Ponte Vedra vs St. Augustine: Where to Buy

Same county, very different price levels, and two separate reasons people move here

The typical home in Ponte Vedra is valued at $824,922 on Zillow's home value index, almost double St. Augustine's $432,603. Both sit in St. Johns County on the Northeast Florida coast, but Ponte Vedra is a high-end suburb oriented toward Jacksonville, while St. Augustine is a small historic city with an older, more seasonal population, and the price gap reflects that.

Where the gap is wide and where it nearly closes

The difference depends heavily on what you're buying:

For a smaller home, the two are surprisingly close, and a one-bedroom is actually cheaper in Ponte Vedra ($190,360) than in St. Augustine ($208,222). The gap opens with family-size houses. A four-bedroom in Ponte Vedra costs about 2.65 times what it does in St. Augustine, because Ponte Vedra's larger homes include oceanfront, golf course and gated properties.

How each market moved

Ponte Vedra values are up 2.3% over the past year and 24.7% over five years. Its single-family houses rose 5.5% in the last year, while most of the county's other markets were flat or slightly down.

St. Augustine is down 1.2% over the past year and up 15.2% over five years. Single-family houses there slipped 1.0%. Condos fell in both: 4.9% in Ponte Vedra and 4.8% in St. Augustine.

The pattern is fairly clear. Demand for higher-priced single-family homes in Ponte Vedra has held up, while St. Augustine's market, with more older homes and more second-home buyers, has cooled slightly. Neither trend tells you what happens next, but it does tell you where sellers currently have more leverage.

What the housing looks like

St. Augustine's city housing is older and more mixed. Census data shows a median year built of 1980, 56.1% detached single-family homes and 18.3% of homes in buildings with 10 or more units. The historic district has some of the oldest houses in Florida, and around it are mid-century neighborhoods and later subdivisions.

Ponte Vedra splits into two parts. Ponte Vedra Beach, between the ocean and the Intracoastal Waterway, is an established area of larger homes, golf communities and beachfront condos. Inland, Nocatee and other newer master-planned communities carry a Ponte Vedra address and much newer housing. Zillow's Ponte Vedra figures blend both.

That difference in age matters for ownership costs. Older homes in St. Augustine mean more 4-point inspections, older roofs and more renovation budget. Newer homes in inland Ponte Vedra usually insure more easily but often carry CDD assessments and HOA fees.

Who lives in each

St. Augustine skews older and part-time. The median age is 49.9, 27.4% of residents are 65 or older, and 15.1% of homes are held for seasonal use. The city's population is 15,351, small for its name recognition, and tourism shapes daily life downtown, especially on weekends and holidays.

Ponte Vedra is closer to Jacksonville's job market and draws families and professionals, along with retirees and second-home owners on the beach side. TPC Sawgrass and the PGA Tour's headquarters are in Ponte Vedra Beach, and Mayo Clinic's Florida campus is just to the north in Jacksonville. For most working buyers in Ponte Vedra, the daily routine points north toward Jacksonville's offices, hospitals and Jacksonville International Airport. In St. Augustine it points inward, toward downtown, the beaches on Anastasia Island and US 1, with I-95 on the west side for longer trips. Both cities reach I-95 easily, but the drive from St. Augustine to Jacksonville's job centers is noticeably longer.

Flood, insurance and coastal exposure

Both places sit on the coast, and both have areas in FEMA flood zones. St. Augustine's historic downtown and bayfront are low and have flooded during hurricanes and strong nor'easters. Parts of Ponte Vedra Beach face open ocean and may be in coastal VE zones, and inland communities have lots near marshes and creeks.

For any home in either place, check the flood zone and elevation certificate, get a wind and flood quote during your inspection period, and ask for roof age and wind mitigation details. Hurricane deductibles are a percentage of the dwelling limit, which is the rebuild cost rather than the sale price. If a Ponte Vedra house carries $800,000 of dwelling coverage, a 5% hurricane deductible means $40,000 out of pocket before the policy pays, so keep that in your savings plan. The same percentage on a smaller St. Augustine house is a far smaller number, which is one more reason the total cost of ownership differs more than the prices alone suggest.

Who each one fits

Ponte Vedra fits buyers who want newer or larger homes, golf or beach-club living, a shorter drive to Jacksonville and the airport, and who can carry a higher price and often a CDD. It also fits families looking for a planned community with amenities.

St. Augustine fits buyers who want history, a walkable downtown, a lower entry price for a house, and who don't mind tourists or the upkeep of an older home. Anastasia Island and the beach communities south along A1A give coastal options at lower price points than Ponte Vedra Beach. Saint Augustine Beach, for example, has a typical value of $591,835.

Property taxes work the same in both: the assessment resets at sale, and homestead applies only to a permanent residence. Once you know which lifestyle you're after, a shortlist from the right side of the county narrows it down quickly.
