Buying a House in Palm Beach Gardens
Single-family prices that kept rising, and a carrying cost shaped by gates, clubs and roof age
A typical single-family house in Palm Beach Gardens is worth about $790,250 on Zillow's home value index, up 4.7% over the past year, while the city's condos barely moved. Expect roughly $700,000 for a three-bedroom and about $1.15 million for a four-bedroom, with a lower third of the market near $377,000 that is mostly townhomes and villas. Whether it is a good place to buy depends less on the price than on the community you buy into, because HOA, club and insurance costs vary more here than in most Florida cities.

What a house costs in Palm Beach Gardens by bedroom count
Zillow's bedroom figures cover all home types, but from three bedrooms up they are mostly houses:
- 3 bedrooms: about $697,545
- 4 bedrooms: about $1,150,309
- 5 bedrooms and up: about $1,972,472
The jump from three to four bedrooms is about $453,000, which is unusually steep. In Palm Beach Gardens a four-bedroom is often a newer gated-community house or a house inside a club, while many three-bedrooms are older homes in non-gated subdivisions. The jump says as much about location and community type as it does about the extra room.
The upper third of the market starts around $1,580,691. That is where the private golf communities and estate lots sit. The city's all-homes index of $696,122 rose 35.5% over five years.

Gardens address vs Jupiter, Wellington and cheaper neighbors
Palm Beach Gardens is one of the most expensive places to buy a house in northern Palm Beach County, and the nearby alternatives frame the decision:
- Jupiter: about $704,524, essentially the same price level, closer to the inlet and beaches.
- Wellington: about $661,404, larger lots and an equestrian scene, further inland.
- Royal Palm Beach: about $488,691, about $207,000 less than the Gardens on the all-homes index.
- Riviera Beach: about $409,986, right next door to the south and east.
- West Palm Beach: about $404,711.
A buyer who wants to be near PGA Boulevard and finds Gardens prices too high often looks at the edges of neighboring towns. Be aware that many addresses outside the city limits use a Palm Beach Gardens mailing address. The Palm Beach County Property Appraiser record shows the actual municipality, which decides your tax rate and which local services you get.

Gated communities, clubs and the monthly number
Most Palm Beach Gardens houses sit inside a planned community with a homeowners association, and many are gated. In the club communities, membership costs come on top. For each house on your list, add up:
- HOA fee, plus any sub-association fee
- Club initiation or capital contribution due at closing, and annual dues and minimums if membership comes with the home
- CDD assessments in newer communities, which appear on the property tax bill
- Any special assessment approved or pending
Two houses at a similar list price in this city can end up far apart on yearly cost once the club and association lines are added. Ask for the HOA budget, recent board minutes and the resale certificate early, and check whether the association must approve the buyer, since that adds time to closing.
1990s houses: roof, openings and the 4-point
The median Palm Beach Gardens home was built in 1995 according to Census data, and 47.4% of all units are single-family detached. A house from the mid-1990s has usually had at least one roof replacement, and some are on their original tile with aging underlayment. For insurance, the roof's permit date matters more than how it looks.
- Wind mitigation report. Roof shape, roof-to-wall connections, and impact-rated windows and doors all earn premium credits. Get the report even on a newer house.
- 4-point inspection. Many insurers want one on older homes, covering roof, electrical, plumbing and HVAC.
- Permit history. Check that additions, pool enclosures and window upgrades were permitted.
- Plumbing and electrical. Ask about original supply lines and panel brands, which some carriers won't cover.
Flood zones, lakes and insurance quotes
Many Gardens communities are built around lakes and drainage canals, and the east side of the city touches the Intracoastal. Flood risk varies lot by lot. Look up the FEMA flood zone for the exact parcel, ask the seller for an elevation certificate if one exists, and get a flood quote even if the lender doesn't require it. A mortgage in an A or V zone comes with mandatory flood coverage. Get your homeowners quote during the inspection period, since roof age and wind mitigation features can move it a lot. Read the hurricane deductible line: it is a percentage of the dwelling limit (2%, 5% or 10% are typical), charged once per calendar year. Citizens Property Insurance, the state-backed carrier, is the fallback when private companies pass on a house.
Property taxes, homestead and closing costs
After you buy, the assessment resets to market value, so plan your tax bill on your purchase price. On a $790,250 house, a homestead exemption of up to $51,411 for a permanent Florida residence lowers the assessed value to about $738,839, and Save Our Homes then caps yearly increases at 3% or CPI. Second-home buyers get no exemption and a 10% yearly cap on non-school levies. Florida has no state income tax, which is a large part of the appeal for buyers relocating from high-tax states.
At closing, the buyer usually pays the mortgage doc stamps of $0.35 per $100 and the intangible tax of 0.2% of the loan, plus lender fees, title services and prepaid items. In Palm Beach County the seller usually pays the deed doc stamps of $0.70 per $100; who pays the owner's title policy is negotiable in the contract. This isn't legal or tax advice. Once you know your community type and monthly ceiling, I can build a shortlist of houses that fit both.
