Where Atlantic Beach sits

Atlantic Beach is the northernmost of the three Jacksonville beach cities. Neptune Beach is directly south, then Jacksonville Beach. To the north are Kathryn Abbey Hanna Park and Naval Station Mayport. The Intracoastal Waterway runs along the west side, and the drive into downtown Jacksonville is mostly Atlantic Boulevard or J. Turner Butler Boulevard.

Duval County runs a consolidated city-county government with Jacksonville, but Atlantic Beach kept its own city government, police and codes. Your permits, zoning questions and some fees go through the city of Atlantic Beach, which matters if you plan to renovate or add on.

The commercial center is the Beaches Town Center area where Atlantic Boulevard meets the ocean, shared with Neptune Beach. Most of the rest of the city is residential streets.

What the housing costs

The typical single-family house is $713,927 and the typical condo is $479,405. By size, two-bedroom homes run about $426,822, three-bedroom homes $622,735 and four-bedroom homes $1,224,397. Zillow shows no reliable one-bedroom figure here, which tells you how few small units the city has.

The jump from three to four bedrooms is steep, almost double. In a small beach city, location and lot size drive much of that: distance to the ocean changes price more than an extra bedroom does. The lower third of the market tops out near $382,071 and the upper third starts around $1,465,860, so this is a city with a wide spread.

Compared with its neighbors, Atlantic Beach sits between Jacksonville Beach ($636,883) and Neptune Beach ($790,947). Buyers who like the beaches but not these prices often look inland in Jacksonville, where the typical value is $284,832, or farther west in Baldwin at $209,242.

A year-round town, not a seasonal one

The Census numbers set Atlantic Beach apart from most Florida beach cities. Only 3.9% of homes are seasonal. The median age is 48.9 and 28.0% of residents are 65 or older. Compare that with Gulf coast resort towns where 40% or more of homes sit empty half the year.

In practice that means neighbors who live there in August, a calendar shaped by the school year, and a mix of working-age households and retirees. It also means the city doesn't empty out in summer the way southwest Florida does.

The housing stock reflects this. Census counts 63.2% of units as detached single-family homes and only 11.7% in buildings of 10 or more units. Mobile homes are 0.5%. The median home was built in 1986, though that average hides a mix of 1950s and 1960s cottages, 1980s and 1990s subdivisions and recent rebuilds.

Weather, storms and insurance

Northeast Florida gets fewer direct hurricane landfalls than South Florida or the Gulf coast, but storm surge, nor'easters and heavy rain still reach the beaches. Low streets near the marsh and the Intracoastal can flood in heavy rain even without a hurricane.

For any home, pull the FEMA flood zone for the exact address and ask for an elevation certificate. Oceanfront and near-ocean lots can also fall under the state's Coastal Construction Control Line, which adds permitting rules for rebuilding or additions. Lenders require flood insurance in A and V zones, and a flood quote is worth having even in an X zone.

On older houses, insurers will usually want a 4-point inspection covering roof, electrical, plumbing and HVAC, and a wind mitigation report can lower the premium. Get both quotes inside your inspection period so the cost is known before you commit.

Winters are cooler than many movers expect. There are real cold snaps in January, and many homes here have a heating system that actually gets used.

Taxes after you buy

Florida has no state income tax, which is often the main financial reason people move here. Property tax is the line to watch. When you buy, the assessed value resets to market value, so the seller's tax bill can be far below yours. If the home is your permanent residence, the homestead exemption takes up to $51,411 off the assessed value in 2026 and the Save Our Homes cap limits later increases to 3% or CPI. Apply with the Duval County Property Appraiser after you close.

Second-home owners and buyers who keep a permanent residence elsewhere get no homestead exemption. Their non-school assessment increases are capped at 10% a year instead.
