Is Sarasota a Good Place to Retire?

Yes for retirees who value culture and medical care close by, if the budget allows for insurance and fees.

Yes, for retirees who want a walkable small city, arts, a major public hospital and beaches within a short drive: 29.2% of Sarasota residents are 65 or older on Census figures, and a typical condo costs about $263,924 on Zillow's home value index. It is more expensive than the inland towns to the south, and the older housing stock means fees, assessments and insurance need real attention.

How retirement in Sarasota actually looks day to day

Retirees here tend to live one of three ways. Some buy a condo downtown or near the bay and walk to restaurants, theaters, the farmers market and the marina. Some buy a house in an established neighborhood and drive to everything. Others move into a continuing care retirement community and trade a large entry fee for housing, services and a path to assisted living and nursing care on the same campus.

The city has the population to support that. The median age is 48.2, and 14.5% of homes are seasonal, held by people who winter here. Season runs roughly January through April, and many retirees adjust their routines around it: errands early, beach on weekdays, restaurant reservations made ahead.

Price levels for the homes retirees buy

Zillow's numbers for the city:

A condo costs roughly 60% of a single-family house here, which is why so many retirees start their search in condos. The condo price drop is real and has a known cause: state law since 2022 requires milestone inspections and fully funded structural reserves, and many older associations raised dues or levied assessments. The median home in the city was built in 1976, so plenty of buildings are at the age where those inspections bite. Within the county, Venice ($380,378) and North Port ($303,227) cost less; the islands, from Siesta Key ($828,780) to Longboat Key ($951,300), cost far more.

Healthcare and continuing care communities

Sarasota Memorial Hospital, the county's public hospital, is in the city, and Sarasota Memorial also runs a hospital in the Venice area. For many retirees, having a large hospital 10 or 15 minutes away is a deciding factor.

The city also has several continuing care retirement communities, including Plymouth Harbor on Sarasota Bay, the Sarasota Bay Club on the Tamiami Trail, and The Glenridge on Palmer Ranch to the south. These are a different purchase from a home: you pay an entry fee plus monthly fees, and contracts differ in how much of the entry fee is refundable and what level of care is included. Have an elder-law attorney or financial advisor read the contract, and ask for the community's financial statements and fee history.

55+ communities, villas and manufactured homes

Outside the continuing care model, age-restricted options around Sarasota include condo and villa complexes, manufactured-home communities (3.9% of the city's units are mobile homes, more in the surrounding county) and newer active-adult single-family neighborhoods east of I-75. Under the federal Housing for Older Persons Act, a 55+ community needs at least 80% of occupied homes to have a resident 55 or older.

Questions that matter on a fixed income:

Taxes, homestead and the cost after closing

Florida has no state income tax, which matters most to retirees drawing pensions and retirement accounts. If Sarasota becomes your permanent home, file for homestead: in 2026 it removes up to $51,411 from assessed value, and Save Our Homes holds later increases to 3% or inflation, whichever is lower.

Your first tax bill will reflect the purchase price, because the assessment resets at sale. Snowbirds who keep a primary home elsewhere don't qualify for homestead and pay on full assessed value with a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot may change parts of this; the outcome isn't known as I write. This isn't legal or tax advice.

Insurance and storm planning for retirees

Hurricanes Helene and Milton in 2024 flooded parts of the barrier islands and lower bayfront areas. For a retiree, the goal is to avoid a single storm that costs more than your savings can absorb:

Who Sarasota fits as a retirement town

It fits retirees who want culture, restaurants and medical care close at hand and are willing to pay more than in inland towns for that. It suits people who like a condo lifestyle and are careful about which building they buy into.

It fits less well on a tight fixed income with little cushion for assessments or insurance increases, or for someone who wants a brand-new house at an entry price. If you give me your monthly budget and whether you want a condo, a house or a care community, I can put together a shortlist that compares Sarasota with Venice and North Port.
