Moving to Jupiter, FL

Jupiter is a good place to live for buyers who can afford it, and that is the first filter: Zillow's typical home value is about $704,524, and even the lower third of the market sits near $432,175. In return you get the Loxahatchee River, the inlet, beaches and newer housing than most of South Florida.

What it costs to buy into Jupiter

On Zillow's home value index, the typical single-family house is about $796,241 and the typical condo about $485,200. By size, a 1-bedroom runs about $279,066, a 2-bedroom about $445,324, a 3-bedroom about $733,214 and a 4-bedroom about $1,138,749. The upper third of the market starts near $1,481,582.

Prices rose 30.5% over five years and 3.2% over the past year. Houses gained 4.0% and condos 2.2%. Condo values held up here over the past year, unlike Delray Beach, Boynton Beach and Greenacres, where they fell between about 4% and 7%. For a newcomer it means fewer bargains and less room to negotiate than in cities where the condo market has softened. It does not predict what prices do next.

Jupiter is slightly above Palm Beach Gardens at about $696,122 and well above Wellington at $661,404 and Boca Raton at $580,267.

Who lives here and how the year runs

The median age is 47.5, and 24.4% of residents are 65 or older. Seasonal homes are 13.8% of the stock, higher than in Delray Beach or Boynton Beach. That combination gives Jupiter a mix of working families, retirees and part-year owners. Winter brings more traffic on Indiantown Road and US-1 and fuller restaurants. Summer is quieter.

The higher seasonal share also affects buying. Part-year owners are often out of state when their homes are listed, so showings, repairs and paperwork can take longer to arrange. If your timing is flexible, spend time in Jupiter in both winter and summer before deciding which part of town fits your year.

Spring training also shapes the calendar. The St. Louis Cardinals and Miami Marlins train at Roger Dean Chevrolet Stadium in Abacoa, which brings crowds in February and March.

Getting around and what is nearby

I-95 and Florida's Turnpike both run through Jupiter, and Indiantown Road is the main east-west road. US-1 and A1A run along the coast. Palm Beach International Airport is the nearest major airport, a drive south past Palm Beach Gardens. There is no Tri-Rail service this far north.

Jupiter Medical Center is in town. Florida Atlantic University has its John D. MacArthur campus in Jupiter. The Jupiter Inlet Lighthouse sits at the inlet, and the beaches run south toward Juno Beach. For commuters to West Palm Beach, the drive on I-95 is manageable outside rush hour and slow during it.

Water, storms and insurance

A lot of Jupiter is near water: the Intracoastal, the Loxahatchee River and its branches, and the ocean. Flood zones vary sharply from one street to the next. Pull the FEMA flood zone for the exact address and ask for the elevation certificate on anything near water.

Wind insurance is the bigger line item for most houses. Newer roofs, impact windows and a current wind mitigation report lower the premium, and Jupiter's newer housing stock helps. Homes built before the early 2000s often need a 4-point inspection to get coverage. Hurricane deductibles are a percentage of dwelling coverage, and at Jupiter prices a 2% deductible on an $800,000 house is $16,000. Get quotes during the inspection period.

Taxes and the reset

Florida has no state income tax, which carries more weight at Jupiter's income levels than in cheaper cities. Property tax is the cost to plan for. The assessment resets to market value after you buy, so the seller's bill tells you little. If Jupiter is your permanent home, homestead takes up to $51,411 off assessed value in 2026 and Save Our Homes caps yearly increases at 3% or CPI. Part-year owners pay without homestead, though their non-school assessments still cannot rise more than 10% a year.

Many planned communities also carry HOA fees, and some carry club dues or CDD assessments. Ask for every recurring charge before you compare two houses.
