The big jump from three bedrooms to four
A two-bedroom in Ponte Vedra is about $325,096, a three-bedroom about $689,328, a four-bedroom about $1,365,683 and five bedrooms and up about $2,037,450. Moving from three to four bedrooms nearly doubles the price, a jump of about $676,000. Three-bedroom homes include many villas, patio homes and smaller older houses, while four- and five-bedroom houses are the core of the newer communities and the larger lots near the beach and golf courses.

Ponte Vedra Beach versus the newer communities west
Ponte Vedra is unincorporated St. Johns County, with no city government, and the name covers two different areas. Ponte Vedra Beach runs along the ocean north of the Guana preserve and includes older established neighborhoods, oceanfront estates and golf communities around TPC Sawgrass, home of The Players Championship. West of the Intracoastal is Nocatee, a large master-planned community built over the last two decades, along with other newer subdivisions.
The beach side offers older homes on larger, mature lots and walking access to the ocean in some streets. The western communities offer newer construction, community amenities and higher monthly fees. Most buyers I talk to know which side they want after they learn what each one costs to own. Commutes differ too: the beach side runs along A1A toward Jacksonville Beach, while the western communities connect west to US-1 and I-95 for the drive into Jacksonville.

CDD assessments and HOA fees in newer neighborhoods
Many newer communities in Ponte Vedra, including much of Nocatee, sit inside Community Development Districts. A CDD funded roads, utilities and amenities with bonds, and owners repay that debt through an annual assessment on the property tax bill, plus an operations and maintenance charge. The HOA fee comes on top.
- Ask for the CDD debt and maintenance amounts for the specific lot; they vary by lot size and phase.
- Ask how many years remain on the bonds and whether the debt can be paid off early.
- Get the HOA budget, amenity fees and any assessment history.
- Compare total annual cost, not price alone, against an older house with no CDD.
Two houses at the same price can differ by several thousand dollars a year once CDD and HOA charges are counted.
Flood zones, marsh frontage and insurance
Oceanfront and marsh-front lots, and homes near the Intracoastal and tidal creeks, are more likely to sit in FEMA high-risk flood zones. Newer inland communities were built to current elevation standards, but a lot along a creek or retention pond can still sit lower than its neighbors. Check the zone, get the elevation certificate and request a flood quote on each address.
Construction on oceanfront lots seaward of Florida's Coastal Construction Control Line needs a state permit, which matters for remodels and new pools. For a high-value house, NFIP flood coverage stops at $250,000 on the structure, so many owners add private excess coverage. On the wind side, newer homes with documented wind mitigation features insure more easily than older beach-side houses, and a 4-point inspection is common for homes over about 30 years old.
Taxes and closing costs in St. Johns County
Your assessment in St. Johns County starts at the price you pay. If you make the house your permanent residence, homestead can take up to $51,411 off assessed value in 2026, and Save Our Homes then limits annual assessment increases to 3% or CPI. A second-home owner has no homestead and a 10% cap on non-school levies. CDD charges are flat assessments and don't shrink with homestead.
By St. Johns County custom, the $0.70 per $100 deed stamps fall on the seller. With 20% down on a $1,108,603 house, the loan is about $886,882, so a buyer pays roughly $3,104 in note stamps and $1,774 in intangible tax. Loans at that level are usually jumbo loans with their own reserve and down payment rules, so talk to a lender before you write an offer.
Ponte Vedra next to St. Augustine and the beaches
On Zillow's all-homes figures, Ponte Vedra at $824,922 runs well above St. Augustine at $432,603 and Saint Augustine Beach at $591,835. Hastings, inland and rural, is about $275,059, and Elkton about $375,341. Census does not publish a single set of figures for Ponte Vedra as a whole, so age and seasonal data aren't shown for this area.
Ponte Vedra suits buyers who want Northeast Florida coast with quick access to Jacksonville, its beaches and medical centers, and who are willing to pay for detached homes in established or newer communities. Buyers who want an older coastal town with lower prices often look south to St. Augustine. Splitting a shortlist between the beach side and the CDD communities is the clearest way to see what your budget covers in each.
