Where Jupiter Farms is and how it is set up
Jupiter Farms sits west of Florida's Turnpike along Indiantown Road, with the Loxahatchee River area on its western side. It has a Jupiter mailing address in the 33478 ZIP code, but it is unincorporated Palm Beach County, outside the Town of Jupiter. That means county zoning, county permits and county services, and it is the first thing to understand before you buy.
Most of the land was platted in the 1950s and 1960s into lots of roughly 1.25 to 2.5 acres. Some owners have combined lots into parcels of 5 or 10 acres. Most of the area is zoned agricultural residential, which allows horses and, on most parcels, other small livestock. Most of Jupiter Farms has no HOA, although some pockets have deed restrictions or small associations.
Zillow's boundary for Jupiter Farms may not match the area locals call by that name, so check the specific parcel.
What the price numbers say
Zillow's index for Jupiter Farms rose 4.5% over the past year and 34.2% over five years. The Town of Jupiter overall rose 3.2% and 30.5%, and Jupiter's single-family index rose 4.0% over the year. Jupiter Farms has slightly outpaced the town on both measures.
Similarly priced neighborhoods on Zillow's Jupiter list include Mallory Creek at about $834,642, Windsor Park at about $844,582, Tuscany at about $849,127 and Shores at about $873,405. Those are planned communities with smaller lots. In Jupiter Farms the same money typically buys more land and fewer amenities. These figures cover the past only.
The spread inside Jupiter Farms is wide. An older house on a single lot and a newer home on five fenced acres with a barn are very different purchases, and both count in the same index.

Wells, septic and utilities
Most Jupiter Farms homes use a private well for water and a septic system for wastewater. Before you buy:
- Test the well water. Order a lab test for bacteria and common contaminants, and ask about the pump age, the pressure tank and any filtration or softener system.
- Inspect the septic system. Hire a septic contractor to pump and inspect the tank and drainfield, and check the county permit record for size and age. A drainfield replacement is a large expense.
- Confirm the power and internet options for the specific road, since service can vary in rural areas.
A standard home inspection does not cover the well or septic in enough detail. Budget for both specialists during your inspection period.
Drainage, flood zone and roads
Jupiter Farms is low, flat land with drainage handled by canals and swales. Some streets and yards hold water after heavy rain. Check the FEMA flood zone for the parcel, ask the seller how the property drains in summer storms, and look at the lot after a rain if you can.
Some drainage and road maintenance in the area is funded by a special district assessment that appears on the property tax bill. Read every line of the tax bill, including the non-ad valorem assessments. Many roads are unpaved, which affects your car, your commute in wet weather and in some cases resale. Ask whether the road in front of the house is paved and who maintains it.
Horses, barns and outbuildings
If you plan to keep horses, confirm the zoning allows the number you want on that acreage, and check any deed restrictions. Ask for permits on barns, fencing, pools, garages and additions. Unpermitted structures are common in rural areas, and they can cause trouble with insurance, appraisal and resale.
Insurers also look at outbuildings. A barn or workshop may need separate coverage, and some carriers have rules about livestock liability. Raise that with your agent early.
Insurance, taxes and financing
Wind insurance depends on roof age, roof shape and opening protection, so ask for a wind mitigation report on the main house. Older homes may need a 4-point inspection. Get quotes during the inspection period.
Lenders appraise acreage differently. Comparable sales are fewer and spread out, and some lenders limit how much of the value can be land. Talk to a lender who has closed rural Palm Beach County loans before you make an offer.
For property tax, the parcel is reassessed at market value once you own it. Filing homestead on a primary residence cuts up to $51,411 from that assessed value in 2026, and Save Our Homes holds later increases to 3% or CPI. On acreage, also ask the property appraiser whether any agricultural classification the seller had will carry over, because Florida ties that classification to bona fide agricultural use of the land.
Who Jupiter Farms fits
It fits buyers who want land, horses, a workshop, a big garage or simply distance from neighbors, and who are comfortable maintaining a well, a septic system and a long driveway. It fits less well if you want gated security, a clubhouse or city utilities. If you tell me how much land you need and what you plan to keep on it, I can screen Jupiter Farms parcels by zoning, road type and septic records before you tour.
