Palm Coast vs St. Augustine: Where to Buy
A newer suburban city next to a small historic one
Palm Coast is the cheaper of the two: Zillow's home value index puts its typical home at $343,894, about $88,709 less than St. Augustine's $432,603. The gap widens for houses and flips for condos, and the two places differ even more in housing age, size and how many homes sit empty part of the year.

Two very different sizes of place
The Census counts 98,258 people in Palm Coast and 15,351 in the city of St. Augustine. Palm Coast is a large planned city spread across Flagler County. St. Augustine is a small historic city at the center of a much larger area that shares its name. Many homes with a St. Augustine mailing address are outside the city limits, in St. Johns County subdivisions that feel nothing like the old town. The Census numbers on this page describe the city itself, and Zillow's area can be drawn differently, so ask which one a listing is actually in.
The two are roughly 30 miles apart along I-95, close enough that some buyers live in one and spend weekends in the other. Jacksonville and its airport are closer to St. Augustine; Daytona Beach and its airport are closer to Palm Coast. Taxes work the same way in both: no state income tax, and once the home is your permanent residence the homestead exemption takes up to $51,411 off assessed value in 2026, with increases capped at 3% or CPI. The cap resets when a home sells, so budget from the purchase price, not the seller's bill.
Prices by home type and size
For single-family homes the gap is large. St. Augustine's single-family index is $449,852 against $343,449 in Palm Coast, a difference of about $106,400. By size:
- 1 bedroom: almost identical, about $208,000 in both
- 2 bedrooms: $257,115 in Palm Coast vs $295,133 in St. Augustine, about $38,000 apart
- 3 bedrooms: $331,448 vs $394,041, about $62,600 apart
- 4 bedrooms: $376,167 vs $515,106, about $138,900 apart
- 5+ bedrooms: $480,943 vs $680,575
The bigger the house, the more Palm Coast saves you. A family that needs four bedrooms gets the strongest price argument for Palm Coast.
Condos run the other way. St. Augustine's condo index is $291,755, about $60,600 below Palm Coast's $352,336. St. Augustine simply has many more condos, and older ones, while Palm Coast has few. A condo buyer will find more choice and lower prices on the St. Augustine side.

Read this as a description of the past, not a forecast. What it tells a buyer today is that neither market is running away, and that St. Augustine condo sellers have been adjusting prices more than most.
Housing stock: 2003 vs 1980
The median home in Palm Coast was built in 2003; in St. Augustine, 1980. That 23-year gap shows up in insurance, inspections and upkeep.
- Palm Coast: 86.6% single-family detached, 4.3% in buildings of 10+ units, 0.3% mobile homes. Mostly block homes on standard lots, many built after the 2002 Florida Building Code.
- St. Augustine: 56.1% single-family detached, 18.3% in buildings of 10+ units, 0.1% mobile homes. A mix of historic houses, mid-century homes, condos and townhomes.
For an older St. Augustine home, expect a 4-point inspection for insurance and look hard at roof age, wiring and plumbing. Condo buyers there should ask for the milestone inspection status, the Structural Integrity Reserve Study and any planned special assessments, since many buildings are reaching the ages that trigger those rules. If you buy in the city's historic districts, exterior changes go through a review process, which affects what you can do with windows, roofs and additions.
Seasonal share, age and daily feel
15.1% of St. Augustine's homes are seasonal or occasional-use, against 5.8% in Palm Coast. Downtown St. Augustine is a major tourist destination, with Flagler College, the Castillo de San Marcos and the old streets around them, and it gets crowded on weekends and holidays. Palm Coast is quieter and more residential, with most neighbors living there all year.
The age profiles are close. The median age is 50.4 in Palm Coast and 49.9 in St. Augustine, and the 65+ share is 29.5% and 27.4%. Both draw retirees; Palm Coast offers them more house per dollar, St. Augustine offers more walkable history and restaurants.
Flood, wind and insurance in both
Both cities sit near the ocean and the Intracoastal, and both have streets in FEMA high-risk flood zones. Low-lying parts of St. Augustine's historic city have flooded in past storms, and Palm Coast's canal neighborhoods carry their own flood exposure. Check the zone for each specific address, ask for an elevation certificate on anything near water, and get homeowners and flood quotes during the inspection period. Newer construction in Palm Coast often earns better wind mitigation credits; an older St. Augustine home may need a roof or other updates before some insurers will write it.
Who each city fits
Palm Coast fits a buyer who wants a newer single-family house, more bedrooms for the money, year-round neighbors and a quieter suburban routine, and who doesn't mind driving for most things.
St. Augustine fits a buyer who wants a condo, history, restaurants and a walkable core, or who values being closer to Jacksonville, and who can accept older homes, tourist traffic and higher house prices. Many people end up shortlisting a few homes in each before deciding, and that's a sensible way to do it.
