Is St. Augustine a Good Place to Retire?
Yes for many retirees, with a short list of conditions you should check first
For many retirees, yes: 27.4% of St. Augustine's residents are already 65 or older, and a typical condo is valued at $291,755 on Zillow's home value index, well below most of Florida's coast. The conditions are a careful choice of address because of flood risk, a realistic budget for insurance on older homes, and comfort with a busy tourist town.

The straight answer and who it suits
St. Augustine works best for retirees who want a small, walkable city with history, restaurants and the ocean nearby, and who would rather live in a real town than a gated resort. It works less well for someone who wants a brand-new home with no maintenance worries, lives on a tight fixed income with no room for insurance increases, or dislikes crowds.
The city's population is about 15,351, with a median age of 49.9. Census data shows 15.1% of homes are seasonal, so a fair number of your neighbors may be part-year residents. That gives the city a winter rhythm: busier from roughly late fall to spring, quieter in the summer heat.
The city's housing is older too, with a median year built of 1980. Retirees who expect to age in place should look at single-story layouts, step-free entries and bathroom access early, because many older homes here were built with steps up from the garage or narrow hallways. A house that is easy to live in at 80 is usually easier to sell later as well.

What retirees usually buy and what it costs
Retirees moving here tend to land in one of three categories:
- A condo: typical value $291,755, down 4.8% in a year. Lowest maintenance, but association fees and reserves need scrutiny.
- A two-bedroom home of any type: about $295,133. Includes condos, townhomes and smaller houses.
- A single-family house: typical value $449,852, down 1.0% in a year. A three-bedroom is about $394,041.
All homes together average $432,603, up 15.2% over five years. Prices have eased a little in the past year, which gives buyers some negotiating room, especially on condos.
The beach communities nearby cost more. Saint Augustine Beach's typical value is $591,835, and Ponte Vedra to the north is $824,922. Hastings, inland to the west, is about $275,059 and far more rural. For a retiree on a budget, the city itself and its mainland neighborhoods offer the most for the money.

Healthcare within reach
Flagler Hospital is the main hospital serving St. Augustine and St. Johns County residents, with emergency care and a range of specialists. For more complex care, Mayo Clinic's Florida campus is in Jacksonville, close enough that many local retirees use it for specialty appointments. Jacksonville also has several large hospital systems.
When you're comparing addresses, check drive times to your doctors and the nearest emergency room, not only to the beach. A house on a barrier island can be cut off temporarily by bridge closures during storms. If you're moving from Canada, confirm how your provincial plan treats time spent outside the province and plan for private travel medical coverage; the rules vary by province.
55+ and retirement housing options
Around St. Augustine you'll find several types of age-restricted and retiree-oriented housing in the wider county. Under the federal Housing for Older Persons Act, a community marketed as 55+ must have at least 80% of its occupied homes with at least one resident aged 55 or older.
- Active-adult single-family communities, often in newer parts of St. Johns County, with clubhouses and HOA-run amenities.
- Condo communities in the city and on the beaches, some age-restricted, most not.
- Continuing care retirement communities, which combine independent living with assisted living and nursing care, usually for an entrance fee plus a monthly fee.
With mobile homes only 0.1% of the city's housing, land-lease manufactured-home parks are not much of a factor inside St. Augustine itself. If that's your budget model, you'll be looking elsewhere in the county or beyond.
Property tax, homestead and fixed income
Florida has no state income tax, which helps pensions, IRA withdrawals and Social Security stretch. If St. Augustine is your permanent home, the homestead exemption reduces assessed value by up to $51,411 in 2026, and Save Our Homes limits annual assessment increases to 3% or CPI. Florida also allows counties and cities to grant an extra exemption to some seniors with limited income, so ask the property appraiser's office whether one applies at your address.
Fixed-income buyers should look closely at HOA, condo and any CDD fees. Those can rise faster than taxes, especially in condo buildings adjusting to Florida's reserve requirements. Ask for the last three years of the association's budget to see the direction of travel. This isn't legal or tax advice, so check exemptions and residency with the appraiser or a tax adviser.
Hurricanes, flooding and preparing as a retiree
St. Augustine's historic downtown and bayfront flooded during Hurricanes Matthew and Irma. When choosing a home, check the FEMA flood zone, ask for an elevation certificate and get a flood quote alongside the homeowner's quote. Older homes usually need a 4-point inspection and benefit from a wind mitigation report.
For retirees, preparation also means knowing your evacuation zone, keeping medications and documents ready to go, and thinking about how you'll handle a power outage in summer heat. A generator hookup or a home on higher ground inland can be worth more than a view. A shortlist of homes filtered for flood zone, elevation and insurance cost first is often the smartest way to start looking here.
