New Construction Homes in Port St. Lucie
One of Florida's busiest new-home markets, where builders compete with 20-year-old resales
New construction homes in Port St. Lucie are easy to find, since the city has been among Florida's most active places for home building for two decades. Zillow's home value index puts the typical single-family resale at $389,845, down 0.9% over the year, so every new home you tour is competing with a large supply of resale houses, many built in the 2000s, and that competition is your leverage.

Where the building is happening
Census data puts the median Port St. Lucie home at 2002, and 87.1% of homes are detached single-family. Most new building now sits on the west side, in and beyond Tradition, where large tracts were set aside for future communities. Mattamy Homes has been the main builder in Tradition for 20 years, including the Telaro active-adult section. National builders and regional ones also build across the city, and on the older grid east of I-95 you will find individual new houses built on scattered lots by smaller builders.
Those two products differ a lot. A new house in a west-side master-planned community comes with amenities, an HOA and usually a CDD. A new house on a grid lot often has no HOA, but may be on well and septic, and the street around it is a mix of ages.

New versus resale: the numbers to compare
Zillow puts a typical 3-bedroom Port St. Lucie home at $376,087 and a 4-bedroom at $440,110. Most new communities build in that range, so those are your resale reference points. A typical 5-bedroom sits near $520,817.
A resale built around 2005 is now about 20 years old. Its roof, AC, water heater and possibly the pool equipment are near the end of their service life. When I compare a new home with a resale for a buyer, I put a dollar figure on those replacements over the next five to seven years and add it to the resale price. Then I compare the insurance quotes, because the new house almost always costs less to insure.
The resale usually wins on lot maturity, landscaping, window coverings and appliances that are already installed, and on a closing date you can control. The new house wins on systems, code and warranty.

Builder incentives in Port St. Lucie
With prices flat and plenty of supply, builders here often offer incentives: closing cost credits, rate buydowns, or design center allowances. The biggest ones are usually tied to the builder's affiliated lender. Choosing an outside lender is your right in Port St. Lucie as anywhere, though it often costs you the incentive.
- Ask for the incentive in writing, with its dollar value and the conditions attached.
- Compare the builder lender's Loan Estimate with one from an outside lender for the same loan.
- Check whether a lower rate is a permanent buydown or a temporary one that resets after one or two years.
- Ask whether a quick-move-in or spec home carries a larger incentive than a home you build from scratch. Often it does.
Base price is a starting point. Lot premiums for water, preserve or corner lots, and structural options, can add a lot. Get the full price with options before comparing two builders.
CDD and HOA on a new Port St. Lucie home
Most new communities on the west side sit inside a Community Development District. The CDD sells bonds to build roads, drainage and utilities and collects the repayment through an annual assessment on your property tax bill, along with an operations and maintenance charge. In a brand-new community the CDD figure may not show on the seller's tax bill yet, so ask the builder for the CDD's adopted assessment schedule.
HOA dues are separate. In large communities there may be a master association and a neighborhood association, each with its own budget. If the developer still controls the HOA, the dues may rise after turnover to residents. Ask what dues covered in older sections of the same community.
Inspections, warranties and timelines
Hire your own inspector for a pre-drywall visit and a final inspection before the walk-through. The city inspects for code; your inspector looks for workmanship and details the city does not cover.
Warranties usually follow a 1-2-10 pattern: one year for workmanship, two years for major systems, ten years for structural. Put an 11-month inspection on your calendar.
Build-from-scratch timelines run many months and can slip. If you are selling a home elsewhere, or your rate lock has a deadline, ask how the contract handles delays and whether you can extend a lock at the builder's cost. Ask where your deposit is held and when it becomes non-refundable.
Taxes, insurance and representation
Your first year's tax bill on a new home may be based on the lot only, if the house was not finished by January 1. The following year will reflect the full value. Budget for the higher figure from the start. If the home will be your permanent residence, file for homestead by March 1 of the year after you take ownership; in 2026 it can take up to $51,411 off assessed value.
Ask the builder for a wind mitigation report and an elevation certificate at closing. Many new homes near ponds and preserves are outside high-risk flood zones, but check the FEMA map anyway.
The builder's sales team represents the builder. Bringing your own agent on the first visit usually costs you nothing, since the builder pays the commission, and gives you someone to compare the deal with resales nearby. A shortlist that puts new and recent resale homes side by side is a practical next step.
Quick answers
Are new homes in Port St. Lucie more expensive than resales?
Usually somewhat, for a similar size. Zillow's typical single-family resale is $389,845. Compare the new home's price with resales of the same size and add the cost of likely repairs to the resale.
What incentives do Port St. Lucie builders offer?
Common ones are closing cost credits, rate buydowns and design allowances. Most require using the builder's lender. Quick-move-in homes often carry larger incentives.
Why is my first tax bill on a new home so low?
If the house was not complete on January 1, the first bill may cover only the land. The next year's bill will reflect the finished home, so budget for it.
Do I need my own agent to buy new construction in Port St. Lucie?
It is optional. Keep in mind the builder's sales team works for the builder. Your own agent is usually paid by the builder and can compare the deal with resale options.
