Moving to Venice, FL

A small, older Gulf town with a walkable island core, flat prices and a lot of manufactured and condo housing.

Venice is a good place to live if you want a small, quiet Gulf Coast town with a walkable downtown and beaches, and you're comfortable in a community where most neighbors are retired: 61.4% of residents are 65 or older on Census figures. The typical home costs about $380,378 on Zillow's home value index, down 2.5% in a year and up just 3.4% over five, so prices have been close to flat since 2021.

Who lives in Venice, and what that means for a newcomer

Venice has about 27,479 residents and a median age of 69.2, among the oldest of any Florida city. Some 22.5% of homes are seasonal, owned by people who spend the winter here. In practice, that means quiet summers, full restaurants and golf courses from January to April, and services built around retirees: medical offices, clubs, volunteer groups and a steady calendar of community events.

For a working family moving here, the age profile can feel lopsided. Fewer neighbors have kids, and many daily rhythms follow retirees' schedules. For a retiree or near-retiree, it's often the main attraction. Be honest with yourself about which group you're in before choosing Venice over Sarasota or North Port.

The housing mix: condos, manufactured homes and houses

Census data shows a mixed stock. About 42.1% of homes are detached houses, 23.6% are in buildings of 10 or more units, and 11.8% are mobile or manufactured homes, a far higher share than in Sarasota (3.9%) or North Port (3.4%). The median home was built in 1986.

What homes cost, by type and size

Zillow's figures for the city:

The lower third of the market starts around $254,904 and the upper third around $594,251. Compared with neighbors, Venice sits a little below Sarasota ($410,998) and well above North Port ($303,227) and Englewood ($323,601). Nokomis, just north, runs about $497,641 and Osprey about $661,421.

Neighborhoods on Zillow's list

Zillow tracks five neighborhoods in Venice, with clear differences:

The two higher-priced areas have held value best. The lower-priced areas, with more condos and older stock, have drifted down. Zillow's boundaries may not match local names, so judge a specific street or community.

Getting around, healthcare and the beach

I-75 runs along Venice's east side, and US 41 runs through town. Sarasota Bradenton International Airport is roughly 30 to 40 minutes north; Venice also has a municipal airport for private planes. The Legacy Trail, a paved bike and walking path on an old rail line, runs from Venice north toward Sarasota.

For hospital care, Sarasota Memorial opened a hospital in the Venice area in 2021, near I-75 north of town. The older Venice hospital on the island, latterly ShorePoint Health Venice, closed in 2022. Venice Beach and Caspersen Beach are known for fossilized shark teeth, which is why the town calls itself the shark tooth capital.

Practical steps after you close

Buyers moving here full-time usually handle the same short list in the first months:

This isn't legal or tax advice. If you are keeping property in another state, talk to a tax advisor about how and when to change your domicile.

Storms, insurance, taxes and common newcomer mistakes

Venice is low and coastal, and the island in particular faces surge risk. For each address, check the FEMA flood zone and evacuation zone, get homeowners and flood quotes with a wind mitigation report, and for older homes expect a 4-point inspection. Manufactured homes need extra attention to age and tie-downs: homes built before mid-1994 were built to an older federal wind standard.

On taxes, Florida has no state income tax, and homestead takes up to $51,411 off assessed value in 2026 with a 3% or inflation cap afterward. The assessment resets when you buy. The mistakes I see most: assuming a cheap condo stays cheap after the next assessment, ignoring lot rent increases in a land-lease park, and visiting only in winter. If you tell me your budget and the home type you want, I'll put together a shortlist across the island, Northeast Venice and the newer areas east of I-75.
