Where Park Shore is and how it was built
Park Shore is inside the City of Naples, at the north end of the city's beachfront, with The Moorings and Coquina Sands to the south and Pelican Bay further north. It was developed starting in the 1960s. Along Gulf Shore Boulevard North, a row of high-rise and mid-rise condo buildings faces the beach. East of that, single-family homes sit on canals and on Venetian Bay, many of them with docks.
Venetian Village, a small cluster of shops and restaurants on Venetian Bay, is the neighborhood's commercial center. Boaters on the canals reach the Gulf through Doctors Pass. Downtown Naples and Fifth Avenue South are a short drive south.
One number, two very different markets
Zillow's $1,732,109 covers both the towers and the houses. Tower units range widely by floor, view, size and building age. Canal houses vary by water depth, frontage, seawall condition, lot elevation and whether the house is original or rebuilt. So the neighborhood figure is useful for comparing Park Shore with other areas, and much less useful for pricing a single home.
For context, the Naples-wide typical condo is $378,644 and the typical single-family house $671,601. Park Shore sits far above both, and its five-year growth of 16.0% has trailed the 20.6% for Naples overall, close to what you see in other condo-heavy coastal areas.

Buying in a Gulf Shore Boulevard tower
Many Park Shore towers are decades old, which puts them squarely under Florida's milestone inspection and reserve rules. Ask for the milestone inspection report, the Structural Integrity Reserve Study, the current budget and any special assessment in progress or under discussion. Concrete restoration, balcony work, roof replacement and elevator modernization are the big-ticket items that show up in these buildings.
Read the master insurance policy and its hurricane deductible. Then check the building's rules on pets, renovations and contractor hours, since they affect how you'll live there and how easily you can resell. You have seven days after receiving the association documents to cancel a resale contract, not counting weekends and legal holidays.
Buying a Park Shore canal house
- Seawall. Have a marine contractor inspect the cap and panels, and ask for the wall's age and any repair permits.
- Dock and lift. Confirm they were permitted, what boat size they support, and the water depth at low tide.
- Route to the Gulf. Run the trip to Doctors Pass by boat and note any bridges and no-wake zones.
- Elevation. Ask for the elevation certificate. Many original houses sit below today's base flood elevation, which raises flood premiums and limits renovation under the city's substantial improvement rule.
- Insurance. Get wind and flood quotes before your inspection period ends.
Monthly costs in a tower versus a canal house
The two sides of Park Shore carry very different fixed costs. In a tower, the condo fee covers the building's insurance, reserves, staff, elevators and common areas, so it can be large, but your own HO-6 policy is small. On a canal house, there is often no association fee or only a small one, but you carry the full wind and flood premium, the seawall, the dock and the pool. Before you compare a $1.5 million condo with a $1.5 million house, write out a year of costs for each: association fee, insurance, maintenance reserve, property tax after the reset, and any club or parking fees. The ranking often changes once everything is on one page. If the home will be your permanent residence, homestead takes up to $51,411 off assessed value in 2026; as a second home it gets no exemption.
Park Shore against its neighbors
On Zillow's list, Coquina Sands is higher at about $1,890,533 and rose 7.6% over the past year. The Moorings is lower at about $1,097,105, and Pelican Bay to the north is about $1,314,551. Park Shore's slight 0.3% dip over the past year puts it in line with the flat coastal market. In practice, buyers comparing Park Shore with Pelican Bay are choosing between public beach access in a city neighborhood with a village center and a private beach system run by a foundation.
Season, storms and day-to-day life
Park Shore follows the city's seasonal pattern. Census data shows 40.8% of City of Naples housing units are seasonal homes, and many Park Shore towers fill in winter and empty in summer. Venetian Village is busy in season and quiet in August. Storms are the other part of the picture: towers need generator plans for elevators and water pumps, and canal houses need a plan for surge. Ask what the building or the previous owner did before and after Hurricane Ian in 2022.
Who Park Shore suits
Park Shore suits buyers who want a beachfront condo with services, boaters who want a canal house with Gulf access inside city limits, and seasonal owners who like having shops and restaurants close by. It suits less well a buyer on a tight monthly budget, since condo fees and insurance in older towers can be high. If you tell me which side interests you, tower or canal, I can build a shortlist with the building reports or seawall details already gathered.
