Bedroom prices and a market that stood still
A two-bedroom in Palm Coast is about $257,115, a three-bedroom about $331,448, a four-bedroom about $376,167 and five bedrooms and up about $480,943. Going from three bedrooms to four costs only about $45,000, one of the smallest steps on the Atlantic coast, because most Palm Coast houses are similar in age and lot size.
Zillow's lower third ends near $279,386 and the upper third begins around $505,327. Single-family values moved 0.1% over the year. Flat prices mean sellers who bought in 2022 may have little room to drop, while sellers who bought earlier can. It is worth knowing when and at what price the seller bought before you negotiate, and the public record shows both.

An unusual market where condos match houses
In most Florida cities condos are far cheaper than houses. In Palm Coast, the typical condo, at about $352,336, is worth slightly more than the typical house. The reason is the stock. Census counts 86.6% of Palm Coast units as single-family detached and only 4.3% in buildings with ten or more units, and many of the condos that do exist sit near the ocean or the Intracoastal.
For a house buyer, that means you're shopping in a deep pool of detached homes, while the small condo market follows a different, coastal set of buyers. If you're torn between the two, compare a house on a canal with a condo near the water on total monthly cost, including the condo fee and the house's flood and wind insurance.

Canal lots and seawalls
Palm Coast was planned around a network of canals, some saltwater with access to the Intracoastal and some freshwater. A saltwater canal lot with boat access is a different purchase from a freshwater canal or a dry inland lot.
- Confirm whether the canal is saltwater or freshwater and whether it reaches the Intracoastal.
- Ask who maintains the seawall on the lot and get it inspected; seawall replacement is a large cost.
- Check bridge heights and depths if you plan to keep a boat.
- Look up the FEMA flood zone; canal lots are more likely to be in a high-risk zone than inland ones.
Saltwater canal homes carry a premium, and their insurance and maintenance costs run higher, so price both before you compare them with inland houses.
Newer construction and resale houses side by side
Census puts the median year built in Palm Coast at 2003. A large share of the city was built lot by lot over the last 25 years, and new houses are still going up on remaining lots and in newer communities. Resale buyers often compete with builders offering incentives on similar floor plans.
A resale house from the mid-2000s can look like a bargain against a new one, until you price the roof. Many homes from that era still have original shingle roofs reaching the age where insurers balk. Ask for the roof permit, order a wind mitigation report and get an insurance quote before you decide between the two. The new house may carry a CDD or HOA fee the older one doesn't, so compare total monthly cost.
A new house also needs inspecting. Builders' own inspections and the county's code inspections check for compliance, not quality, so I recommend an independent inspector before drywall goes up and again before closing. On a resale, the seller's repair history and permits replace that step; on a new build, the inspector's report and the builder's written warranty are your record.
Retirees, homestead and the reset
Census data shows a median age of 50.4 in Palm Coast, with 29.5% of residents 65 or older and 5.8% of homes in seasonal use. Most buyers move here full time. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes then capping annual increases at 3% or CPI. A second-home owner gets no homestead and a 10% cap on non-school levies.
A Palm Coast seller's tax bill reflects years of capped increases, while yours begins from the price you pay. Estimate taxes from the purchase price and the current millage, and check for any non-ad valorem assessments on the bill.
In Flagler County the seller customarily pays the $0.70 per $100 deed stamps. A financed buyer at $343,449 with 20% down borrows about $274,759 and pays roughly $962 in note stamps and $550 in intangible tax.
Palm Coast against Flagler Beach and Bunnell
On Zillow's all-homes figures, Palm Coast at $343,894 sits between Bunnell at about $294,176 and Flagler Beach at about $457,541. Bunnell, the county seat inland, is cheaper with more rural land. Flagler Beach is a small beach town with older houses and higher prices for the oceanside location.
Palm Coast suits buyers who want a newer house with a yard at a moderate price, quick access to I-95 and a drive of a few minutes to the beach. It is less suited to someone who wants to walk to the ocean or live in an older downtown. Choosing between canal and inland lots is usually the first filter I apply when putting together a shortlist here.
