55+ Communities in Wildwood
Three kinds of 55+ living, with very different price tags
Wildwood has two main kinds of 55+ housing: newer sections of The Villages inside city limits, and older manufactured-home communities, and a typical 2-bedroom home in town is valued at about $186,083 on Zillow's home value index. Census data shows 47.0% of Wildwood residents are 65 or older, with a median age of 64.2, so age-restricted living is a large part of the local market.

What makes a community legally 55+
Under the federal Housing for Older Persons Act, a community can restrict ages if at least 80% of occupied units have at least one resident 55 or older, and it publishes and follows policies showing that intent. The other 20% gives some room, which is how a younger spouse or a caregiver can live there. Each community writes its own rules on top of that, including how long younger guests can stay.
- Ask for the age verification policy and the guest rules in writing.
- Ask whether the community is 55+ or 62+, since a few use the stricter standard.

Villages sections inside Wildwood
Part of The Villages' expansion south of State Road 44 lies within Wildwood. These are site-built homes, mostly recent, with access to the community's recreation centers, golf, and town centers such as Brownwood Paddock Square. The cost structure is a home price plus a bond for district infrastructure, a maintenance assessment and a monthly amenity fee.
These homes sit at the upper end of Wildwood's market. Zillow puts the upper third of local homes above about $473,611, and much of that tier is Villages-built. For comparison, the typical home in The Villages overall is about $392,424.

Manufactured-home communities: owned lot or land lease
Mobile and manufactured homes make up 9.2% of Wildwood's housing, and many of them are in 55+ communities. One example is Continental Country Club, a gated 55+ manufactured-home community on State Road 44 near The Villages, where residents own the home and the lot and pay an HOA fee that covers community services and amenities including a golf course.
The first question for any manufactured home is the land:
- Owned lot: you buy the home and the land. If the home is titled as real property, conventional or FHA financing may be possible, and homestead can apply to both.
- Land lease: you own the home and pay monthly lot rent to the park owner. Financing is usually a personal-property loan, lot rent can rise, and resale depends on buyers accepting those terms.
Ask for the HOA or lot-rent history for the past several years, the rules on increases, and what the fee includes.
Inspecting and insuring a manufactured home
Year of manufacture matters. Homes built after the 1994 federal wind standards were updated are rated for higher wind zones than older ones, and insurers often price older units very differently. Check the data plate, the tie-down system, roof-over or roof replacement history, and any additions such as Florida rooms or carports, which need permits.
- Get an insurance quote before you sign. Some carriers will not write older units.
- Ask whether the community requires specific skirting, anchoring or roof standards.
- Check the FEMA flood zone of the lot.
Questions to ask on a Wildwood 55+ tour
- How many homes are for sale now, and how long they have been listed.
- Whether the HOA or park has any pending special assessment for roads, the clubhouse or drainage.
- Who controls the community: a resident board or a park owner.
- What the monthly fee covers, such as lawn care, trash, cable, water and amenities.
- How the community handled the last hurricane season, including tree cleanup and repairs.
- Whether the community must approve a buyer when you sell, and how long that takes.
In resident-owned communities, an active board and healthy reserves are good signs. In land-lease parks, read the prospectus Florida law requires the park owner to provide, which explains how lot rent can be raised. About 8.1% of Wildwood's housing units are in buildings with 10 or more units; if you consider an age-restricted condo, Florida's condo inspection and reserve rules apply there too.
Prices and fixed-income budgeting
Wildwood's Zillow index is about $295,266 for all homes, with a 2-bedroom at about $186,083 and a 3-bedroom at about $300,613. The lower third of the market sits below about $177,075, which is where most manufactured homes on owned lots fall. Prices are down 0.9% over the year after a 20.3% rise over five years.
On a fixed income, the recurring costs matter more than the purchase price. A low-priced home with rising lot rent can cost more over ten years than a higher-priced home on an owned lot with a stable HOA. When I compare options for a retiree, I put price, monthly fees, insurance and property tax into one ten-year number for each.
Homestead for retirees moving to Wildwood
Once Wildwood is your permanent residence, apply for homestead with the Sumter County Property Appraiser. It takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly increases at 3% or CPI. Florida also offers additional exemptions some seniors qualify for, depending on income and county rules, so ask the appraiser's office. Seasonal residents who keep a home elsewhere do not qualify; about 9.9% of Wildwood homes are held for seasonal use. Amendment 3, which Florida voters decide on November 3, 2026, would alter some of these exemptions if it reaches 60%. This isn't legal or tax advice. A shortlist split between owned-lot, land-lease and Villages homes is the clearest way to compare them.
Wildwood: questions and answers
What 55+ communities are in Wildwood, FL?
Newer sections of The Villages lie within Wildwood, and the town also has manufactured-home 55+ communities such as Continental Country Club. Availability changes, so check current listings in each.
Are 55+ homes in Wildwood cheaper than in The Villages?
Usually. Wildwood's typical home is about $295,266 on Zillow's index versus about $392,424 in The Villages, and manufactured homes in 55+ parks often sell well below either figure.
What is the difference between land lease and owned lot?
With an owned lot you buy the land and the home. With a land lease you own only the home and pay monthly lot rent, which can rise and affects financing and resale.
Can my younger spouse live with me in a Wildwood 55+ community?
