What the trend shows

Port St. Lucie gained 20.0% over five years and Palm Bay 15.1%. Over the last year both slipped: 0.9% in Port St. Lucie and 1.2% in Palm Bay. Palm Bay condos fell 11.8%, the sharpest move in either city, though condos are only a sliver of its housing.

Flat house prices with steady new construction nearby usually mean resale sellers are competing with builders. That gives buyers room to negotiate on price, closing costs or repairs.

Pre-platted cities and what that means for a house

Both cities grew out of large mid-century land developments that divided huge tracts into individual lots, many sold long before anyone built on them. Port St. Lucie and Palm Bay's Port Malabar area were both platted this way. Today that shows up as long streets of single-family homes built in different decades, with vacant lots between some of them.

Census data reflects it: 87.1% of Port St. Lucie homes are detached houses, and 83.5% in Palm Bay. Fewer than 5% of units in either city are in buildings of 10 or more units.

For buyers, the practical questions are utilities and drainage. Some homes in older sections are on well water and septic rather than city water and sewer. Ask which the home uses, get a septic inspection if needed, and check whether utility connections are planned, since conversion can mean an assessment. Also look at the drainage swales and canals near the lot.

Newer homes in Port St. Lucie

Port St. Lucie's median home was built in 2002, Palm Bay's in 1993. Much of Port St. Lucie's newer housing is in planned areas such as Tradition and St. Lucie West, where HOA dues and in some cases CDD assessments are part of the cost. A CDD assessment appears on the property tax bill.

Newer homes built to the post-2002 Florida Building Code tend to do better on wind mitigation reports, which can lower insurance premiums. For a 1980s or early-1990s Palm Bay house, expect a 4-point inspection and ask about the roof's age. A newer roof can make a large difference in the quote.

Age profile and community feel

Port St. Lucie has 232,491 residents and Palm Bay 130,132. Median age is 43.9 in Port St. Lucie and 41.0 in Palm Bay, with 65+ shares of 21.8% and 19.0%. Seasonal homes are under 5% in both, so most homes are lived in all year.

Port St. Lucie is the larger and somewhat older city, with the New York Mets' spring training in town. Palm Bay is part of Brevard County's Space Coast, next to Melbourne, with an economy tied to aerospace and defense employers in the county.

Getting around

Both cities sit along I-95. Port St. Lucie is closer to Palm Beach County and its jobs and airports. Palm Bay is next to Melbourne and its airport, and about an hour or so from Orlando. The two cities are roughly 70 miles apart.

If your work is in Palm Beach County, Port St. Lucie is the shorter drive. If it is in Brevard or the Orlando area, Palm Bay is better placed.

Insurance and flood checks

Neither city has much beachfront housing, but both are near the Atlantic and have canals, rivers and low areas. Port St. Lucie runs along the North Fork of the St. Lucie River. Check the FEMA zone for each address and get a flood quote if the property is in or near a flood zone.

Collect homeowners quotes during your inspection period. Read the hurricane deductible, which applies once per calendar year and is a percentage of dwelling coverage.

If private carriers decline an older house, Citizens Property Insurance, the state-backed insurer of last resort, is the fallback. Updating the roof, adding shutters or replacing old electrical panels can bring private carriers back into play. When I compare two similar houses for a buyer in either city, the one with the newer roof often wins once the insurance quotes come back.

Who each city fits

Port St. Lucie fits buyers who want a newer house, often in a planned community, buyers working toward Palm Beach County, and those willing to pay more for newer construction.

Palm Bay fits buyers on a tighter budget who want a detached house, Space Coast and Melbourne workers, and anyone willing to check septic and older systems in exchange for a lower price.
