55+ Communities in Jupiter
A high-priced north Palm Beach County town where retirees mostly buy single-story homes and elevator condos
Jupiter has very few formally age-restricted communities, and buying here as a retiree is expensive: Zillow's typical condo is about $485,200 and the typical house $796,241, with values up 30.5% over five years. Most 55+ buyers in Jupiter instead choose a retiree-friendly condo or a single-story villa in an all-ages community, and many come from elsewhere in Florida carrying homestead savings with them.

What 55+ living looks like in Jupiter
About 24.4% of Jupiter residents are 65 or older and the median age is 47.5, so retirees are a large group without dominating the town the way they do in parts of southern Palm Beach County. Only 0.5% of homes are mobile or manufactured, which removes the low-cost 55+ park option common in other parts of Florida, and Jupiter does not have the large gated active-adult developments found west of Boynton Beach and Delray Beach.
Instead, retirees tend to look for:
- Condos in elevator buildings near the Intracoastal, the Loxahatchee River or the beach
- Single-story villas and patio homes in gated communities with low-maintenance lawns
- Golf and country club communities where membership skews older but is not restricted
If a community you like is marketed as 55+, verify it meets the Housing for Older Persons Act: 80% of occupied units must include a resident 55 or older, with published age policies and regular verification.
The lifestyle pull is outdoor and low-key: public beaches, boating on the Loxahatchee and the Intracoastal, the Jupiter Inlet Lighthouse, and spring training baseball at Roger Dean Chevrolet Stadium in Abacoa. About 13.8% of Jupiter homes are seasonal, a smaller share than in many Gulf beach towns, so most retirees here live in town year-round and neighborhoods stay occupied through the summer.

Jupiter prices by size
Across all home types, Jupiter's typical value is $704,524, up 3.2% in a year. Unlike much of Florida, condos also rose, by 2.2%, and single-family homes gained 4.0%. A one-bedroom is valued near $279,066, a two-bedroom near $445,324 and a three-bedroom near $733,214. Four-bedroom homes average $1,138,749.
For a downsizing couple, the two-bedroom figure is the key benchmark. The lower third of Jupiter's market starts around $432,175 and the upper third around $1,481,582, with waterfront and club properties at the top. Palm Beach Gardens, at $696,122, is the closest comparison on price.
Five years of 30.5% growth also means a Jupiter seller who bought before 2021 often has room to accept a lower offer and still come out ahead, which is worth keeping in mind on listings that have sat for a while.

Moving your Save Our Homes benefit to Jupiter
Many Jupiter retirees are moving from another Florida homestead, often a larger family house, and Florida lets them carry part of their accumulated tax savings with them. This is called homestead portability:
- When you sell a Florida homestead, the gap between its market value and its capped assessed value is your Save Our Homes benefit.
- You can transfer up to $500,000 of that benefit to a new homestead, if you establish it within about three years of leaving the old one.
- If you downsize to a cheaper home, the transfer is prorated based on the ratio of the new home's value to the old one.
You apply when you file for homestead on the new Jupiter home with the Palm Beach County Property Appraiser. With 2026 homestead exemptions of up to $51,411 on top, portability can make a big difference on a $700,000 purchase. Buyers coming from outside Florida start fresh, with the assessment set at market value. This isn't tax advice, so confirm the numbers with the property appraiser.
Condo questions for retirees in Jupiter
The median Jupiter home was built in 1989, and 21.0% of homes are in buildings with ten or more units. Many condo buildings are now well into their 30s, which brings them under Florida's milestone inspection rule for buildings of three or more habitable stories. Ask for that inspection report and the Structural Integrity Reserve Study, the budget, and any assessments planned for roofs, concrete repair or elevators.
Elevator buildings matter more to retirees than to younger buyers. A walk-up unit priced well below the market can cost you later if stairs become a problem, and elevator replacement is a big reserve item. Use the seven-day review period after you receive association documents to read them carefully.
If you want a formal 55+ community nearby
Buyers set on a restricted community with clubhouses and organized activities usually widen their search south in Palm Beach County. Boynton Beach, with a typical home value of $404,476, and Delray Beach, at $345,071, have large age-restricted communities west of their city centers and older 55+ condo complexes closer to the coast. Both are cheaper than Jupiter by a wide margin. The trade is distance: they sit roughly 30 to 45 minutes south, depending on traffic.
Wellington, at $661,404, has prices closer to Jupiter's but its housing is mostly family-oriented HOA communities.
Insurance and flood in a coastal town
Jupiter sits on the Atlantic and the Loxahatchee River, and parts of town are in FEMA flood zones. Check the zone and the elevation certificate for any home, and get wind and flood quotes during the inspection period. For houses, a wind mitigation report showing impact glass, roof shape and roof-to-wall straps can lower premiums. For condos, ask about the master policy and the hurricane deductible, which in Florida is a percentage of dwelling coverage.
Give me your budget, the size you need and if you are bringing a Florida homestead with you, and I will build a Jupiter shortlist with the tax effect already worked out.
