Moving to Sarasota, FL
What housing costs, where people live, and the mistakes I see newcomers make.
Sarasota is a good place to live for people who want a small city with real cultural life, Gulf beaches nearby and a strong healthcare base, and can handle Florida insurance costs: the typical home is about $410,998 on Zillow's home value index and a typical condo about $263,924. Prices have eased 1.5% over the past year after rising 12.2% over five, so buyers arriving now have more room to negotiate than in 2022.

Half towers and condos, half houses: the city's housing mix
Census data shows a city split down the middle. Only 39.0% of homes are detached single-family houses, while 35.8% sit in buildings of 10 or more units. The median home was built in 1976, so much of what you will tour is older: mid-century ranch houses, 1970s and 1980s condo complexes, and newer towers downtown and along the bay.
That mix shapes your search more than any neighborhood name. In an older house, expect questions about the roof, the electrical panel, plumbing and windows, and plan for a 4-point inspection that insurers ask for. In an older condo, the questions are about reserves, the milestone inspection and any special assessment the board is planning. Newer single-family construction mostly sits outside the city limits, east of I-75 and down toward Venice and North Port.

Prices by home size, and where the jumps are
Zillow's figures by bedroom count show where budgets bend:
- 1-bedroom: about $174,363
- 2-bedroom: about $295,584
- 3-bedroom: about $440,109
- 4-bedroom: about $700,324
- 5-bedroom and up: about $1,051,723
The step from three to four bedrooms is about $260,000, which is large. Many four-bedroom homes in the city are on or near the water or in the pricier western neighborhoods. A family that needs a fourth bedroom often finds better value in the newer subdivisions east of the interstate or in Venice ($380,378 typical) and North Port ($303,227).

Neighborhoods by budget, from Zillow's list
Zillow tracks about 30 neighborhoods in the city, and the spread is wide:
- Under about $310,000: Park East, Village Gardens, Amaryllis Park, Bayou Oaks, The Meadows, North Sarasota, Poinsettia Park and Vamo.
- Roughly $315,000 to $450,000: Gulf Gate Estates, Kensington Park, Sarasota Springs, Ridge Wood Heights, South Gate Ridge, Central Cocoanut, Bee Ridge, Desoto Lakes, Alta Vista, Lake Sarasota, Fruitville, Whitfield and Southgate.
- About $490,000 to $650,000: Arlington Park, Palmer Ranch, South Sarasota and the Rosemary District.
- Above $840,000: Miakka, Mockingbird Parish, Hammocks, Serenoa and Downtown.
Trends split too. Arlington Park is up 27.7% over five years and Miakka 31.6%, while Park East is down 11.1% and The Meadows is flat. Zillow's boundaries don't always match what locals call an area, so judge a specific street, not a label.
Getting around, and what's nearby
Sarasota Bradenton International Airport (SRQ) sits on the city's north edge, which is a real convenience for people who fly back to family often. I-75 runs along the east side and US 41, the Tamiami Trail, runs north-south near the bay. Tampa is roughly an hour north by car, traffic permitting.
The beaches are on the barrier islands: Lido Key and St. Armands across the John Ringling Causeway, Siesta Key to the south, and Longboat Key to the north. Sarasota Memorial Hospital is the main public hospital. The city has New College of Florida, the Ringling College of Art and Design and the Ringling museum complex, and a downtown with theaters and a working bayfront marina. Winter season is noticeably busier on the roads and in restaurants than summer.
The population skews older without being a retirement town. The median age is 48.2 and 29.2% of residents are 65 or older, so you will meet plenty of retirees, but also families and people working in healthcare, construction, hospitality and the arts. If commute time matters, test the drive at 8 a.m. in February, when bridges to the islands and the US 41 corridor are at their slowest.
Storms, flood zones and the insurance line item
Hurricanes Helene and Milton both hit this area in 2024, and storm surge flooded parts of the barrier islands and low-lying bayfront streets. For a newcomer, the practical steps are:
- Look up the FEMA flood zone for each address before you write an offer.
- Get a homeowners quote during the inspection period, using a wind mitigation report and, for older homes, a 4-point inspection.
- Get a flood quote even outside the high-risk zones, and ask for any elevation certificate.
- Ask the seller in writing about past water intrusion, claims and repairs.
Insurance is often the second-largest monthly cost after the mortgage. Two similar houses can differ by thousands a year because of roof age, windows and elevation.
What newcomers usually get wrong
The most common one is the property tax estimate. Florida reassesses a home at market value after a sale, so the seller's tax bill understates yours. If Sarasota becomes your permanent home, file for homestead, which in 2026 takes up to $51,411 off assessed value and caps later increases at 3% or inflation. A part-year home here gets no homestead, only the 10% annual cap on non-school levies. Florida also has no state income tax.
The second is buying an old condo for the price alone. About 14.5% of the city's homes are seasonal, many of them condos, and post-2022 state law pushed many associations to raise fees or levy assessments. Read the reserve study and board minutes before you buy. Third: visiting only in February. Spend time here in August before you commit. If you share your budget and the home type you want, I can send a shortlist matched to the neighborhoods above.
Questions buyers ask
Is Sarasota FL a good place to live?
For many people, yes. It has beaches, a hospital system, an airport and arts institutions in a city of about 57,000. The main drawbacks are insurance costs, storm exposure and winter traffic.
How much do you need to live in Sarasota?
Housing sets the bar. A typical home is about $410,998 and a typical condo about $263,924 on Zillow's index. Add property tax, homeowners and flood insurance, and HOA or condo fees.
What are the cons of living in Sarasota?
Insurance premiums, hurricane and flood risk, older housing stock, condo assessments in older buildings, and heavier traffic from January to April.
Where do most newcomers buy in Sarasota?
It depends on budget and home type. Zillow's neighborhoods range from under $200,000 in Park East and Village Gardens to over $900,000 Downtown and in Serenoa.
