Moving to Pompano Beach, FL

A beach city with condo prices below most of coastal Broward

Moving to Pompano Beach gets you an oceanfront Broward city at a lower entry price than its neighbors to the south: Zillow's home value index puts the typical home at about $350,137 and the typical condo at about $245,906. Most of the housing is older, with a citywide median build year of 1974, so the tradeoff for that price is age, association costs and insurance.

What Pompano Beach is like to live in

Pompano Beach sits on the Atlantic in northeast Broward County, between Fort Lauderdale to the south and Deerfield Beach to the north. The Intracoastal Waterway runs through its eastern side, with canals branching off it, and the Hillsboro Inlet at the north end gives boats ocean access. The city pier at the beach is a local landmark. West of the coast, the city crosses I-95 and Florida's Turnpike, with Atlantic Boulevard as the main east-west road.

About 114,147 people live in Pompano Beach, per Census data. The median age is 41.3, and 19.3% of residents are 65 or older. Seasonal homes make up 13.3% of the housing, far more than inland cities such as Pembroke Pines or Plantation. That means a busier winter, quieter summers in some condo buildings, and a mix of full-time and part-time neighbors.

Housing costs by size and type

The all-homes figure of about $350,137 is down 1.3% over the past year and up 21.6% over five. Condos fell faster, 4.5% in a year. Single-family houses, at about $445,858, slipped 0.8%.

By bedroom count, Zillow shows about $166,589 for a 1-bedroom, $295,957 for a 2-bedroom, $438,841 for a 3-bedroom, $577,833 for a 4-bedroom and $1,067,013 for five or more. The jump to five bedrooms reflects large waterfront homes near the coast. The lower third of the market tops out around $202,669 and the upper third starts near $652,221.

Compared with neighbors on the same index, Pompano at $350,137 is well below Fort Lauderdale ($509,743) and above Deerfield Beach ($271,903). Many buyers who want the coast but can't make Fort Lauderdale prices work end up comparing Pompano and Deerfield.

East or west of I-95 makes a big difference to what you get. Near the beach and the Intracoastal, budgets go mostly to condos and canal homes. West of the interstate, the same money more often buys a detached house with a yard, at the cost of a longer drive to the sand.

A city of condos and older buildings

Census figures show 49.6% of Pompano homes are in buildings of 10 or more units and only 29.0% are detached single-family houses. Mobile homes are 2.1%. With a median build year of 1974, a large share of the condo stock is 50 years old or more.

That puts many buildings in the middle of Florida's post-2022 condo cycle. Condo buildings of three or more habitable stories need milestone inspections, and Structural Integrity Reserve Studies must be funded; owners can no longer waive those reserves for budgets adopted on or after December 31, 2024. Where an association put off concrete, roof or plumbing work, owners are paying for it now through higher fees or special assessments. Some older buildings are cooperatives rather than condos, with different ownership, financing and approval rules.

Single-family houses are spread across the city, many from the 1950s through the 1970s, with canal-front homes near the Intracoastal.

Neighborhoods at different budgets

Zillow tracks close to 30 Pompano Beach neighborhoods. A few reference points:

Some low-priced areas posted strong five-year gains, such as Loch Lomond at 42.3% and Avondale at 37.5%, while condo-heavy Palm Aire rose only 8.0%. Zillow's boundaries may not match local names, so check the subdivision for each property.

Flood, wind and insurance near the coast

The closer you live to the ocean or the Intracoastal, the more flood and wind exposure you take on. Many coastal addresses fall in FEMA A zones, and some oceanfront areas in V zones; lenders require flood insurance there. Check the zone for each property, ask for an elevation certificate, and get flood and homeowner's quotes during your inspection period.

For houses, roof age, opening protection and a wind mitigation report drive the premium; older homes usually need a four-point inspection. Condo buyers should get the association's master policy, check its hurricane deductible, and ask what share of a storm loss could land on each unit as an assessment. Salt air also wears on balconies, railings, AC units and windows, which shows up in maintenance budgets.

Taxes, pros and cons, and common mistakes

Florida has no state income tax. Full-time residents who buy can claim homestead, worth up to $51,411 off assessed value in 2026, with future increases capped at 3% or inflation. Seasonal owners, including Canadians who are not permanent residents, get no homestead and a 10% cap on non-school levies, so compare tax estimates both ways if you are unsure how you will use the home.

The usual newcomer mistake is buying the cheapest unit in an older building without reading its reserve study and board minutes. A shortlist that compares buildings on assessments and insurance, before price, avoids most of that risk.
