and insurance quotes are different for each.

Club fees and membership requirements
Several Jupiter communities are built around private golf or country clubs. In some, membership is mandatory with the home, and the purchase comes with an initiation or equity fee on top of the price, plus annual dues and food minimums. In others, membership is optional, or offered at several levels. These costs can add tens of thousands a year, and the initiation fee can be a large one-time number due at closing.
Ask for the club's current fee schedule, any capital assessment history, the HOA budget and whether membership transfers with the sale. Two houses with the same list price in different clubs can cost very different amounts to own.
Insurance, roofs and flood near the inlet
Census puts the median year built in Jupiter at 1989. Many homes predate the 2002 Florida Building Code, and a large share of newer ones came after it. Insurers price the difference through roof age, wind mitigation features and whether windows and doors are impact-rated. Order a wind mitigation report on any house, and a 4-point inspection on older ones.
Homes near the Jupiter Inlet, the river and the Intracoastal are more likely to be in FEMA high-risk flood zones. For a high-value house, NFIP coverage tops out at $250,000 on the structure, so many buyers add private or excess flood coverage. Hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year, so on a $1 million policy a 2% deductible is $20,000. Price all of this during your inspection period.
On waterfront lots, add a dock and seawall inspection by a marine contractor. Seawall caps crack, tiebacks corrode and boat lifts wear out, and none of that shows up in a standard home inspection. A seller's disclosure may say the seawall is fine; a marine contractor's written report is what you want before the inspection period ends, along with copies of the permits for the dock and lift.
Taxes after the purchase
The assessed value on a Jupiter house resets to market value after the sale. With values up 30.5% in five years, a long-time owner's capped tax bill can be far below the bill you'll get. A full-time Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes then limits annual increases to 3% or CPI. Census shows 13.8% of homes are seasonal, and those owners pay without homestead, with a 10% cap on non-school levies only.
In Palm Beach County the seller typically pays deed doc stamps at $0.70 per $100. Jupiter buyers who finance cover the mortgage side: $0.35 per $100 of the note in stamps and 0.2% of it in intangible tax. On a $796,241 house with 20% down, that is about $2,229 and $1,274.
Jupiter beside Palm Beach Gardens and points south
On Zillow's all-homes figures, Jupiter at $704,524 sits just above Palm Beach Gardens at $696,122 and ahead of Wellington at $661,404 and Boca Raton at $580,267. Royal Palm Beach is about $488,691, while Riviera Beach and West Palm Beach run around $410,000. Census shows a median age of 47.5 and 24.4% of residents 65 or older, a mix of families, working buyers and retirees.
Jupiter suits buyers who want boating, beaches and a northern Palm Beach County address, and who accept higher prices for it. Buyers who want a similar lifestyle with somewhat lower prices often compare Palm Beach Gardens and Tequesta. A shortlist split by waterfront, club and acreage options is the fastest way to see what the budget buys in each.
