New Construction Homes in St. Augustine
Most new homes carry a St. Augustine address but sit outside the small historic city
Most new construction homes marketed as St. Augustine are in fast-growing unincorporated St. Johns County, while the city itself, with about 15,351 residents in Census data, has little vacant land. Inside the city, Zillow's home value index puts the typical single-family home at $449,852, and that resale figure is the benchmark new subdivisions are priced against.

City limits versus a St. Augustine mailing address
The city of St. Augustine is small and old. Census data puts its median year built at 1980, and the historic core is far older, with new building there going through the city's historic preservation review. Large new subdivisions sit outside the city limits in St. Johns County, along corridors such as SR 16, CR 210, US 1 and the I-95 interchanges, but carry St. Augustine addresses.
That difference affects you in practical ways. Your property taxes, utilities provider, building rules and sometimes trash service depend on whether the house is inside the city or in the county. When you compare two new homes, ask which jurisdiction each is in and who supplies water and sewer.

Resale prices new builds compete with
Zillow values a three-bedroom St. Augustine home around $394,041 and a four-bedroom around $515,106. All-homes values are down 1.2% over the past year and up 15.2% over five years. The lower third of the market tops out near $301,126 and the upper third starts around $651,155.
Nearby, St. Augustine Beach runs higher at a typical $591,835, Ponte Vedra higher still at $824,922, and Hastings, to the southwest, much lower at $275,059. New subdivisions in the county often price between the city's resale levels and Ponte Vedra's, depending on lot size and amenities. A new four-bedroom house at or just under the city's four-bedroom resale figure is common, and the comparison then comes down to age, location and carrying costs.

CDDs, HOAs and amenity fees in St. Johns County
A large share of new St. Johns County communities were built with a Community Development District. The CDD assessment shows on the property tax bill and pays back bonds for roads, drainage and amenities, plus a yearly maintenance portion. HOA dues come on top. In amenity-heavy communities with pools, fitness centers and trails, the two together can add a meaningful amount to your monthly cost.
- Get the CDD amount for your exact lot, split into debt service and operations.
- Ask when the bonds mature and whether an early payoff is allowed.
- Read the HOA budget, even if the builder still controls the board.
Flood and storm checks before you sign
Downtown St. Augustine and low areas near the Matanzas River have flooded in past storms, including Hurricane Matthew in 2016 and Irma in 2017. Inland subdivisions sit on different ground, but drainage and elevation still vary lot by lot. Look up the FEMA flood zone for the exact lot, ask for the elevation certificate, and get an insurance quote during your deposit period. Lenders require flood insurance in A and V zones; buyers outside those zones often carry it anyway in this area.
New homes built to current code generally get better wind ratings, which lowers premiums. Ask for the wind mitigation form at closing.
Picking between St. Augustine area communities
The new communities around St. Augustine differ more than their brochures suggest. Before you fall for a model home, sort them on a few plain questions:
- Drive time. How long to I-95, to the beach and, if you work there, to Jacksonville at rush hour.
- Build-out stage. A community in its first phase will have construction traffic and unfinished amenities for years; one near completion has fewer lot choices but a settled look.
- Amenity load. Resort-style amenities mean higher fees. If you will not use them, a smaller community with lower dues may suit you better.
- Lot size and setbacks. Many new St. Johns County lots are narrow, with houses close together. Walk the side yards.
A second-home buyer should also ask about the HOA's rules for leaving a home empty during hurricane season, such as shutter requirements and who checks the property.
Builder incentives, lenders and representation
With resale values slightly down, builders in the St. Augustine area are using incentives: closing cost credits, rate buydowns through an affiliated lender, or design center allowances. You may use any lender, but most incentives require the builder's. Compare the full loan estimates, not only the advertised rate.
The model home consultant represents the builder. Your own agent, usually paid by the builder, can register you at the first visit, review the contract and push for incentives in writing. Some builders will not pay an agent if you visited the model alone first.
Contract terms, warranty and inspections
Before signing a St. Augustine new-build contract, read:
- How the deposit is held, and when it stops being refundable.
- The estimated completion date and what the builder owes if it slips.
- Whether the price can change for material or permit costs.
- The warranty, commonly 1-2-10: workmanship for one year, systems for two, structure for ten.
Hire your own inspector before drywall and before closing. County inspections confirm code minimums; your inspector looks at quality. Then, because Florida assesses property on January 1, budget for a first tax bill that may reflect only the lot and a second that reflects the full house. Homestead, up to $51,411 off assessed value in 2026, applies only to a permanent residence. With 15.1% of city homes held for seasonal use, many buyers here will not qualify, and that difference is worth running through before you choose a price point.
What buyers ask me
Are new homes in St. Augustine inside the city limits?
Most are not. Large new subdivisions are in unincorporated St. Johns County with St. Augustine mailing addresses. Ask which jurisdiction a home is in, since taxes and utilities differ.
Do new St. Augustine communities have CDD fees?
Many do. The CDD appears on your property tax bill alongside HOA dues. Ask for the exact yearly amount for your lot before signing.
Is new construction in St. Augustine more expensive than resale?
Often similar or higher. The typical single-family resale in the city is $449,852 on Zillow, and new builds in the county range widely depending on lot and amenities.
Should I get flood insurance on a new St. Augustine home?
Check the FEMA zone and elevation of the exact lot. Lenders require it in high-risk zones, and many local buyers carry it elsewhere too. Get a quote before your deposit becomes non-refundable.
