What people mean by Deerwood

Deerwood is on Jacksonville's Southside, in the area around J. Turner Butler Boulevard, Southside Boulevard and Baymeadows Road. The name covers several different things. Deerwood Country Club is a gated golf community with large single-family homes. Deerwood Park is a large office area with corporate campuses. Around both are condo complexes, townhomes and apartment communities.

That mix explains the numbers. Zillow's Deerwood index covers all homes in its boundary, and with many condos and townhomes in the count, the typical value of $273,893 sits well below what houses inside the country club sell for. A buyer looking only at the gated community should compare recent sales there, not the neighborhood index. The boundaries Zillow uses may also differ from what a listing calls Deerwood.

Why the trend is weak

Deerwood's 3.8% five-year gain is about a quarter of the city's 15.6%. Over the last year it fell 4.8% while the city slipped only 0.4%. Baymeadows next door fell 9.8% over the same year.

The likely driver is condos. Jacksonville's condo index dropped 6.4% in the past year, and Southside areas with many 1980s and 1990s condo complexes are where the new reserve rules land hardest. When a building's dues rise to fund a structural integrity reserve study or repairs, buyers price that in, and values fall.

For a house buyer, this is less of a factor. For a condo buyer, it is the whole story. Lower prices can be a real opportunity, but only if the association's finances are sound.

Prices against nearby areas

At $273,893, Deerwood is close to the citywide typical value and a little below the typical house at $296,696. Several other suburban areas on Zillow's Jacksonville list cost more: Sunbeam at $339,719, Greenland at $403,637 and Golden Glades - The Woods at $467,208. Baymeadows is lower at $190,143.

Within the city, a typical two-bedroom home is $176,988 and a three-bedroom $269,826. Deerwood's index is close to that three-bedroom number, which is roughly where a mix of condos, townhomes and some houses would land.

Buying a condo or townhome here

Most Deerwood buyers below $300,000 will be looking at condos and townhomes. The checks that matter:

You have 7 days after receiving the association documents to cancel a resale condo contract, excluding weekends and legal holidays. Use them.

Buying a house in the country club or nearby

Single-family buyers in Deerwood Country Club and the surrounding subdivisions should focus on the house rather than the index. Many homes here are several decades old, so roof age, plumbing materials and the electrical panel all come up on insurance. A wind mitigation report and, on older homes, a 4-point inspection affect the premium.

Gated golf communities carry HOA dues that can include security, roads and common areas. Club membership is often separate. Ask what is mandatory and what is optional, and get the dues history.

Much of the Southside is flat with retention ponds and drainage ditches. Look up the FEMA flood zone and get a flood quote even outside a high-risk zone, since heavy rain flooding happens away from the river too.

Daily life and getting around

Deerwood's location is its strength. The St. Johns Town Center shopping area is close, many large employers have offices in Deerwood Park and along JTB, and JTB connects quickly to I-95 and east toward the beaches. For buyers who work on the Southside, commutes can be short in a city where many are not.

The trade-off is the suburban, car-dependent layout and traffic on the main roads at rush hour. Walkability is limited outside individual complexes.

Taxes and the true monthly cost

On a condo in a soft market, the purchase price is only part of the comparison. Add the monthly association dues, your HO-6 insurance for the interior, and property tax based on your purchase price, since the assessment resets when you buy. Two units listed at the same price can differ by several hundred dollars a month once dues are included.

If the home will be your permanent residence, file for homestead with the Duval County Property Appraiser after closing. It removes up to $51,411 of assessed value in 2026, and the Save Our Homes cap then limits increases to 3% or CPI. On a lower-priced condo, the exemption covers a large share of the assessed value, which makes the tax bill noticeably smaller than a buyer from out of state might expect.

Who Deerwood fits

Deerwood fits Southside workers who want a short commute, buyers looking for an entry-level condo or townhome in a soft market, and golf community buyers who want a gated setting close to shopping. It fits less well for buyers who want steady price growth or a walkable neighborhood. If you are looking at condos here, ask me for a shortlist that includes each association's dues and reserve status; that is where the real differences hide.
