Selling a House in Fort Myers
The lower price bands and condos are under the most pressure in Fort Myers, so preparation and terms carry more weight
The typical Fort Myers home is worth about $304,566 on Zillow's home value index, down 4.2% over the past year and up 6.7% over five years. Values peaked in September 2023 near $376,473 and are now about 19% lower, so sellers here are working in a market where buyers set much of the pace.

The 2026 picture: steeper declines than the rest of the region
Fort Myers posted one of the larger one-year declines among major Florida cities. Single-family homes are around $352,645, down 3.2% in a year and about 16% under their December 2023 high of $421,163. Condos are at $216,573, down 7.5% in a year and nearly 28% below their 2023 peak.
The city's housing is more mixed than its neighbor across the river. Census data shows 34.8% of homes in buildings of ten or more units and 36.1% single-family detached, with a median year built of 2001. Condo inventory is large enough that its weakness drags the citywide index down more than in Cape Coral, where houses dominate.
For pricing, the key fact is direction. In a market falling a few percent a year, a home priced to last spring's sales is already above market. Use closed sales from the last 60 to 90 days, and pending sales where your agent can see them.

Where prices are falling fastest
The neighborhood numbers show the lower end under the most pressure:
- Pine Manor, $167,024: -14.8% in a year.
- Cypress Lake, $183,062: -8.6%.
- Tice, $163,496: -8.0%.
- Villas, $202,468: -7.5%.
- Fort Myers Shores, $237,868: -7.0%.
- McGregor, $321,347: -5.7%.
Higher-priced areas held better. Town & River ($769,737) rose 6.2% in a year and 28.5% over five. Punta Rassa ($433,314) and Harlem Heights ($213,426) dipped less than 1%. Larger planned communities such as Three Oaks (-2.9%), Verandah (-3.3%) and Gateway (-3.4%) are close to the citywide house trend.
Why the low end hurts most: buyers under $250,000 are often first-time buyers using FHA or conventional loans with small down payments. Insurance premiums and condo dues hit their monthly budget hardest, so every dollar of carrying cost reduces what they can pay you.

Seller costs on a $305,000 sale in Fort Myers
| Sale price (typical home value) | $305,000 |
| Deed doc stamps ($0.70 per $100) | −$2,135 |
| Owner's title policy | −$1,600 |
| Settlement, lien search and recording (estimate) | −$1,200 |
| Before commission and mortgage payoff | $300,065 |
Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.
Tactics that work at the entry level
If your home sits in the lower third of the market, below roughly $185,816, or in the next band up, these moves widen your pool:
- Make insurance easy. A roof under about 15 years old, a wind mitigation report showing hip roof or straps and clips, and a passing 4-point can cut the buyer's premium meaningfully.
- Offer a credit instead of a cut. Closing-cost help or a rate buydown credit stretches further for a payment-limited buyer than the same reduction in price.
- Fix what an FHA appraiser will flag. Safety items, roof leaks and broken systems can stall a loan.
- Show the full monthly cost. List HOA dues, any CDD amount on the tax bill and the most recent insurance premium so buyers do not discover them late.
Condo sales after Ian and the new condo laws
Condo owners face the steepest decline and the most paperwork. Since 2022, Florida requires milestone inspections for condo buildings of three or more stories and structural integrity reserve studies, and associations cannot let owners waive the required reserves. Many Fort Myers associations raised dues or levied special assessments, some on top of Hurricane Ian repairs.
A buyer reviews the documents and can cancel within the statutory window, so a surprise in the budget ends deals late. Before you list, get the current budget, reserve study, milestone status, insurance summary and any assessment notices from the association, and read the last year of board minutes. The estoppel certificate is usually ordered at the seller's expense; the 2024 cap is $299 plus extra for rush service or a delinquent account.
Price your unit against recent sales in the same building or complex. A buyer comparing two units with different assessment histories will notice.
Price points by size
Typical values: one-bedroom $117,345, two-bedroom $214,882, three-bedroom $341,108, four-bedroom $503,575, five-bedroom and up $608,626. The upper third of the market begins near $522,029.
The three-to-four bedroom jump is about $162,000, much wider than in Cape Coral. A large share of the city's four-bedroom stock was built in the 2000s inside planned communities with amenities, while three-bedrooms span every era and condition. If your four-bedroom is in an older area without those amenities, expect buyers to compare it with three-bedroom prices more than with gated-community fours.
Nearby comparisons: North Fort Myers ($261,655) and Lehigh Acres ($278,006) are cheaper, Estero ($486,132) and Bonita Springs ($502,544) pricier. Those two cities set a ceiling buyers keep in mind when they look at Fort Myers homes in the upper third of the market.
Closing costs, disclosure and tax
Expect to pay deed doc stamps at $0.70 per $100, about $2,132 on a typical $304,566 sale, plus the owner's title policy that Lee County sellers customarily provide, subject to the contract. Property taxes are settled by proration at closing, since the year's bill arrives in November. Commission is negotiable, and after the August 2024 settlement, whether you pay a buyer's agent is your call.
Disclose known material defects that are not obvious, and complete Florida's flood disclosure (required since October 1, 2025) on known flood damage, claims and federal assistance. The federal exclusion of $250,000, or $500,000 for married couples filing jointly, covers gain on a primary home lived in for two of the last five years, and Florida has no state income tax. This isn't legal or tax advice; check with a CPA.
What buyers ask me
What is my house worth in Fort Myers?
Zillow's index puts the typical Fort Myers home at $304,566 and single-family homes at $352,645. Condition, insurance profile, community fees and recent nearby sales determine your actual value.
Why are home prices going down in Fort Myers?
Prices rose sharply through 2023, and since then insurance costs, condo law changes and more inventory have pushed values down. The index is about 19% below its September 2023 peak and down 4.2% in the last year.
Is it a bad time to sell a condo in Fort Myers?
It is harder than selling a house. Condos are down 7.5% in a year, and buyers scrutinize reserves and assessments. A complete document package and a price based on your own building's recent sales give you the best chance.
Should I sell my Fort Myers house to a cash buyer?
Cash buyers offer speed and fewer repairs in exchange for a lower price. It can fit a home with major damage or an urgent move. For a sound home, compare the cash offer with a realistic list price minus selling costs.
