Two very different housing stocks
Port St. Lucie is a large suburban city of about 232,491 people where 87.1% of homes are detached houses, only 4.5% are in buildings of 10 or more units, and the median home was built in 2002. Stuart, the Martin County seat, has about 18,520 residents. Only 27.7% of its homes are detached houses, 38.8% are in buildings of 10 or more units, and the median year built is 1982.
That explains most of the price pattern. Stuart's average is pulled down by a large stock of older condos and pulled up by expensive waterfront houses. Port St. Lucie's numbers cluster around a newer, more uniform suburban house.

Price trends
Over five years, Port St. Lucie's typical value rose 20.0% and Stuart's 18.6%, so long-run growth has been similar. Over the past year Port St. Lucie dipped 0.9% while Stuart was flat at 0.1%, and Stuart single-family homes rose 1.2%. Condos fell in both, by 5.6% in Port St. Lucie and 4.3% in Stuart, in line with the statewide repricing of older condo buildings after the reserve and inspection laws.
The data describes what has happened, and says nothing reliable about what comes next. What it does show is that Stuart's detached houses have held their value better over the last year than Port St. Lucie's.
Who lives in each city
Port St. Lucie's median age is 43.9, with 21.8% of residents 65 or older and 4.6% of homes used seasonally. Stuart's median age is 48.6, with 29.1% over 65 and 15.6% seasonal homes. Port St. Lucie is mostly year-round households, many with children. Stuart is older and has a larger winter population, which shows up in condo associations and in how busy the downtown is from December to April. If you are buying a second home in Stuart, plan for the summer months away: ask the association or a home-watch service who checks the unit, and keep humidity control running while it sits empty.
Water, flood and insurance
Stuart sits on the St. Lucie River near where it meets the Indian River Lagoon, with ocean access through the St. Lucie Inlet, and much of its high-value housing is on or near the water. Port St. Lucie is mostly inland, with the North Fork of the St. Lucie River and a large network of drainage canals.
In both cities, flood risk depends on the exact address. Waterfront and low-lying Stuart properties are more likely to sit in high-risk zones where lenders require flood insurance. Port St. Lucie's newer houses are often easier to insure for wind than Stuart's older homes, because roofs and openings meet newer code. Get quotes on the specific property during your inspection period, and ask for the wind mitigation report and, for older homes, a 4-point inspection.
Taxes and the day-to-day
The two cities are in different counties, so millage rates, county services and permitting rules differ. Use your purchase price and the local millage to estimate taxes, and remember the assessment resets after a sale. Homestead works the same in both: up to $51,411 off assessed value in 2026 and a 3% cap on increases for a permanent residence.
Port St. Lucie has newer shopping centers, the Tradition and St. Lucie West commercial areas, and hospitals including Cleveland Clinic Tradition Hospital and HCA Florida St. Lucie Hospital. Stuart has an older walkable downtown along the river and is closer to Palm Beach County to the south. Both are reached from I-95 and Florida's Turnpike.
Who each city fits
Port St. Lucie fits buyers who want a 3- or 4-bedroom house built in the last 25 years at a mid-range price, a year-round community, and a broad choice of neighborhoods and new construction.
Stuart fits buyers who want an older riverfront town, a condo at a modest price, or a waterfront house and have the budget for it. It also fits buyers who prefer a smaller city with more seasonal residents and a downtown to walk. If you are deciding between them, a shortlist with comparable homes from both cities makes the trade-offs concrete.
