Where Naples Park is and what it looks like
Naples Park is in North Naples, in unincorporated Collier County, laid out as a grid of numbered avenues between US 41 and Vanderbilt Drive. Vanderbilt Beach is close enough for many residents to walk or bike. The original houses are small one-story concrete-block homes from the middle of the last century, on narrow lots. Over the past couple of decades, many of them have been torn down and replaced with two-story elevated homes, so a single street can have a 1960s cottage next to a new house worth several times as much.
Most of Naples Park has no gate and no master HOA, which is part of its appeal, though some newer pockets and townhome projects do have associations. Check the title for any recorded covenants, and ask the county about any deed restrictions on fences, boats or parking.
Why prices held up here
Naples Park's 1.9% gain over the past year stands out when the Naples typical home slipped 1.4% and the typical condo fell 3.5%. The neighborhood is almost entirely single-family, so it skipped the condo slowdown, and its location near the beach and the shops along US 41 keeps demand steady. The steady rebuilding also lifts the average: each new house that replaces a cottage pushes the typical value higher.
That means two buyers here are looking at different products. One wants an older house at a lower price to live in or renovate. The other wants a new, elevated house. Price them separately, and compare each one only with recent sales of the same kind of house on nearby streets.

Flood exposure and the rebuild question
Naples Park is low and close to the Gulf, and storm surge from Hurricane Ian in 2022 flooded many of its older homes. Elevation is the single biggest factor in what a house here will cost you over time. Ask for the elevation certificate, compare the lowest floor with the base flood elevation, and get a flood quote early.
For an older house, find out whether it has had flood damage and whether repairs were permitted. In a high-risk flood zone, if repairs or improvements exceed half of the building's value, Collier County requires the house to meet current flood standards. That can turn a planned renovation into a full rebuild. Many buyers of older Naples Park houses are really buying the lot, and they should price it that way.
What to check on a Naples Park house
- New construction: builder's warranty, permits and final inspections, elevation certificate, wind mitigation report and impact openings.
- Older house: four-point inspection for insurance, roof age, any flood claims, drywall and electrical replaced after Ian, and unpermitted additions.
- Lot: width and setbacks if you plan to rebuild, and drainage on the street during heavy summer rain.
- Neighbors: active construction next door means months of noise and trucks, so check permits on adjacent lots.
Getting around from Naples Park
Naples Park's location is its main selling point. US 41 runs along its east side with shopping, groceries and medical offices, and Vanderbilt Beach Road and Immokalee Road lead east to I-75. Southwest Florida International Airport in Fort Myers is reachable by heading north on US 41 or I-75, which is closer than from the southern parts of Naples. The streets themselves are narrow and residential, with many residents using bikes or golf carts to get to the beach. In season, expect the roads near the beach to back up on weekends, and plan beach trips early in the day.
Naples Park against nearby areas
Nearby Pelican Bay has a typical value of about $1,314,551, while Vineyards, inland past I-75, is about $671,584. Golden Gate is about $527,934. Pine Ridge, at about $1,145,013, has the stronger five-year trend at 33.5%. Naples Park sits in the middle of that spread, which reflects what it is: single-family houses near the beach on small lots, without a club, gates or a foundation.
Living there year-round or part-time
The City of Naples has a median age of 67.3 and 40.8% seasonal homes, according to Census data, but Naples Park is outside city limits and its streets tend to mix full-time households with seasonal owners. Without an HOA, there is no association to check on a house in the summer, so seasonal owners should line up a home watch service and storm plan. Vanderbilt Beach draws crowds in season, and parking near the beach fills early on winter weekends. Florida has no state income tax, and full-time residents can claim homestead, worth up to $51,411 off assessed value in 2026.
Who Naples Park suits
Naples Park suits buyers who want a house near the beach without HOA fees, families and full-time residents who want North Naples at a lower price than Pelican Bay, and buyers ready to build or buy new to current flood standards. It suits less well someone who wants a gated community, a quiet street with no construction, or a low-maintenance condo. If you tell me whether you want a finished new house or an older one to work with, I can line up the right lots and homes.
