Buying a House in Bonita Springs
Where the house money goes in Bonita, from the three-bedroom to the estate
Buying a house in Bonita Springs costs about $582,066 for a typical single-family home on Zillow's home value index, down 1.8% over the last year. The spread is unusually wide: a three-bedroom runs around $589,777, while a four-bedroom jumps to about $994,495, so the bedroom count you need sets the budget more than anything else.

Price by bedrooms, and why the jump is so large
Zillow's bedroom numbers for Bonita tell a story about the housing stock:
- Two-bedroom: $355,111, mostly villas, older homes and attached homes.
- Three-bedroom: $589,777, the core of the gated single-family market.
- Four-bedroom: $994,495.
- Five-bedroom and up: $2,606,474.
The leap from three to four bedrooms is not about one more room. Larger homes here cluster in higher-end golf communities and on bay and Gulf-access lots, so a four-bedroom usually comes with a different location and price tier. If you can live with a three-bedroom and an office in a den, the savings are large.
Across all homes, values are up 15.9% over five years and down 2.1% over the year.

How Bonita compares with nearby cities
Bonita is one of the pricier towns in Lee County. Estero, right next door, has a typical value of $486,132 against Bonita's $502,544 for all homes. To the north, Fort Myers at $304,566, Cape Coral at $334,660 and Lehigh Acres at $278,006 cost far less, with longer drives to the Gulf beaches at this end of the county. Miromar Lakes at $1,169,189 and Sanibel at $805,117 sit above.
Buyers often weigh Bonita against Naples to the south. Bonita generally gives you a similar Gulf-coast setting at a lower entry point, though prices inside the top gated communities overlap.

Older non-gated homes versus newer gated communities
Not every Bonita house is behind a gate. Closer to the old downtown and the Imperial River, there are older neighborhoods of single-family homes on regular streets, often with no HOA or a light one. These make up much of the lower third of the market, which tops out near $307,218 on Zillow's numbers. You save on fees and gain freedom over boats, trucks and paint colors, but you take on older systems, often lower elevation, and more variation from one street to the next.
Newer gated communities trade those freedoms for amenities, landscaping standards and, usually, newer construction with better wind ratings. Neither is better in general. The right choice depends on whether you want to manage the property yourself and how much flood exposure you will accept. Many buyers are surprised that an older house with no HOA can cost more each month than a newer gated home once insurance is priced.
Flood zone, elevation and the Ian question
Hurricane Ian in 2022 sent storm surge into low areas near Bonita Beach and Estero Bay, and heavy rain has flooded neighborhoods along the Imperial River in past storms. In Bonita, the specific lot matters more than the zip code.
- Look up the FEMA flood zone. Lenders require flood insurance in A and V zones, and a quote is worth getting anywhere.
- Ask for an elevation certificate, which can lower a flood premium if the house sits above the base flood elevation.
- Ask the seller directly whether the house took water in Ian or any other storm, and what was repaired.
- Check permits for any storm work. Major repairs on a substantially damaged home in a flood zone may have triggered rules requiring the house to be raised or brought up to code.
Roof, wind mitigation and the insurance quote
Insurance can be the second-largest monthly cost after the mortgage. Insurers price heavily on roof age, roof shape and how the roof is attached, and on opening protection such as impact windows or shutters. A wind mitigation inspection documents those features and can bring the premium down meaningfully.
With a median build year of 1998, many Bonita houses are on their second roof. Ask for the roof's permit date. For older houses, insurers usually also want a 4-point inspection covering roof, electrical, plumbing and HVAC. Get a real quote during the inspection period, and ask about the hurricane deductible, which is a percentage of dwelling coverage, often 2% to 10%.
HOA, master associations and CDDs
Most Bonita houses sit inside gated communities, and the community cost can rival the property tax bill. Expect an HOA fee, sometimes a separate master association fee, and in some newer communities east of I-75 a CDD charge on the tax bill. Golf communities may require a membership with an initiation fee, or make it optional. Many also charge a one-time capital contribution at closing.
Ask each association for its current budget, reserves, rules on vehicles and exterior changes, and any planned assessments. Two similar houses can differ by hundreds a month on fees alone.
Homestead and why your tax bill resets
If the house is your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps assessment increases at 3% or CPI. A long-time owner's tax bill can be far below what yours will be, because the assessment goes back to market value after the sale. Budget from the purchase price. Second-home buyers get no homestead and a 10% annual cap on non-school levies. Florida has no state income tax. Amendment 3 is on the Nov 3, 2026 ballot and its result is unknown. This isn't legal or tax advice.
A practical order for house hunting here
- Pick the bedroom count and decide whether golf or club life matters, since that splits the market.
- Choose areas by commute and beach distance, then filter by flood zone.
- Ask for fee schedules from each community before touring.
- Get an insurance quote on your top two houses before you write an offer, if the seller shares the wind mitigation report.
- Use the inspection period for the general, wind mitigation and 4-point inspections, and for flood history questions.
Following that order saves weekends spent on houses that fail on fees or flood risk. If you want me to run that filter for you, a shortlist is the next step.
