Why Jacksonville prices behave differently from South Florida
Jacksonville and Duval County are consolidated into one government, which is why the city counts almost 977,670 residents and covers suburbs, rural edges and urban neighborhoods under one name. Census data shows 59.2% of homes are single-family detached, only 19.7% are in buildings of ten or more units and just 0.7% are seasonal. This is a market of year-round residents, many of them first-time and move-up buyers.
That buyer mix keeps the middle of the market liquid. A typical single-family home is about $296,696 and has barely moved, down 0.2% in a year. The pain is in condos, where the index is $171,895, down 6.4% in a year and roughly 22% under its late-2022 peak.
The city's Atlantic beaches are separate municipalities with very different numbers: Jacksonville Beach around $636,883, Atlantic Beach $686,763 and Neptune Beach $790,947. If you sell inside Jacksonville proper, your comps come from Duval neighborhoods, not from the beach towns, even when the drive is short.

Neighborhoods gaining and losing
Most Zillow neighborhoods in Jacksonville moved less than 2% either way last year. The outliers carry the signal:
- Biggest declines: Baymeadows ($190,143, -9.8% in a year and -11.9% over five), Mid-Westside ($89,435, -8.0%), Windy Hill ($204,805, -7.0%), Murray Hill ($231,843, -5.2%) and Deerwood ($273,893, -4.8%).
- Modest gains: Golden Glades - The Woods ($467,208, +1.9%), Woodland Acres ($225,135, +1.7%), East Arlington ($388,345, +1.5%) and Greenland ($403,637, +0.8%).
Baymeadows, Windy Hill and Deerwood on the Southside have a lot of attached housing, and their slide tracks the condo index. Detached-home areas in Arlington, the Northside and the Mandarin side are holding close to flat. If your neighborhood is in the stable group, price to last spring's closed sales. If it is in the falling group, price to the last 90 days and expect buyers to ask for help with closing costs.

Seller costs on a $285,000 sale in Jacksonville
| Sale price (typical home value) | $285,000 |
| Deed doc stamps ($0.70 per $100) | −$1,995 |
| Owner's title policy | −$1,500 |
| Settlement, lien search and recording (estimate) | −$1,200 |
| Before commission and mortgage payoff | $280,305 |
Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.
Selling to VA and FHA buyers
Jacksonville has a large military presence, with Naval Air Station Jacksonville and Naval Station Mayport, plus a strong first-time buyer base at these price points. Many offers come with VA or FHA financing. Both are good buyers, but both bring an appraiser who checks condition as well as value.
What that means for you:
- Peeling paint, missing handrails, exposed wiring and roof leaks can be flagged and must often be fixed before closing. Older homes are most exposed; the city's median year built is 1987.
- A low appraisal is the main deal risk in a flat market. Price with real comps and bring your own list of upgrades and their dates to the appraisal.
- VA rules limit some fees the veteran can pay, and VA caps seller concessions at 4% of value beyond normal closing costs. Read the concession request in the offer as part of the price.
- Military moves follow orders. A flexible closing date can be worth more to these buyers than a small price cut.
Pricing by size and the gap to the next bracket
Typical Jacksonville values by bedrooms: $134,054 for one, $176,988 for two, $269,826 for three, $380,757 for four and $555,051 for five or more. The lower third of the market is near $175,465, the upper third from about $443,938.
The three-bedroom range around $270,000 is where Jacksonville's buyer pool is deepest. FHA and VA payments in that range work for many households, so a three-bedroom priced cleanly at or just under a round number draws traffic fast. Four-bedroom homes face a jump of about $111,000 and a thinner pool, so condition and location carry more weight there.
Mobile homes make up 3.7% of housing here, more than in most big Florida cities. Manufactured homes on owned land sell with their own lending rules and appraisal standards, so they need comps from other manufactured homes, not site-built houses.
One more lever in this price range: a pre-listing inspection. It costs a few hundred dollars and tells you what the buyer's inspector and appraiser will find. Fixing a dripping valve or a missing GFCI outlet before photos is cheaper than negotiating a repair credit after the buyer's report lands.
Closing costs, taxes and the paperwork that keeps deals together
On a $284,832 sale, Florida deed doc stamps of $0.70 per $100 come to about $1,994, customarily paid by the seller. In Duval the seller usually buys the owner's title policy as well, though the contract decides. Property taxes are billed each November for the full year, so you credit the buyer for your share up to closing. Commission is negotiable, and since the August 2024 NAR settlement you choose whether to offer buyer-agent compensation.
Disclosure: Florida sellers must reveal known facts that materially affect value and are not readily visible, and since October 1, 2025 a written flood disclosure is required too. Homes along the St. Johns River and its creeks should have flood claims, insurance history and any elevation certificate ready.
On the tax side, a main home lived in two of the last five years can exclude $250,000 of gain, or $500,000 for joint filers, and Florida adds no state income tax. Portability can move up to $500,000 of homestead savings to your next Florida home bought within three years. This isn't legal or tax advice, so confirm the details with a CPA.
Jacksonville: questions and answers
What is my house worth in Jacksonville?
Zillow's index puts the typical Jacksonville home at about $284,832 and a typical three-bedroom near $269,826. Neighborhood matters a lot: values on the list range from under $100,000 to over $460,000. A valuation based on recent nearby sales gives the real number.
Are home prices dropping in Jacksonville?
Slightly. The all-homes index is down 0.4% in a year and about 7% below its September 2022 peak. Single-family homes are nearly flat, condos are down 6.4% in a year.
How long does it take to sell a house in Jacksonville?
It depends on price band and condition. Well-priced three-bedroom homes in stable neighborhoods draw buyers fastest. VA and FHA loans usually need 30 to 45 days from contract to closing, cash can close sooner.
Do I have to fix things for a VA or FHA buyer?
Only if the appraiser flags items that fail the loan's property standards, such as safety hazards, roof leaks or peeling paint on older homes. You can agree to repair, negotiate, or decline and let the buyer find other financing.
