City limits versus a St. Augustine mailing address
The city of St. Augustine has only about 15,351 residents, and most of its land is taken by the historic district, older neighborhoods and the bayfront. The age-restricted communities that come up in a search for St. Augustine are mostly outside the city limits in unincorporated St. Johns County, carrying a St. Augustine mailing address. That matters for three reasons: different utility providers, different permitting offices, and sometimes a CDD assessment that city homes don't have.
When I set up a search for a retiree here, I draw the map by drive time to the places they'll actually use (doctors, the beach, a grocery store, the airport in Jacksonville) rather than by city boundary.

What the price data says for retirees
St. Augustine's all-homes value is $432,603, down 1.2% over the year and up 15.2% over five years. Condos average $291,755 and fell 4.8% in the last year, a bigger drop than single-family homes at $449,852 (down 1.0%). For a downsizer, that spread means a condo or attached villa can be a lot cheaper per month to own, but check the association's reserves and recent assessments first.
The lower third of the market is around $301,126 and the upper third starts near $651,155. Most 55+ villas and smaller single-family homes fall between those two marks. Moving toward the water raises prices fast: St. Augustine Beach averages $591,835 and Ponte Vedra $824,922. Inland, Hastings is at $275,059 and Elkton $375,341.

Types of 55+ housing you'll see in St. Johns County
- Newer active-adult subdivisions with a clubhouse, pool, fitness center and organized clubs. These are mostly single-family or paired villas on owned lots, with HOA fees and often a CDD.
- Golf-oriented communities where a section is age-restricted and the rest is open to all ages. Confirm which section a home sits in before you rely on the 55+ status.
- Condo buildings and villa complexes, some age-restricted, many simply popular with retirees. Condos make up a meaningful part of the market here, with 18.3% of homes in buildings of 10 or more units.
- Manufactured-home parks are rare in the city itself, at 0.1% of housing, so buyers looking for a low-cost land-lease option usually look elsewhere.
Questions to ask before you sign
The Housing for Older Persons Act lets a community limit residency by age if at least 80% of occupied homes have a resident aged 55 or older, with an age-verification process. Ask each St. Augustine-area community how it uses the remaining 20%: younger spouses, live-in caregivers, adult children. Ask for the guest rules in writing, especially if grandchildren visit for weeks at a time.
- Monthly HOA fee and what it covers (lawn, exterior paint, roof on villas, cable, security).
- CDD assessment, and how much of it is bond debt with an end date.
- Fee history over the last three to five years and any special assessments.
- For condos: the most recent Structural Integrity Reserve Study and milestone inspection status for buildings three stories or taller.
- Flood zone of the specific address. Low-lying areas near the marshes and the bay carry more risk than higher ground to the west, so check the FEMA map and get a flood quote.
New active-adult homes versus older St. Augustine resales
The city's median home was built in 1980, while most age-restricted communities in the county are far newer. That splits the choice for a retiree into two very different purchases. An older home or condo near the historic core puts you close to restaurants, the bayfront and the beach, but it brings 1980s roofs, plumbing and windows, and insurers will often want a 4-point inspection before they quote. A newer active-adult home west of I-95 gives you current building code, a builder warranty and lower insurance, in exchange for more driving and a fee structure set by the developer.
Traffic is part of daily life here too. The historic district draws heavy tourist crowds, and bridges to the beach back up on busy weekends. Retirees who plan to go downtown often should drive the route at the times they'd actually use it.
On a resale inside a 55+ community, ask how many homes sold in the last year and how long they took. A limited buyer pool can stretch selling time, and that is worth knowing before you buy, not when you want to move on. With prices down slightly over the last year, I also look at how long a listing has been on the market before suggesting an offer.
Homestead and the cost of being seasonal
Seasonal homes are 15.1% of St. Augustine's housing, so many buyers here are part-year residents. That has a tax cost. Only a permanent Florida resident can claim homestead, which removes up to $51,411 from assessed value in 2026 and then holds increases to 3% or CPI under Save Our Homes. A second home gets no exemption, and its assessment can rise up to 10% a year on non-school levies. Both reset to market value when you buy.
For a couple deciding whether to move fully, the homestead savings plus Florida's lack of a state income tax often settle the question. Canadians and others keeping a home abroad should talk to a cross-border tax advisor first. This isn't legal or tax advice.
Quick answers
Are there 55+ communities inside St. Augustine city limits?
Very few. Most age-restricted communities with a St. Augustine address are in unincorporated St. Johns County, west and north of the city. Check the property's jurisdiction, since it changes utilities, permits and sometimes taxes.
How much do 55+ homes cost near St. Augustine?
Zillow's index puts a typical two-bedroom at $295,133 and a three-bedroom at $394,041. Homes in newer active-adult communities often sit above the city median because they are newer construction.
Do St. Augustine 55+ communities have CDD fees?
Many newer communities in St. Johns County do. The CDD appears on the property tax bill, separate from the HOA fee. Ask for the current amount and the payoff schedule of any bond portion.
Is flood insurance needed in St. Augustine?
It depends on the address. Lenders require it in high-risk FEMA zones, and parts of the city near water are low-lying. Check the zone and get a quote during your inspection period.
