Is St. Augustine a good place to live: pros and cons
St. Augustine was founded by the Spanish in 1565 and is the oldest continuously occupied European-founded city in the United States. The city itself is small, about 15,351 people, and most of what newcomers picture, from the Castillo de San Marcos to the narrow streets of the historic district and Flagler College, is within a short walk of the bayfront.
Pros: a walkable downtown, beaches a short drive across the Bridge of Lions or the Vilano bridge, access to I-95 and Jacksonville to the north, and a slower pace than Florida's big metros.
Cons: heavy tourist traffic downtown, especially on weekends and during holiday events, older housing with higher insurance costs, flood exposure in low-lying areas, and fewer large employers inside the city than in Jacksonville.

The beach areas, by Zillow's numbers
Zillow tracks several beach communities around St. Augustine. Most are outside the city limits, which means county services and taxes, but buyers treat them as part of the same market.
- Villano Beach: $718,183, up 3.9% in a year and 23.4% over five years. Locals spell it Vilano Beach; it sits north of the inlet, across the bridge from downtown.
- Marineland: $660,259, down 2.8% in a year and up 10.6% over five years. A tiny oceanfront town well south along A1A.
- Crescent Beach: $512,753, down 4.2% in a year and up just 3.3% over five years.
- Butler Beach: $503,549, down 2.3% in a year and up 15.4% over five years.
Saint Augustine Beach, a separate city on Anastasia Island, has a typical value of $591,835. Villano Beach is the only one of these that rose in the past year. Crescent Beach has the weakest five-year gain of the group, so its prices today are not far above where they were in 2021. Zillow draws these boundaries itself, and what a local calls Crescent Beach or Butler Beach may not match the map exactly, so compare specific sales on the same stretch of A1A before trusting any index figure for a particular house.
The housing stock and who lives here
Census data puts the median year built in the city at 1980, so this is an older housing stock than Florida's newer metros. About 56.1% of homes are detached single-family, 18.3% are in buildings of 10 or more units and only 0.1% are mobile homes. Around the historic core you'll find late 19th- and early 20th-century wood-frame houses, many with historic district rules on exterior changes.
The population leans older. The median age is 49.9, and 27.4% of residents are 65 or older. Seasonal homes are 15.1% of the stock, so a noticeable number of houses sit empty part of the year. In practice that means quieter streets in summer, busier ones in winter, and a resale market with a steady supply of second homes coming up for sale.
Floods, storms and insurance
Downtown St. Augustine and parts of the bayfront sit low, and the city flooded badly during Hurricane Matthew in 2016 and Hurricane Irma in 2017. Strong nor'easters and very high tides can also push water into low streets. Before you buy anywhere in or around the city, look up the FEMA flood zone and ask for an elevation certificate. In an A or VE zone with a mortgage, flood insurance is required, and even outside those zones many owners here carry it.
For older houses, insurers usually want a 4-point inspection covering roof, electrical, plumbing and HVAC, and a wind mitigation report. Historic homes can add cost because repairs must use approved materials in designated districts. Get insurance quotes early in the inspection period.
Taxes and what newcomers underestimate
With no state income tax in Florida, the property tax bill matters more. If you'll live here full time, file for homestead with the St. Johns County Property Appraiser. In 2026 it can reduce assessed value by up to $51,411 and caps later increases at 3% or CPI. A second home gets no exemption and can see the non-school portion rise up to 10% a year. After any sale, the assessment resets, so the listing's tax figure is the seller's history, not your future.
What newcomers underestimate most here:
- How much flood elevation matters, block by block.
- How different downtown feels on a busy weekend versus a weekday morning.
- The cost of keeping an old wood house in good shape in salt air and humidity.
Hastings, west of the city, has a typical value of $275,059 and is a very different, rural area. If you want help weighing the city against the beaches, a shortlist across both makes the trade-offs clear.
