Two towns under one name

Wildwood has an older core along U.S. 301 and a large newer side that has grown up with The Villages. Parts of the Villages expansion south of State Road 44 sit inside Wildwood city limits, which is a big reason the median year built is so recent. A Wildwood mailing address can mean a 1970s house on a large lot in town, a manufactured home in a 55+ park, a production-builder house in a newer subdivision, or a Villages home with full access to its amenities.

Those are different purchases with different fees, rules and neighbors. Before you compare listings, sort them by which of those four groups they belong to.

Who lives in Wildwood

Census data puts the population at 17,608 with a median age of 64.2, and 47.0% of residents are 65 or older. That is far younger than The Villages, where the median age is 74.1, and far older than most Florida towns. The mix reflects the split above: retirees in the Villages-built and 55+ sections, and working households in the older parts of town and the newer non-age-restricted subdivisions.

About 9.9% of homes are seasonal or occasional-use, so most neighbors are here year-round. Housing is 77.0% single-family detached, 9.2% mobile homes, and 8.1% of units are in buildings with 10 or more units.

What the price data says about timing

Zillow's index for Wildwood climbed from about $123,296 in early 2012 to a peak near $308,531 in mid-2024, and has since eased about 4% to $295,266. Single-family homes follow the same line at about $299,905. Buyers moving here now are arriving after the run-up, into a market where sellers have had to adjust.

The spread is wide. The lower third of homes sits under about $177,075, the upper third starts near $473,611. The low end is mostly older houses and manufactured homes; the high end is mostly newer Villages-built homes.

Older Wildwood versus the newer subdivisions

Homes in the older part of town near U.S. 301 tend to sit on bigger lots with no HOA, which appeals to buyers with trucks, boats or workshops. The trade-off is age: a house from the 1970s or 1980s needs a closer look at the roof, the electrical panel, plumbing and drainage. Ask the seller or the city whether the home is on central sewer or a septic system.

The newer subdivisions and Villages sections offer modern construction and predictable maintenance, with HOA rules, CDD assessments and smaller lots. Buyers coming from the Midwest or Canada often expect older homes to be the bargain. In Wildwood the gap is real at the bottom of the market, but a newer house with a modern roof can cost less to insure and maintain, which narrows the difference within a few years.

Getting around

Wildwood sits where Florida's Turnpike ends at Interstate 75, with U.S. 301 and State Road 44 running through town. That makes it one of the easier places in the area to drive out of: north toward Ocala and Gainesville on I-75, south toward Tampa, or southeast toward Orlando on the Turnpike. Orlando and Tampa airports are both more than an hour away, so frequent flyers should test the drive before buying.

Daily errands are by car outside The Villages. Inside it, golf carts are a normal way to get to shopping and town centers.

Storms, flood zones and insurance inland

Being an hour from either coast helps with storm surge, but central Florida still gets hurricane winds and heavy rain. Insurance on a 2017 home with a modern roof is usually far easier than on a 1980s house in the older part of town, and manufactured homes have their own insurance market and requirements.

Taxes after the move

Florida has no state income tax, which matters most to retirees moving from high-tax states with pension or investment income. Property tax is where Florida collects instead. Once Wildwood is your permanent home, file for homestead with the Sumter County Property Appraiser: up to $51,411 off assessed value in 2026, and assessment increases capped at 3% or CPI afterward. Keep in mind that the tax bill resets to market value when you buy, and homes in community development districts carry assessments on top of the regular tax.

What newcomers get wrong about Wildwood

Pros: newer housing, lower prices than The Villages, good highway access, no state income tax. Cons: few walkable areas, long drives to major airports and beaches, and a market where the cheapest listings often come with land-lease or older-home trade-offs. A short list sorted by those four housing groups usually settles the decision within one trip.

How much does a house cost in Wildwood, FL?

Zillow's index puts the typical home at about $295,266 and a 3-bedroom at about $300,613.

Both are reached by highway, the Turnpike toward Orlando and I-75 toward Tampa, and both trips run over an hour depending on traffic and where in each city you are going.
