Naples vs Marco Island: Where to Buy
Same county, same retirees, very different price tags for a house
Marco Island is the more expensive of the two by a wide margin: Zillow's home value index puts the typical home at $848,911 there and $545,587 in the city of Naples, about 56% more. For detached houses the gap is much larger, $1,452,301 against $671,601, so the first question is which of the two you plan to buy.

Condo buyers see a gap, house buyers see a canyon
A typical Marco Island condo is $587,751, which is about $209,000 more than the $378,644 typical Naples condo. That is a real difference, but it is a condo-to-condo comparison a lot of buyers can still make work.
Houses are another matter. At $1,452,301, the typical Marco Island house costs about 2.2 times the typical Naples house. By bedroom count, a three-bedroom is $1,288,170 on Marco Island and $607,154 in Naples. A four-bedroom is $2,206,213 against $1,040,389.
Two-bedroom homes show the condo effect clearly. Marco Island's two-bedroom figure of $587,778 is almost exactly its condo value, while Naples sits at $355,543. Entry level is higher on the island too: the lower third of Marco Island tops out near $431,419, compared with about $312,336 in Naples.
Much of the house premium on Marco Island comes from water. A large share of its houses sit on canals with boat access to the Gulf, and the city was laid out around that canal grid. Zillow doesn't publish a separate waterfront index, so I can't split the number, but on the island a dry lot and a canal lot are priced as different products.
Recent prices: Marco houses firmer
Over five years Naples gained 20.6% and Marco Island gained 17.1%. The last twelve months split them. Naples is down 1.4% overall, with condos down 3.5% and houses down 0.9%. Marco Island is up 1.1% overall, with houses up 2.6% and condos down 1.7%.
So condos are soft in both places, and Marco Island houses held up better than anything else in this comparison. For a condo buyer, that means negotiating room in either city. For a house buyer on the island, expect fewer price cuts.

Two very similar populations
Census data shows these two places have almost the same people. Naples has 19,704 residents with a median age of 67.3 and 55.8% aged 65 and older. Marco Island has 16,205 residents, a median age of 67.9 and 59.3% aged 65 and older.
The seasonal share is where they differ. Nearly half of Marco Island's housing, 49.2%, is seasonal, against 40.8% in Naples. Off-season, the island is quiet. Restaurants trim hours, and many condo buildings have only a few full-time owners. Some buyers want exactly that. Others find the summer too empty.
Housing type is close too. About 52% of units in both cities are in buildings of 10 or more units. Marco Island has more detached houses (39.4% against 31.2%) and a slightly newer median build year, 1987 against 1983.
Island living: bridges, boats and the drive
Marco Island sits south of Naples, connected to the mainland by bridge on State Road 951. The drive to downtown Naples is roughly half an hour in normal traffic, longer in season. Southwest Florida International Airport is farther again, well north of Naples.
For boaters, the island's appeal is direct access to the Gulf and the Ten Thousand Islands to the south. Before you buy a canal home, check how far the house is from open water by boat, whether there are any bridges on the route and their clearance, the depth of the canal at low tide, and the age and condition of the seawall. A seawall replacement is a five- or six-figure item that should show up in your inspection, not after closing.
Naples has its own water and a downtown you can walk, with the pier, Fifth Avenue South and Third Street South. On Marco Island daily errands are on the island, but specialist doctors, major shopping and the airport mean trips to the mainland.
Storm exposure on a barrier island
Marco Island is a low-lying island on the Gulf. Hurricane Irma made landfall there in 2017, and Hurricane Ian brought surge to the area in 2022. Naples also took heavy surge from Ian. Neither city is a low-risk choice, and both need the same discipline.
- Look up the FEMA zone of the specific lot first. Coastal V zones carry stricter building rules and higher flood premiums than A zones.
- Ask for the elevation certificate and compare the floor height to the base flood elevation.
- For houses, ask for the roof age, a wind mitigation report and permits for any post-storm repairs.
- For condos, ask for the building's master insurance policy, the deductible and how a large hurricane deductible would be funded.
Get your own homeowners and flood quotes during the inspection period. On Marco Island a 2% or 5% hurricane deductible on a $1.4 million house is a large out-of-pocket number, so price it in.
Condo law applies to both
With half of units in large buildings in both cities, most condo buyers here will be in buildings subject to milestone inspections and structural integrity reserve studies. Older towers from the 1970s and 1980s have been raising reserves since owners lost the ability to waive them. Ask for the current SIRS, the milestone report, the budget and any special assessment already approved or under discussion. You have 7 days after receiving the association documents to cancel a resale contract, excluding weekends and legal holidays.
Who each place fits
Naples fits buyers who want walkable streets, shorter trips to doctors and the airport, and lower condo and house prices. It is the practical choice for year-round retirees.
Marco Island fits buyers who want a boat at the back door, a quieter island schedule and a seasonal home, and who have the budget for island house prices. If a canal home is the goal, a shortlist that maps each listing's route to the Gulf is the place to start.
