A market built almost entirely of houses
Port St. Lucie is unusual even by Florida standards. Census data shows 87.1% of homes are single-family detached and only 4.5% are in buildings of ten or more units. The median home was built in 2002. With about 232,491 residents, it is one of the largest cities in the state, and most of its housing is the same basic product: a one-story concrete block home on its own lot, either on the older city grid or in a planned community.
That uniformity shapes how homes sell. Buyers can find a dozen similar listings in any month, and appraisers have plenty of close comparable sales. Prices cluster tightly: the lower third of the market sits near $301,976 and the upper third begins around $482,320, a narrow spread for a city this size. A home priced even 3% to 4% above its peers stands out as overpriced right away.
Single-family values are $389,845, down 0.9% in a year. Condos are a small market at $188,672, down 5.6%.

Older grid neighborhoods versus planned communities
The Zillow neighborhood numbers show something many owners do not expect. Over five years, several neighborhoods on the older parts of the city outgained the big master-planned areas:
- Lyngate, $284,788: +33.9% over five years.
- River Park, $282,710: +26.6%.
- Northport Village, $353,365: +26.3%.
- Floresta Gardens, $360,304: +25.9%.
- Sandhill Crossing, $316,829: +25.2%.
Compare St. Lucie West ($325,114), up 9.2% over five years and down 3.2% in the last one, and Tradition ($390,737), up 9.1% over five and down 2.2% in the last year. In Tradition and the newer western parts of the city, resale homes compete with new homes still being built nearby, and in planned communities generally, HOA dues plus any CDD assessment raise the buyer's carrying cost. Neighborhoods without those fees, and without a builder selling new homes down the street, have held up better.
Over the past year, the few gainers were Crane Landing and Becker Ridge (both +1.6%), Paar Estates (+1.4%) and Woodland Trails (+0.8%).

The roof question for 2000s-era homes
A home built around 2002 with its original shingle roof now has a roof more than 20 years old. Many Florida insurers decline or surcharge shingle roofs of that age, and buyers' agents know to ask on the first showing. For a large part of Port St. Lucie's housing stock, the roof is the deciding factor in whether a buyer can insure and finance the home on normal terms.
Your options before listing:
- Replace the roof. The cost is real, but a new roof with a permit and a fresh wind mitigation report turns a weakness into a selling point and keeps every financing type open.
- Get a roof certification. Some insurers accept a licensed inspector's report on remaining life for roofs that are older but in good shape.
- Price it in. If you will not replace, price below roofed comps by enough that buyers can budget for it, and expect cash or well-funded buyers.
Impact windows or hurricane shutters, documented on the wind mitigation form, also lower premiums and should be listed plainly.
Whatever you decide on the roof, disclose what you know. Florida sellers must reveal known defects that materially affect value and are not readily observable, such as a past roof leak or a recurring plumbing problem. Since October 1, 2025 there is also a written flood disclosure on known flood damage, flood insurance claims and federal flood aid during your ownership. Homes on the North Fork of the St. Lucie River or near the city's canals and retention areas should have the flood zone and any elevation certificate ready.
Pricing by bedroom count
Typical values: one-bedroom $163,462, two-bedroom $281,915, three-bedroom $376,087, four-bedroom $440,110, five-bedroom and up $520,817.
The three-to-four bedroom gap is about $64,000. With so many similar homes to choose from, buyers compare carefully across that gap. A four-bedroom with a pool and a newer roof will draw far more interest than one without, even at the same price.
Nearby markets: Fort Pierce ($274,747) is cheaper, Jensen Beach ($415,468) pricier. Census data counts 21.8% of residents as 65 or older and 4.6% of homes as seasonal, so the city's demand is mostly year-round rather than tied to winter visitors.
Costs and taxes when you sell in St. Lucie County
Deed doc stamps of $0.70 per $100 are customarily the seller's cost, about $2,689 at the typical $384,099 value, and in St. Lucie County the seller usually pays for the owner's title policy as well, subject to the contract. Florida property taxes are billed each November for the year, so the buyer gets a credit for your share up to closing. In HOA communities, budget for the estoppel certificate, which the contract usually assigns to the seller. Commission is negotiable; since the August 2024 NAR settlement, compensation for the buyer's agent is no longer advertised on the MLS and is up to you and the buyer.
For tax, a home used as your main residence for two of the last five years can exclude $250,000 of gain, or $500,000 for joint filers. Florida has no state income tax. If your next home is also a Florida homestead bought within three years, you can port up to $500,000 of Save Our Homes savings to it. This isn't legal or tax advice; ask a CPA to check your figures.
Quick answers
What is my home worth in Port St. Lucie?
Zillow's index puts the typical Port St. Lucie home at $384,099 and a three-bedroom near $376,087. Because so many homes are similar, roof age, pool, upgrades and HOA fees often make the difference between comps.
Are Port St. Lucie home values going down?
Only slightly. The index is down 0.9% in a year and about 6% below the September 2022 peak, while still up 20% over five years.
Do I need a new roof to sell my house in Port St. Lucie?
No, but an old shingle roof can block many buyers from getting insurance. Replacing it, getting a roof certification or pricing the home to reflect the roof are the three realistic paths.
How do I compete with new homes in Tradition and other new communities?
Price to resale comps, show the full monthly cost including HOA and any CDD, highlight what a new home lacks such as mature landscaping or a pool, and consider a seller credit that matches builder incentives.
