Where Mandarin is
Mandarin is the southernmost part of Jacksonville on the east bank of the St. Johns River. The river forms its western edge and Julington Creek, with St. Johns County on the other side, marks its southern edge. San Jose Boulevard is the main commercial road running north to south, and I-295 crosses the northern part of the area.
Mandarin is one of the oldest settlements in the region. Harriet Beecher Stowe spent winters there in the 1800s, and the old village area along Mandarin Road still has large live oaks and older homes. Most of the area, though, is subdivisions built from the 1970s through the 2000s, with riverfront and creekfront homes along the edges.
The area works for buyers who split their time between Jacksonville and St. Johns County. The drive to downtown is longer than from the in-town neighborhoods, and San Jose Boulevard traffic is heavy at rush hour. Drive it at 8 a.m. before you commit to a long-term address here.
Zillow's Mandarin and the Mandarin people talk about
Zillow tracks Mandarin and a separate area called Mandarin Station - Losco, typical value $348,941. Many locals would call both of them Mandarin, and some real estate listings use the name for an even wider area. The boundaries in Zillow's data can differ from what a neighbor or a listing calls Mandarin.
The gap between the two figures, about $172,000, tells you a lot. The core Mandarin area includes river and creek frontage and larger lots. Mandarin Station - Losco has fewer of those features in its mix. The core area also grew faster over five years (26.0% against 17.8%), and only the core area is still rising, up 1.8% over the last year while Mandarin Station - Losco slipped 0.6%.

Prices against the rest of Jacksonville
At $521,211, Mandarin is above every suburban area in the Zillow neighborhood list I use for Jacksonville, including Golden Glades - The Woods at $467,208 and Beach Haven at $423,541. Among in-town neighborhoods, only Ortega ($673,145) is higher. Avondale is $421,736.
For comparison, a typical four-bedroom home citywide is $380,757 and a five-bedroom $555,051. Mandarin's typical home is closer to that upper range, which fits an area where many homes are larger family houses on bigger lots.
The 26.0% five-year gain is well ahead of the city's 15.6%. The past year was steadier at 1.8%, which still beats the city's small decline and suggests buyers keep paying up for this part of town. The area has held value through a period when Jacksonville's condo market and some Southside areas fell.
What the housing looks like and what to inspect
Most Mandarin homes are single-family houses from the 1970s to the 2000s. That era brings its own checklist.
- Roof age. Insurers will price heavily on it. Get the install year and the permit.
- Plumbing. Some homes from the late 1970s through the 1990s used polybutylene supply lines, which many insurers will not cover. Ask what the pipes are.
- Electrical panels. Certain older panel brands are a known insurance issue.
- Drainage and trees. Large oaks are part of the appeal, but roots, limbs over the roof and yard drainage need a look.
- Pools. Many homes have them. Check equipment, resurfacing age and the screen enclosure.
Many subdivisions have an HOA. Ask for the dues, what they cover, any pending assessments and the rules on fences, sheds and exterior changes. Check the tax bill for any special assessments too.
River and creek frontage
Waterfront homes on the St. Johns and Julington Creek are a large part of Mandarin's upper end. Before you buy one, check the bulkhead age and condition, the dock and lift permits, the water depth at the dock, and the elevation certificate. Hurricane Irma in 2017 pushed the St. Johns to record levels and flooded some riverfront and creekside homes in this part of the city.
Zillow doesn't separate waterfront in its index. A riverfront home will usually sell well above the $521,211 typical figure, and the right comparison is recent waterfront sales.
For any Mandarin address, look up the FEMA flood zone and get a flood quote during the inspection period. Lenders require coverage in A zones.
Property taxes
Mandarin is inside the city of Jacksonville, so it pays the consolidated city-county millage. Your bill will be based on the price you pay, because the assessed value resets on sale. A permanent resident can claim homestead, worth up to $51,411 off the assessed value in 2026, with future increases capped at 3% or CPI. If you are comparing Mandarin to a newer house across Julington Creek in St. Johns County, compare the full tax bill, since newer communities there may carry CDD assessments.
Who Mandarin fits
Mandarin fits buyers who want an established suburb with large lots, mature trees and access to the river, and those who want to be close to St. Johns County without paying for new construction. It is less suited to buyers who need a quick commute downtown or want walkable streets. If you are deciding between Mandarin and a newer subdivision farther south, a shortlist with tax bills and insurance quotes side by side shows the real monthly difference.
