Its own city, inside Duval County
The first thing newcomers get wrong is assuming Jacksonville Beach is part of Jacksonville. When Jacksonville consolidated with Duval County in 1968, the beach cities and Baldwin kept their own governments. Jacksonville Beach has its own city council, police and permitting, and its own millage on top of the county's. Your property tax bill, building permits and code rules come from the beach city, while the Duval County property appraiser still handles assessment and homestead.
Geographically, it sits on the barrier strip east of the Intracoastal Waterway, between Neptune Beach to the north and Ponte Vedra Beach in St. Johns County to the south. Atlantic Beach and Neptune Beach make up the rest of what locals call the Beaches. Beach Boulevard, J. Turner Butler Boulevard and Atlantic Boulevard cross the Intracoastal to the mainland.

What housing costs and how it moved
Zillow's numbers for Jacksonville Beach:
- All homes: about $636,883, up 3.4% in a year and 20.6% in five
- Single-family: $658,741, up 3.4%
- Condo: $561,236, up 2.1%
- By bedrooms: two bedrooms about $483,917, three about $646,736, four about $881,952
Two things stand out. Condos here are rising, while condos citywide in Jacksonville fell 6.4%. And the gap between condos and houses is small, which tells you most condos at the beach are priced on location and water access more than on size.
The entry point is high. Zillow puts the lower third of Jacksonville Beach homes below about $421,987, so even a modest home costs more than a typical four-bedroom on the mainland. Neighboring beach cities run higher still: Atlantic Beach about $686,763 and Neptune Beach about $790,947. Jacksonville Beach is the least expensive of the three on average.

The housing stock: older and denser than people expect
Census data shows a city of about 23,654 people where only 48.2% of homes are single-family detached and 26.6% of units are in buildings of ten or more. Median year built is 1983. Much of what is for sale is older beach cottages, townhouses, small condo buildings and larger oceanfront towers, with newer single-family homes mostly replacing older ones lot by lot.
That has practical consequences:
- Condo buildings of three or more habitable stories are subject to Florida's milestone inspection and Structural Integrity Reserve Study rules. Ask for both, plus the reserve balance and any planned special assessments.
- Older houses will need a 4-point inspection and a roof check for insurance.
- Lots are small close to the ocean. Parking, setbacks and what you can build are worth checking before you buy a teardown.
Who lives there
Jacksonville Beach is older than the mainland city. Median age is 46.1 against 36.5 in Jacksonville, and 21.8% of residents are 65 or older. Seasonal homes make up 7.9% of housing, far above Jacksonville's 0.7%, though still a minority. Most owners live there year-round, and the city has a full-time working population alongside retirees and second-home owners.
Mayo Clinic's Florida campus is on the mainland side in Jacksonville, a short drive across the Intracoastal, and Naval Station Mayport is to the north. Jacksonville International Airport is on the far Northside, so expect a longer drive to catch a flight than the map might suggest.
Storms, flood zones and insurance at the coast
Jacksonville Beach is a barrier-strip city between the ocean and the Intracoastal. Elevation and flood zone vary a lot from the dune line to the Intracoastal side.
- Look up the FEMA flood zone for each address. Oceanfront property may be in a VE zone, where wave action raises flood costs.
- Ask for both a homeowners quote and a flood quote before your inspection window closes. For condos, ask for the association's master policy, its hurricane deductible and how a deductible would be shared among owners.
- Order a wind mitigation report on houses. On older homes, credits may be limited, but you need to know before you price the policy.
- Florida hurricane deductibles apply once per calendar year and are usually 2%, 5% or 10% of dwelling coverage. At beach prices, that is real money.
Taxes and the first-year bill
Florida has no state income tax, which is often the reason buyers are moving in the first place. Property tax is the bill to plan for. In Jacksonville Beach many long-time owners have years of Save Our Homes protection, so their bills look low compared with what a new buyer will pay on a $600,000-plus purchase. Estimate taxes from your price. If it will be your permanent home, file for homestead: up to $51,411 off assessed value in 2026, and a 3% annual cap on assessment increases after that. A seasonal owner keeping a primary home elsewhere gets no homestead, only the 10% cap on non-school levies.
Pros, cons and what to compare
Pros: walkable access to the ocean, a city government sized for a small town, values that held up better than most of Duval County in 2025 to 2026, and the medical and job base of Jacksonville a short drive away.
Cons: prices more than double the mainland city, older and denser housing, summer crowds and traffic near the beach, and higher insurance and flood costs.
If the beach is the priority, compare Jacksonville Beach with Atlantic Beach and Neptune Beach on the same bedroom count. If budget is the priority, compare it with mainland neighborhoods east of the river, where a house costs a fraction of the price and the beach is a drive away. A shortlist across both is the fastest way to see which trade you'd rather make.
