Buying a Condo in Palm Coast
In Palm Coast the condo is usually the waterfront option, and it is priced that way.
A typical Palm Coast condo is worth about $352,336 on Zillow's home value index, up 0.4% over the past year, which is slightly more than the typical single-family house at $343,449. That is rare in Florida, and it happens because Palm Coast's houses fill inland subdivisions while many of its condos sit near the ocean, the Intracoastal Waterway or a marina.

A house city with a coastal condo fringe
Census data counts 86.6% of Palm Coast homes as single-family detached and only 4.3% in buildings of ten or more units. The median year built is 2003. So condos are a small share of the market, and the ones that exist tend to be in two places: low-rise and mid-rise buildings on or near the coast east of I-95, and smaller complexes around golf courses and the waterway.
That mix explains the price. The citywide condo figure is pulled up by water-adjacent buildings, while the house figure reflects thousands of inland homes on standard lots. Compare a condo with houses on the same side of the Intracoastal, not with the citywide average.

Bedroom prices: the coastal premium shows up at two bedrooms
Zillow puts a one-bedroom at about $208,163 and a two-bedroom at about $257,115 citywide. Those figures blend condos and houses, so a two-bedroom oceanfront condo will usually sit well above $257,115, and an inland two-bedroom house or villa below it. Three-bedrooms average $331,448 and four-bedrooms $376,167.
The lower third of the whole market tops out near $279,386. If your budget is in that range and you want a condo, expect older or inland buildings. If you want an ocean or waterway view, plan on the upper part of the market, where the top third starts around $505,327.

A retiree market with a quiet resale cycle
Palm Coast has an older population: a median age of 50.4 and 29.5% of residents aged 65 or older on Census data. Only 5.8% of homes are seasonal, a lower share than many coastal Florida cities, which means most condo owners live here year-round.
That tends to make buildings calmer and boards more stable, but it also means fewer listings at any moment and a slower pace of sales. The 1-year changes on Zillow are small, with all homes down 0.1% and the 5-year all-homes gain at 6.2%, lower than most of the state. Price each unit against recent sales in its own building, since the citywide trend tells you little about a specific tower.
Coastal erosion, wind and the master policy
Hurricane Ian and Tropical Storm Nicole in 2022 caused heavy dune erosion along the Flagler County coast, and later storms added to it. For an oceanfront or near-ocean building, ask the association:
- What storm damage the building had since 2022 and whether repairs are finished.
- Whether the building has a seawall or depends on the dune, and who pays to maintain it.
- The master policy premium, the hurricane deductible (2%, 5% or 10% of insured value, applied once per calendar year) and any change at the last renewal.
- Any special assessment for dune, seawall or concrete work.
Check the FEMA flood zone. Buildings right on the beach can be in a V zone, which carries the highest flood risk rating, and the lender will want flood coverage.
Milestone inspections and SIRS on the coast
Florida's milestone inspection applies to condo buildings with three or more habitable stories, due by December 31 of the year the building turns 30 (or at 25 years where the local building official requires it). A Structural Integrity Reserve Study is required every 10 years, and for budgets adopted on or after December 31, 2024, owners can't waive or cut those reserves.
Many Palm Coast condo buildings date from the 1990s and 2000s, so some are approaching their first milestone deadline. Ask whether the inspection is done, what it found, and whether the SIRS reserve schedule is fully funded in the current budget. Salt air is hard on concrete, railings and balconies, and those items are where coastal buildings usually spend.
Financing, closing costs and the document review
Lenders review the building. Coastal buildings with open repairs, litigation, thin reserves or low insurance limits can fail conventional standards. Ask your lender to check the project before ordering the appraisal. On the typical $352,336 condo with 20% down, the note stamps and intangible tax total about $1,550; with 10% down, about $1,744.
For a resale unit, the 7-day cancellation clock starts once you receive the association documents, and weekends and legal holidays don't count. Spend those days on the minutes, the milestone report and the insurance declarations.
Your own HO-6 policy covers the interior, your belongings and liability. In a coastal building, ask for loss assessment coverage high enough to cover your share of a hurricane deductible, and get the quote early, since coastal premiums vary widely between insurers.
Palm Coast against Flagler Beach and Bunnell
On Zillow's all-homes index, Palm Coast sits at $343,894, well below Flagler Beach at $457,541 and above Bunnell at $294,176. Flagler Beach condos are closer to the town's small beach downtown and usually cost more. Palm Coast gives more choice of newer buildings. If you will live in the condo full time, homestead can cut up to $51,411 from assessed value in 2026, with Save Our Homes capping later increases. A second-home owner gets no exemption and a 10% cap on non-school levies. This isn't legal or tax advice. A shortlist that groups oceanfront, waterway and inland condos separately is how I'd start a Palm Coast search.
