Moving to Ocala, FL
What relocating buyers should know about Marion County's largest city
Ocala is a good fit for movers who want lower Florida prices, a year-round town and room to spread out: Zillow's home value index puts the typical Ocala home at $263,895, down 2.4% over the past year and up 20.2% over five years. The cost of that is distance from the beaches and the big airports, plus a few inland risks coastal buyers rarely think about.

A working city with a younger profile than most of Florida
Ocala has 66,584 residents inside city limits, a median age of 39.2, and 19.8% of people 65 or older, according to Census data. Only 2.1% of homes are seasonal. That makes it a full-time city with schools, jobs and traffic all year, unlike the snowbird towns where half the street empties out in May.
One detail trips up many newcomers: a large share of homes with an Ocala mailing address are outside the city, in unincorporated Marion County. That affects which government handles permits, whether you get city water and sewer or a well and septic system, and which tax rate applies. The Census figures on this page describe the city itself, so when you look at a listing, check whether it is in the city or the county.

Getting around Ocala and Marion County
I-75 runs north to south along the west side of the city, and US-27, US-441, US-301 and State Road 200 carry most local traffic. Florida's Turnpike begins at I-75 in Wildwood, south of Ocala, which is the usual route toward Orlando. Gainesville is to the north. Ocala's own airport serves private and general aviation, so most residents fly out of Gainesville, Orlando or Tampa.
The area's draw is open land and springs rather than beaches. Silver Springs State Park is on the east side of town, the Ocala National Forest lies farther east, and Marion County's horse farms and the World Equestrian Center shape much of the land to the north and west. The nearest Gulf coast is about an hour's drive west, depending on where you are going. If daily beach access matters to you, this is the wrong county.

What your budget buys, from condos to acreage
Single-family homes dominate: 51.7% of housing units are detached houses, 16.8% are in buildings with 10 or more units (mostly apartment complexes), and 4.6% are mobile homes. The median home was built in 1984.
Zillow values a typical single-family home at $266,339 and a condo at $120,270, less than half the house price. A two-bedroom is around $190,237, a three-bedroom around $256,703, a four-bedroom around $330,413, and a five-bedroom around $460,255. The lower third tops out near $191,785; the upper third starts near $391,373.
If you widen the search beyond the city, the farm towns cost more and the eastern and rural areas cost less. Weirsdale ($408,729) and Reddick ($390,601) sit well above Ocala because many homes come with acreage. Summerfield ($283,790) and Belleview ($251,707), south along US-441 and US-301, are close to the city's level. Silver Springs ($214,783) and Fort Mc Coy ($145,615), to the east, are the cheapest places in the brief, with older homes, larger rural lots and longer drives to shopping and hospitals. A lower price in those areas often means more driving and more maintenance, so weigh both before you decide.
Inland does not mean risk-free
Ocala is far from storm surge, but hurricanes still reach it with strong wind and heavy rain, and insurers price for that. Roof age and a wind mitigation inspection matter here as much as on the coast. Homes from the 1980s usually need a 4-point inspection for insurance. Get quotes during the inspection period.
Marion County sits on limestone, and sinkholes are a known issue in parts of the county. Florida homeowners policies must cover catastrophic ground cover collapse, while broader sinkhole coverage is optional and priced separately. Ask sellers about prior claims or repairs. Flooding also happens inland: low areas near lakes, rivers and springs can fall in FEMA flood zones, where lenders require flood insurance in A zones. Check the zone for each address.
Taxes and the costs newcomers underestimate
Florida has no state income tax. If Ocala is your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps future assessment increases at 3% or CPI. The assessment resets after you buy, so your bill may be higher than the seller's. Amendment 3 on the Nov 3, 2026 ballot could change some property tax rules.
The costs people underestimate here are not the purchase price. They are insurance, HOA and CDD fees in newer subdivisions, well and septic maintenance on county lots, and driving: almost everything in Marion County requires a car. Summers are long and humid. Before you buy, spend a week in July or August and drive your daily routes at rush hour.
Ocala pros and cons for a relocating buyer
- Pros: prices well below most coastal Florida cities, a year-round population, more land per dollar, access to I-75, and two major hospitals in town, AdventHealth Ocala and HCA Florida Ocala Hospital.
- Cons: no beach nearby, long drives to major airports, summer heat, sinkhole and wind exposure, and fast growth that has added traffic on the main roads.
The five-year gain of 20.2% shows how many buyers have already discovered Ocala, and the past year's 2.4% dip has given buyers more listings and more room to negotiate. Tell me your budget, how much land you want and whether you need city utilities, and I will put together a shortlist across the city and the surrounding county.
What buyers ask me
Is Ocala, FL a good place to live?
For buyers who want lower prices, a year-round community and more land, yes. The typical home is valued around $263,895 on Zillow. The trade-offs are no nearby beach, summer heat, long drives to major airports and inland risks like sinkholes.
How far is Ocala from the beach?
The nearest Gulf coast is roughly an hour's drive west, and the Atlantic beaches are farther. Ocala is an inland city, so plan on beach trips rather than beach living.
Are home prices dropping in Ocala?
Zillow's index shows a 2.4% decline over the past year after a 20.2% rise over five years. That means more inventory and negotiating room for buyers right now; it does not predict where prices go next.
What airport do Ocala residents use?
Ocala's airport is mainly for private and general aviation. Most residents fly from Gainesville, Orlando or Tampa, depending on routes and fares.
Do homes in Ocala have city water?
Homes inside city limits usually do. Many homes with an Ocala address are in unincorporated Marion County and may use a well and septic system, so check the utilities for each property.
